3 U- Values Building Regulations / Standards set the levels of thermal insulation required when carrying out building work, either for new build or refurbishment projects. These are expressed as a U-value which needs to be achieved. The required U-value will depend on the location of the project (England, Scotland, Wales), type of building (domestic, non-domestic) and the application (floor, wall, roof). The tables below show the suggested U-Values in England. Note the distinction between the Domestic and Non-Domestic columns. Where an extension is built with a glazed area above 25% of the floor area, the build values should comply with the new build requirements. What is a U-Value? It s simple - a U-Value measures the heat loss value through an element and is expressed in W/m 2 k. The lower the U-Value, the lower the heat loss through the element. Recommended U-Values - England NEW BUILD DOMESTIC EXISTING BUILDINGS NEW BUILD NON-DOMESTIC EXISTING BUILDINGS New Build : SAP Standard Assessment Procedure (or SAP) is the only official, Government approved system for assessing a new build s energy rating. Energy use Part of the Building Regulations since 1995, a SAP calculation is a legal requirement for all newly built dwellings within the UK and lies under Part L of the building regulations. The SAP calculation assesses and compares how much energy a dwelling will consume along with A fuel-cost-based energy efficiency rating (the SAP rating) CO 2 Emissions the environmental impact i.e, fuel costs and emissions of carbon dioxide (CO 2 ). It is required in order to produce a Predicted Energy Assessment (PEA) and an On Construction Energy Performance Certificate (EPC) both of which should be submitted for any new dwellings before any construction begins. Insulation forms part of SAP, success is when we combine it with MKM s wider product offering Why do I have to be compliant? Without a compliant SAP calculation building control will not sign off the development and the property cannot be legally completed for sale or rental. Do I have to do anything different? No, this is the beautiful thing - we advise you stick to traditional masonry construction methods. Two methods exist to show compliance with Part L1a of the Building Regulations 2014, both require SAP calculations, however... This method is not the most cost effective option and doesn t need to be followed to remain compliant with building regulations. Route 2 Work with MKM & our SAP partner who together have a high level of knowledge and understanding of products and SAP calculations, applying less time-consuming and more cost-effective compliant solutions with a smaller footprint for any build! Why does Route 2 work? It s all about achieving a fabric energy efficiency standard (FEES) - the proposed maximum space heating and cooling energy demand for zero carbon homes Route 2 works because through working with our SAP partner Plasmor the FEES for a 3 bed, semi-detached dwelling scores less than 46, achieving Compliance is achieved through good awareness of thermal bridging, thermal mass and the benefits of simple heating systems. Other products including boilers, blocks and lintels are also included in the calculation.
