These unique buildings are designed to make use of the maximum amount of available space by eliminating the need for a roof overhang. This clever design, enables buildings to be positioned close to boundaries or other structures. Durable Larchwood exterior cladding with aluminium roof trim and a unique internal guttering system to preserve the sleek roof line. EPDM rubber roof covering. High performance roof, floor and wall insulation for all year round comfort. Solid wood doors and windows, high quality double glazing, multipoint locking, factory painted from a wide choice of colours. Tongue and groove internal walls or plasterboard finish (unpainted). 5 Important Information 05 1 Planning At 2.5m tall our Linea garden rooms do not normally require planning permission. If you are unsure of your individual circumstances, we recommend you contact your local planning office. 2 Foundations Buildings require a flat, solid and stable base constructed from concrete, paving slabs or a Garden Affairs deck base. A deck base may take a building height over 2.5m high. 3 Sizes We can produce any size room up to a maximum width of 5m and a maximum depth of 4m. With walls at just 120mm thick, the buildings maximise internal space. Internal roof height from floor to ceiling is 2.1m 4 Insulation and heating High specification insulation is offered as standard in the roof, floor and walls. Wall insulation: High performance multi-foil breathable insulation Roof insulation: 80mm double foil-backed polyurethane insulation Floor insulation: 40mm double foil-backed polyurethane insulation 5 Heating As a result of the excellent insulation, the buildings are very economical to heat in winter, and are cool in summer. We recommend a wall mounted, panel convection heater with thermostat and timer control from our electrical package. 6 Roofs and rainwater Roofs are finished with a black Firestone EPDM rubber roof membrane, with a slimline aluminium trim around the perimeter. Guttering is built in to the internal walls to preserve the clean lines of the building and an outlet drains naturally out at base level.

I sat in the warm and watched the snow we had in winter and now with all doors open I am watching the flowers and birds of summer. This is my second Garden Affairs structure and as before you were professional and attentive. I would (and do!) recommend you to everyone.

9 Electrical packages 09 When we are installing your building we offer two options 1 2 Option 1 First fix electrical wiring Wiring is installed in the roof for lighting, and in the cavity walls for heating and power sockets. Your building is then ready for a qualified electrician to supply and install a consumer unit, appliances and connect to the mains. Option2 Full electrical package We will take care of the whole electrical installation (minus the connection to the mains see below). This service is carried out by a Garden Affairs appointed qualified electrician and you can choose the elements you would like from the following including: Wiring Sockets Outdoor sockets Convection heaters Ceiling or wall lights Light switches Bulkhead outdoor lights Fluorescent lights Data cabling Fuse board Connection to the mains The cost of connection from the garden building to the house is quoted and paid directly to the Electrician during installation.

11 How to order 11 1 Visit our display centre Come and see the quality of our Linea range for yourself. Bringing along pictures and dimensions of your garden is very useful. We will discuss how you want to use the building and produce a design with a fully itemised quotation. 2 Order We request a 25% deposit with the balance on completion. Delivery is approximately 8 weeks from order. 3 Installation Our Installation Team aim to make your project hassle free.
