3 HEN & CHICKENS, 143 DEANSGATE, BOLTON, BL1 1EX 1.0 PREAMBLE 1.1 Instructions This schedule of condition has been prepared on the instructions of landlord, in relation to an intended ongoing lease of the demised commercial premises at Hen & Chickens, 143 Deansgate, Bolton, BL1 1EX, and is intended to satisfy a limitation to the lessees repair covenant as per draft lease contained within Appendix C. The property was inspected on 1 June The pub was trading on the date of the survey, and included all fixtures and fittings from the current tenant. The weather at the time of our inspection was sunny. 1.2 Scope & Areas Not Accessible The scope of work includes a visual inspection of the internal and external building fabric for the premises located at Hen & Chickens, 143 Deansgate, Bolton, BL1 1EX. The extent of area inspected can be best defined as ground floor pub, basement cellar and first floors managers flat. Where areas or parts of the building fall outside of this limit they have not been inspected. 1.3 Property Description The property can be best described as traditional facing brick solid masonry construction, with decorated decorative main entrance, under a duo pitched natural slate roof covering Limitations This schedule has been prepared in accordance with the conditions of engagement outlined in a letter from Punch Taverns to McBains Cooper. The site and premises are in full occupation, and are fully furnished, and all floors are concealed with floor coverings or carpeting. The inspection is based on a visual examination of readily accessible surfaces, without the use of ladders. No audits or investigations have been instigated to determine whether high aluminous cement, calcium chloride additives, fibrous asbestos, any other deleterious material, or permanent wood wool shuttering has been used in the construction of the premises. Where dimensional information is provided in this schedule, it is of an approximate nature only. It is not within the current scope to provide any cost information for the repair of any defects referred to in the schedule, not to comment upon dilapidations liability. We have not been instructed to report on the condition of the existing mechanical, electrical, instrumentation, process, control and automation services. No tests of these installations have been carried out. No specific surveys, or audits, have been undertaken in relation to any matters which might relate to the lessees statutory covenants, such as the Control of Asbestos Regulations, or the Disability Discrimination Act, not have any fire risk assessments been undertaken, and it is advised that the lessor, and lessee, establish any liabilities for all such matters prior to the commencement of the tenancy. Unless otherwise stated it is assumed that all necessary planning, building regulation, and other consents, approvals and permissions have been obtained for the construction and current use of the premises, and that there are no outstanding enforcement or other notices, and no investigations have been made to establish any non-compliance with planning, building regulations, or matters relating to the Offices, Shops and Railway Premises Act, the Fire Regulatory (Safety Reform) Order, the Defective Premises Act, or Health & Safety Legislation. Ceramic tiles noted to the hearth. 2.7 Doors and Frames Three sets of original timber doors provide access the pub from the corridor, and the kitchen. The ceilings remain in fair condition but the paper is dated and has de-bonded at the joints in areas. The lights remained functional but dated and stained. The lighting remains in good condition and was functional at the time of our inspection. The wallpaper is coming loose in areas and is worn and dated throughout. The timber cladding is in fair condition. The basins. The overall Walls/Partitions condition is fair but with staining noted to the surfaces and the grout; the tiled finish is dated. Isolated damage was noted to a number of tiles. 5.3 Internal Solid / plaster walls. The walls are in fair condition. The plaster finish is in poor condition with various cracks noted throughout together with poor decoration. Staining and blistering noted to the ceiling, caused by water ingress to the roof. The lighting was functional but stained. The ceramic tiles are in a poor condition with staining noted throughout to the surfaces and the grout, together with isolated cracked and damaged tiles. The walls are in fair condition. The decoration is in a worn condition. 6.3 Internal Solid / plaster walls. Walls/Partitions 6.4 Floor Finishes Solid slab with a vinyl sheet covering. The vinyl covering is in fair condition. There was evidence of patch repairs. We noted the vinyl is heavily begrimed beneath the kitchen equipment. 6.5 Doors and Frames 2nr timber doors and frames. The doors remain in fair condition. However the decoration to the doors and frames is in worn condition. 6.6 Kitchen Fittings Stainless steel kitchen equipment including fitted The fitted kitchen equipment is fair. The roof was inspected from ground level therefore a full inspection of the roof covering was not possible Lean-to Roof (Rear Elevation) 16.3 Flat Roofs (Rear Elevation) The kitchen store is covered by a lean-to roof with tiled coverings. The roof was inspected from ground level therefore a full inspection of the roof covering was not possible. The rear flat roofs are of single storey in nature and appear to be timber deck flat roofs with mineral felt coverings. Part of the low level flat roof has been coated with a polyurethane liquid membrane. To areas visible (front and rear pitches) the coverings are in poor condition with numerous slipped / missing tiles noted. We noted numerous lead tingles had been installed to support the tiles. We noted slates which had slipped and fallen into the gutters. From ground level inspection the coverings appeared to be unevenly spread in areas. Delaminated mortar joints were noted to the ridge tiles. To areas visible the coverings are in fair condition with numerous slipped / missing tiles noted. To the rear pitch we noted numerous lead tingles had been installed to support the tiles. We noted slates which had slipped and fallen onto the rear pathway. From ground level inspection the coverings appeared to be unevenly spread in areas and the ridges were out of line. Water ingress noted to both flat roofs, which has resulted in staining, blistering and water damage to the internal areas Fascias / Soffits Timber fascias provided throughout. The electrical supply appeared to be in fair condition and remained functional at the time of our inspection however no testing was carried out Gas Incoming gas supply and meter noted within the main building. The gas main and meter appeared to be in fair condition however no testing was carried out at the time of our inspection Water Water supply appears to be direct without the use of storage tanks. Incoming water main and meter noted to be external Fire Alarm Fire alarm system noted throughout comprising of break glass points, smoke detectors and sounders. Running water was available at the time of our inspection and the main and meter appeared in fair condition visually but no testing was carried out. Fire alarm system appeared to be in fair condition but no testing was carried out at the time of our inspection Security Alarm Panel located within the kitchen. Security alarm system appeared to be in fair condition but no testing was carried out at the time of our inspection Emergency Lighting Emergency lighting noted throughout. Emergency lighting is in good condition and appeared functional at the time of our inspection ,114, Heating Gas fired boiler noted within the Boiler Room to the first floor. Heating throughout demise is provided via wall / floor mounted radiators Refrigeration No refrigeration units noted during the inspection. Both boilers appeared to be in fair condition visually but no testing was carried out at the time of our inspection nor were maintenance records available to review.
