Engineering: Contractor is responsible for the certified plot Plan and the building permits required to construct A single family home in conformity with local and State building codes and such regulations as are Applicable. If pre-drawn builders plans aren t chosen, Buyer shall pay $3,000 towards having the house plans redrawn and stamped for town approval. 2. Lot Preparation: The lot will be cleared to the extent necessary to dig the foundation hole, clear the driveway, clear the backyard and provide for all underground utilities as needed and determined by the Contractor. Any blasting, if necessary will be an additional cost. 3. Foundation: The foundation will be poured concrete with walls up to standard 7 6 in height, depending on grade. All walls will be 10 thick with 20 footings. The basement floor will be a minimum 3 ½ thick concrete slab. All foundation drops and Page 1 of 6

2 walkout situations will be at Builder s discretion and will consist of good construction procedures. 4. Framing: a. All framing nailed with joist and rafter crown side up. b. Outside 2 x6 studs, ½ sheathing, interior walls 2 x4. c. Sills 2 x6 PTL; Girt 6 x10 with lally columns d. 2 x8 or 2 x10 roof rafters and 2 x6, 2 x8, or 2 x10 ceiling joists. e. 2 x8 or 2 x10 floor joists 16 on premises. Sub floors ¾ tongue and groove, 3/8 underlayment in kitchen & bathrooms. 5. Roof System: a. Rafters will be 2 x12, or 2 x10, 16 on premises, sheathed with ½ plywood. b. 30-year Limited Lifetime warranty Certainteed Woodscape fiberglass roof shingles. c. Ridge venting systems will be installed, as applicable. 6. Insulation: a. All heated areas of the house will be insulated. b. Walls 6 Fiberglass (R-21) c. Attic Blown in Celulose (R-38) d. First Floor 6 Fiberglass (R-21) 7. Interior Finish: a. Walls ½ blueboarded and plastered b. Ceilings ½ blueboarded and plastered with textured finish and paint. c. 3 ¼ Oak flooring in living room and dining room. d. Tile flooring in kitchen and bathrooms. $5.00 psf allowance for material only. Labor to install the tile is included by the seller. (may substitute Oak Flooring) e. Oak Stair treads with painted risers and open railing system. f. Oak flooring in 2 nd floor hallway. g. Carpeting in all bedrooms. Allowance $22.00 Per square yard. Passage & closet doors solid core six panel doors. Closets hollow-core by-fold doors. All hardware brushed nickel flat handle door knobs. h. Door and Window Casing 3 1/2 Stafford. Page 2 of 6

3 i. Baseboard will be 5 1/4 Speedbase. j. Closets to have laminated flat shelves with hanger bar. k. Builder will install buyer supplied mirrors, towel bar and toilet paper holder in each bathroom. Note: Upgraded options are available for flooring, trim moldings, and door hardware at an additional cost to Buyers. 8. Painting: a. Interior trim and doors will have one coat of primer and one coat of finish paint. b. Two coats of latex semi-gloss applied to all walls. Up to Four different colors to apply. Additional colors will be an additional charge of $ per color. 9. Electrical: a. Entire house wired to meet State and local code. b. 200 AMP service. c. Plug for electric stove. d. Washer and Dryer outlet plugs. e. Two outside outlets. f. One front door bell. g. Interior Light fixtures $ allowance. h. Six cable TV jacks. i. Four phone jacks. j. Recessed lights shall be installed in the kitchen and Living. Number to be determined by Builder. k. Single light fixture socket box wired for bedrooms. l. All exterior lights will be provided by builder. m. Buyer is responsible for transferring power to his/her name as of the date of issuance of an Occupancy Permit by the Town of Raynham. Note: Additional lighting fixtures, outlets, switches, phone and cable jacks, and recessed lights can be added at Buyers request at an additional cost. 10. Heat and Air Conditioning: a. Two Zone forced Hot and Cold System to be supplied and installed by Sellers. Page 3 of 6

4 11. Fireplace: One gas fireplace with granite surround and wooden mantle shall be supplied and installed by the Seller. 12. Plumbing: a. All plumbing and materials shall be in compliance with the plumbing code. b. Two outside frost free silkocks. c. Automatic Washer connection. d. 50 Gallon hot water heater by natural gas. e. Full Baths: 5 fiberglass tub/shower unit or 5 fiberglass shower unit with molded seat. One or two set in sinks per the plan. f. ½ baths: Set in Vanity sink or pedestal sink. g. Toilets to be American Standard or better. Faucets brushed nickel Delta faucets or better. Note: Showers, tubs, toilets and faucets can be upgraded for additional cost. 13. Sewerage/Waste: The house will be connected to an On-site Septic system installed Per. Engineered specifications and Board of Health approved Plans. - No Garbage Disposal is allowed per Board of health. 14. Utilities: Water, Electricity, Cable TV, ect. shall be run underground from the street to the house. Buyer is responsible for transferring all utilities into their names on the date of issuance of an Occupancy Permit by the Town of Raynham. 15. Cabinetry: a. $10,000 Cabinet allowance in the Kitchen and Bathroom Vanities with installation. b. Countertops: Granite in the Kitchen and Bathrooms. Choose from Builder s selection. c. Stainless Steel faced appliances: Stove, Refrigerator, dishwasher and microwave hood are included. $ allowance given by Seller. d. Kitchen Sink. Single mid sized D bowl stainless sink or equivalent. e. Kitchen faucet. Brushed nickel gooseneck faucet. $ Allowance. Page 4 of 6

5 Note: Cabinets, countertops, and appliances can be upgraded for additional cost. 16. Steps & Deck: a. Front Porch and Steps and railings to be manmade synthetic decking or a brick staircase with natural granite tread per the housing specs. b. Rear deck to be 12 x14 made of pressure treated wood. Note: Other materials for steps and decking can be upgraded for additional cost. 17. Landscape, Driveway and Walkway: a. A planting assortment of 15 Hardy foundation shrubs, bushes and trees surrounded by bark mulch. To be determined by the builder. b. Lawn. Finish graded, power raked and hydroseeded. c. Asphalt driveway from the street to the double garage. Base coat and finish coat included. d. The front walkway shall be Tumbled paver stones or the equivalent. e. In-ground lawn Sprinkler system with timer included. 18. Exterior Finish: a. Exterior siding on the house to consist of Vinyl siding and wrapped corner clapboards. Buyer may choose color from Builder s selection. b. Aluminum seamless gutters and aluminum downspouts. 19. Exterior Doors & Windows: a. Doors are steel, two panel insulated with weather stripping. b. Double hung, Thermopane vinyl windows with grids between the glass, screen and tilt-in features standard. c. 6 Vinyl sliding door with screen provided. d. Shutters if applicable are on the front windows only. Color choice available. e. Garage doors with automatic openers. Page 5 of 6

Negotiated Included Upgrades: Note: Builder reserves the right to alter specifications or substitute above items as needed keeping the integrity and quality of the home to be built. Any alteration or deviation from the above specifications may be required do to changing building codes, fire codes or Board of Heath codes among others.
