Applications received later than 5pm Monday may not be reviewed the same week they are received. Applications are reviewed in a first come first served basis, and as volume allows. The ACC reserves the right to delay processing an application if additional information is required or if the volume of applications prevents them from being able to review all outstanding applications at one time. Applications are considered denied if not approved within 30 days of submittal. FEES: ALL CHECKS MUST BE MADE PAYABLE TO MACE RIVER RANCH HOA. All fees are due at the time of application. Applications will not be reviewed until fees are paid. The Architectural Control Committee (ACC) will review and provide comments to the Lot Owner and conduct one (1) re-review of the submission at no additional cost to the Owner. Any additional re-reviews will be charged at the then existing hour rate charged by the professional consultants engaged by the Architectural Control Committee. A plan is considered to be a re-review if the ACC has requested and/or required changes be made prior to a final approval. Applications that are denied and then resubmitted after significant changes have been made are considered new applications and are subject to the same fees as applications that have never before been submitted.

3 Refundable fees are subject to compliance with the submitted and approved application and Governing Documents of Mace River Ranch HOA. No construction is to begin until the ACC has issued an approval in writing. Any changes to an approval must be in writing or are not valid. All changes must be submitted and approved prior to implementation. It is the owner/builder s responsibility to notify the HOA when a home is completed and request a final approval and compliance review by the Architectural Control Committee. All construction refund requests must be made in writing. No fees will be refunded until the ACC has given a home final approval. All fees will be refunded to the party who paid the fee, unless otherwise requested in writing by the party who paid the fee initially. All checks are deposited upon receipt. ONREFUNDABLE FEES: $500 Due with application paperwork. Consists of a $300 Nonrefundable architectural review fee and a $200 nonrefundable landscaping review REFUNDABLE FEES: $2,000 Due upon the approval of your project. This consists of a $1,000 Refundable Design Standards Compliance Review fee and a $1,000 Refundable Landscaping Design Standards Compliance Review Fee. REQUIRED DOCUMENTATION AND MATERIALS No application is considered complete until all of the following documentation is received by the designated agent for the Mace River Ranch Architectural Control Committee (Agent). 4 Construction Completion Deposit must be paid when Design Review is approved. No work may begin until Design receives final approval and $2000 Construction Completion Deposit is paid. Construction Completion Deposit refund is subject to return with compliance and completion of project. Owner/Builder must notify ACC of completion and request refund Approved Builder Documentation Owner/Builder must provide a copy of the construction contract (if applicable) Site Plan Must show all of the following o All improvements to the lot, including (but not limited to) exterior freestanding lighting, driveways, walkways, etc. o Setbacks o Any other pertinent information Building Plan o Digital copy of all blueprints on flash drive, CD, DVD or other digital media o CAD Files may be required. o Elevations of north, south, east, and west sides of the dwelling o Detailed exterior specifications including all exterior colors, materials, and finishes o Method of roof drainage containment o Clearly marked AC pad and method of screening Grading & Landscape Plan Scale must be at least 1 =20 0 & must be prepared by a professional engineer, landscape architect or professional landscape company. All grading and landscaping must comply with provisions of Article XV. o Grading o Drainage o Berms/Mounding o Spot elevations depicting drainage for the lot o Location, type, and size of all trees, plants, groundcover, shrubs, o Sprinkler system indicated on plans o Fences o Freestanding exterior lighting locations o Driveways decorative edge details, samples may be required. o Parking areas o Walkways o AC pad and AC unit screening must be noted. o Plant List must indicate species, variety, size, quantity, spacing & location on all plant material proposed for the lot. 7 GENERAL CONDITIONS 1. Maintain clean job site and ensure that debris does not go into other lots or the street. If excessive dirt and/or debris is transferred onto the roads, a street sweeper will be hired to clean it up at the lot owner s expense. 2. Maintain dumpster, minimum of 8X8, and ensure that it is emptied prior to topping. 3. Maintain toilet facilities on-site on dirt or grass. 4. Clean-out of concrete is allowed only in the designated washout area. 5. No pets on-site. 6. No loud music please control sound to only be heard on the construction site. 7. No alcohol or drugs 8. Mow Strips: Be aware of the irrigation lines already placed in the mow strips and ensure that no heavy equipment rolls over these lines. Damage to irrigation lines must be repaired prior to irrigation season and in such case as repairs are not made promptly, the management company shall have repairs made and charge the repair to the Lot owner. All irrigation lines must be repaired within 24 hours of damage or be they will be repaired by the HOA at the lot owner s expense. 9. Noise and Construction hours: October through May 7:00am to 9:00pm Monday-Friday 8:00am to 9:00pm Saturday and Sunday June through September 6:00am to 9:00pm Monday-Friday 8:00am to 9:00pm Saturday and Sunday 10. All construction materials will remain on the lot where construction takes place. 11. One builder s or real estate sign is allowed on a lot during the construction phase and must be of a typical size similar to a real estate sign, not to exceed a total of 6 square feet. No trespassing signs are allowed in addition to the builder or real estate sign.
