1 DESIGN GUIDELINES Mandatory Criteria and Design Recommendations encourage sustainable, high quality home design. mandatory criteria (in bold) need to be complied with in order for LandCorp to endorse the plans. Design Recommendations (not in bold) are suggested as a means of achieving best practice in sustainable design. APPLICABLE Wall Finishes Elevations facing streets/public spaces shall feature a minimum of 10% of elevational area of sheet cladding such as corrugated metal, weatherboard, fibre cement, face ply etc Roof Forms Conventional pitched roofs shall have a minimum pitch of 25 and a maximum pitch of 42. Eaveless roof styles are not permitted. Minimum roof overhangs are: Eaves 550mm (except at nil side setbacks, where limited by side setbacks, or at non habitable areas such as garages, stores, robes, fireplaces, verandahs and entry porticos). Gables: 250 mm Skillion, curved or other roof alternatives to traditional hipped or gabled roofs are encouraged to provide variety within the streetscape Roof Materials Roof materials should be of low visual impact with finishes selected from zincalume or colorbond (or equivalent): Windspray, Sandbank, Shale Grey, Ironstone, Classic Cream, Pale Eucalypt, Surfmist, Woodland Grey, Dune, Paperbark, Bushland, Jasper.

2 4.2.1 Orientation Solar Access and Natural Ventilation Adequate cross ventilation shall be provided. Provide a breeze path diagram. A principal internal living area shall be orientated northwards to receive winter solar access. Ventilation to roof spaces in the form of vented/louvered gables, E vents, whirlybirds etc is recommended. Ceilings should be insulated to prevent the loss of warm air in winter into the roof space. Minimise the extent of unprotected east or west facing glazing. 4.3 Fences and Retaining Walls Aslett Drive: Where front retaining walls have been provided to lots facing the golf course, the wall is not permitted to be modified and additional fencing over the retaining wall is not permitted. Front fencing shall be low or visually permeable as per the R Codes. Secondary street fencing shall be low or visually permeable for the first 20% of the side street boundary from the truncation. Dividing and laneway fencing shall have an equal construction/ finish on both sides of the fence. (Post and rail to one side is not permitted). Materials Not Permitted For Primary/ Secondary Street Fencing: corrugated fibre cement, brushwood, timberlap or profiled sheet metal. Permitted Fencing. Side & Rear: capped colorbond (or equivalent) metal, masonry. Front & Secondary Streets: timber palisades, masonry piers with timber palisade or visually permeable steel/ aluminium infills. Laneway fencing is recommended to contain a component of permeability. The preferred low front fencing is timber palistrades in keeping with Kalgoorlie Boulder s historical precedent.

3 4.4.1 Outdoor Living Except where varied by DAP each home must have a minimum area of outdoor living area as per the R Codes with direct access from a main internal living area. Up to two thirds of the minimum outdoor living area may be roofed to provide shade. Outdoor living areas should be planned to receive protection from strong prevailing winds and should be accessible to winter solar penetration. For lots facing the golf course along Aslett Drive the opportunity exists for first floor alfresco areas to take advantage of views Shading Higher pitched roofs at 25 or higher with large eaves overhangs, and verandahs creating shade and contributing to the promoted streetscape are encouraged CEILINGS & verandahs The use of verandahs to reflect Kalgoorlie- Boulder s built form historical precedent is encouraged Materials The use of lightweight wall materials such as reverse brick veneer is encouraged. Lighter coloured roof and wall materials are recommended. External masonry walls should be well shaded in summer. The use of louvre windows for ease of cross ventilation is encouraged Thermal Efficiency The energy management requirements of the BCA are to be satisfied. A gas boosted solar heat pump or gas instaneous hot water system with a min energy rating of 5 stars shall be installed Water Management Homes shall be designed to minimise water use. Toilet cisterns shall be a min of 4 star WELS rated 4.5/3 litre dual flush. Showerheads shall be a min 3 star WELS rating. Taps shall be a min 4 star WELS rating. Consider the use of rainwater tanks for the flushing of toilets, clothes washing, showering and bathing. Consider the use of grey water recycling systems for use on garden areas.

4 4.4.7 Building Appearance & Streetscape Building elevations are to be articulated to provide interest. Provide visual interest through the use of: combination of materials and finishes. colour and texture on walls. design elements such as awnings, balconies, glazing etc. Front entries are to be clearly identifiable from the street. On corner lots the secondary street elevation is to feature articulation and detail as for a primary street elevation. The extent of articulation and detail shall return around the secondary street elevation for a min of 6m. Where a corner lot is developed for 2 houses, one house, shall face each street frontage Vehicular Access & Garages For lots served by a rear laneway vehicular access is required to be off the laneway. For garages located so that parking is parallel to the street, the min front garage setback shall be 2m provided the street elevation is articulated through the use of a major opening. Where applicable, the garage has been located in the place mandated on the Detailed Area Plan Store Rooms & Outbuildings Each home shall be provided with a store with a minimum area of 4m² under the main or garage roof and accessible from either outside the house or within the garage area. Outbuildings shall be constructed of the same or complementary materials to those used on the dwelling or shall otherwise be screened to be not visible from a street. For laneway lots the letter box shall be located on the primary street frontage. CITY OF KALGOORLIE BOULDER REQUIREMENT Connection to the lot s estate stormwater connection point has been shown on the plans.
