3 Chapter 1: Design and Space Introduction: Our proposed design for the Show Home at Graven Hill is a contemporary pitched roof detached house. We have chosen plot 592 for the scheme, although the design can be easily modified to suit any of the 10 plots. The bespoke design responds to the shape and orientation of the plot, maximising its corner location and the views of the trees and landscaping proposed within the Graven Hill scheme. The proposal includes an integrated single garage, a large entrance hallway leading onto a study, downstairs W.C, open plan area to the rear, with kitchen, dining and living space. The open plan living space will have wide sliding doors and a dramatic corner window above the kitchen units which open out onto the garden. The kitchen, will access to the utility room. In addition, the south facing rooms will benefit from large high level windows that will maximize natural lighting. To the first floor the layout will include a bathroom and three bedrooms. We have located a luxury master bedroom to the rear, with an en-suite and a walk in wardrobe. All bedrooms have connections to the gardens via a Juliette balcony to the front South facing bedroom, while the other two have access to the flat roof terrace, again South facing. The second floor provides a guest bedroom/ study, which has large openings to the rear garden. We have designed the property as an airtight, superinsulated home, which will use Structurally Insulated Panels (SIPs), in conjunction with Mechanical Ventilation Heat Recovery (MVHR) which prevents heat loss and filters the air. The South facing portion of the pitched roof has been proposed solar panels, providing electricity and heat in conjunction with phase change solar batteries. The design will be modern, with the use of render and wooden cladding to the main building and of a zinc cladding to the staircase volume. The garden will allow for two parking spaces to the front and will be carefully landscaped, planted and maintained to enhance the site and the appearance of the show home. Core Services This section sets out our estimate for upgrading your drainage, water, fuel and mains electric and also includes any additional microgeneration or high end sound and lighting systems. Building Envelope The Building Envelope section takes care of all of the outside claddings, windows, doors and rooflights. This sets out your allowance for each element in line with your style and requirements. Room Logs The Room Log sections defines the size and scope of each area and sets a realistic budget for everything you will need to pick for the inside and your new home - typically your main components (kitchens, bathrooms) flooring and decoration, and much more.
