Roofing Basics 1 ARCA s History, Mission, Role, & Services 2 Commercial Roofing Roof Maintenance 4 ARCA s Warranty Program 5 When is it time to replace my Roof? 6 Things to consider when re-roofing recreational facilities 7 Roof Mounted Photovoltaic (PV) Systems 2

ARCA s History Alberta Roofing Contractors Association (ARCA) was established in Merger between the Master Bonded Roofers Association of Edmonton and the Calgary Built-up Roofing Association. Development of Roofing Application Standards. Workmanship Warranties offered since 1967 to support the roofing application standards. 3

ARCA s Mission To serve the Alberta roofing industry by providing leadership through the development and promotion of standards, education and professional delivery of roofing services. 4

ARCA s Role in the Industry Government advocacy (OH&S, WCB, PAC) Supports the Alberta Roofing Apprenticeship Program Liaise with other industry related groups and organizations: Alberta Infrastructure Alberta Construction Associations Alberta Construction Safety Associations Provincial and National Roofing Associations School Boards / Municipalities Architects / Engineers / Specifiers / Consultants AARFP, AAA, CSC, ABEC, BOMA, BOA, CRRA, ARLA 5

ARCA s Services Roofing application standards manual. Evaluation and monitoring of roofing material performance in the Alberta environment. Roofing education programs: For member contractors staff and roofers. For building owners, Architects, consultants. ARCA independent accepted roofing inspector program. Safety training for roofers. First Aid, Torch Safety, Fire Extinguisher Training, Fall Protection, Leadership for Safety Excellence. 6

Roofing Application Standards Manual The standards manual is divided into Parts Divisions Sections Part 2 Low-slope Roofing Division 1 Asphalt and Felt Membranes (a.k.a. BUR) Division 2 SBS Modified Bitumen Membranes Division 3 EPDM Membranes Division 4 Thermoplastic Membranes (TPO, PVC) 7

ARCA Roofing Contractor Members 31 ARCA Contractors in Alberta: Current members are independently audited. Directory of ARCA contractors on our website. New applicants are peer reviewed and evaluated. 9

ARCA Accepted Roofing Inspectors At arms-length from the business operations of the ARCA, ARCA Contractors, and manufacturers. Building owner or their agent selects and retains the services of the accepted roofing inspector. ARCA warranty program requires third-party quality assurance during all phases of roof construction. 10

Roofing System Types Low-Slope Roofing Slopes less than 2 to 12 Conventional Design membrane on the top of the assembly insulation below the membrane Protected Membrane Design (Inverted Roof) membrane on the bottom of the assembly insulation above the membrane Un-Insulated Design Sheds, storage areas, non-heated buildings Vegetated Roof Systems 11

Low Slope Roofing Components 12

Low Slope Roofing Membranes 1 BUR (Built up Roof) - Tar and Gravel 4 ply s of felt mopped with asphalt, ballasted with rock Advantages: high traffic, long lasting 2 SBS (Modified Bitumen Membrane) 2 sheets of modified bitumen torched together, granular cap sheet Advantages: puncture resistance, variable application temperatures 3 EPDM (Thermoset Membranes) Single ply of black synthetic rubber Advantages: large rolls, quick install, most economical 4 TP (Thermoplastic Membranes) Single ply of vinyl or PVC Advantages: large rolls, quick install, heat welded seams, reflective 13

Roofing System Types Steep-Slope Roofing Slopes 4 to 12 and greater Commercial and residential Insulated below the roof deck Requires ventilation 14

Steep Slope Roofing Components 15

Steep Slope Roof Coverings 1 Asphalt Shingles Advantages: economical, ease of installation 2 Slate Tiles Advantages: durability, fire proof, environmentally friendly 3 Cedar Shakes and Shingles Advantages: natural appearance, recyclable, biodegradable 4 Architectural Standing Seam Metal Advantages: durability, shed snow, keep building cooler 16

Owner Roof Maintenance Visual inspections are recommended twice annually in the spring and fall and after any severe weather event. Preventative Maintenance Items Repair waterproofing fillers, caulking, mastics Clean debris from around drains Remove granules, leaves, weeds Maintain walkways, evenly distribute gravel Record keeping is equally important Roof inspections, repair record, roof access log

Owner Roof Maintenance Not all materials and sealants are compatible with each other. Make sure you have the right material for the job. There should not be a lot of sealants on your roof. Gum cups 2-Part Pourable Sealant Drains - Mastics Metal Flashing should not have sealants EPDM not compatible with asphalt TPO & PVC not compatible with each other Limited exposed fasteners (never on vertical surfaces) Contact an ARCA contractor or manufacture for help.

ARCA Warranty ARCA Warranty Certificate Program 5, 10 & 15 Year Terms Workmanship warranty against roofing system leaks. Only available from ARCA Contractors. Issued and backed by the ARCA for over 50 years. Transferable / No deductible / Not pro-rated 2 nd year anniversary inspection / Locally based claim procedure Covers all system components / No hidden exclusions 19

ARCA Warranty Warranty Item ARCA Manufacture Maintenance Bond Term (years) 5 / 10 / 15 5 / 10 / Workmanship NOT Pro-rated Easy to Claim Local Claims Procedure 3 rd Party Inspections 2 nd Anniversary Inspection Entire Roof Assembly 20

Roof Replacement The Average Life Expectancy of a Roof in Alberta is 18 Years. Depends on many factors: Type of roof assembly membrane type / protected vs unprotected Climate and weather cycles Roof traffic Number of major weather events Roof maintenance 21

Built-Up Roofs Signs to look for: Alligator cracking You can see the roofing felts Excessive tar bleed out Excessive ponding Cracks or holes Leaks inside the building 22

SBS Roofs Signs to look for: Degranulation Laps are coming apart Ridges and wrinkles Excessive ponding Cracks or holes Leaks inside the building 23

Single Ply Membranes Signs to look for: Billowing or Tenting Laps are coming apart Ridges and wrinkles Excessive ponding Cracks or holes Leaks inside the building 24

Things to Consider Insulation On Nov 1, 2016 the ABC dramatically increased the insulation required for commercial building roofs. Wood Framed Structures when considering a re-roof or roof replacement always have a structural engineer do a structural inspection on a wood framed building. High Humidity Areas (pools and ice rinks) Best practice is to utilize a inverted roof assembly. If you use a standard assembly make sure to use a fully adhered high performance vapor retarder. Can also consider two layers of vapor retarder. 25

PV Systems - Sources

PV Systems New Guidelines Enclosed roof sections that include photovoltaic equipment shall be independently drained. positive drainage with a minimum slope of 1:50 (2%). PV equipment will not occupy more than 50% of the total roof area. Best practice is not to have PV above sensitive areas (gym, electrical, servers, computers). PV systems must be rack mounted on curbs a minimum of 12 above the roof surface. Treat PV systems the same as mechanical units. Ballasted systems will not qualify for an ARCA warranty. Roofs containing PV systems are only eligible for 5 and 10 year warranties. 15 year warranty not available. Minimum clearances must be left open around roof edges, access hatches, penetrations, and drains. See attached diagram.
