1 External 1 Driveway & Forecourt Entry Remove / replace existing iron gate (new modernised iron design). Remove / replace existing brick columns & up stands (new block with plaster finish). Remove / replace existing brick path (leading up to back garden area), (new selected stone chip or paver). Review existing driveway asphalt for condition. Review all existing plantings for possible replacement / relocation. 2 Cladding Remove & replace existing bricks (new cedar cladding, colour, configuration TBC). Review all existing areas of plaster (keep in plaster or include into areas for new cedar cladding). All areas of plaster cladding to be prepared for new paint finish. Review cladding structure going forward (is cavity required etc). 3 Front Balcony & Balustrade Consider adding pelmet to front edge (matching new cedar cladding, to thicken-up appearance, currently looks very thin & out of proportion). Further to above, consider addition of posts, columns (space permitting) to give balcony more visual strength. Remove / replace existing iron balustrading / handrail etc (consider new glass or modernised iron). 4 Roof Prepare existing iron roof for new paint finish. Prepare all roof iron & related spouting / guttering for new paint finish. 5 Dormer Windows Prepare all existing plaster areas for new paint finish. Prepare all roof iron & related spouting / guttering for new paint finish. 6 Existing Window Joinery Review for possible re-painting and/or replacement (to double glazing). 7 Existing Aluminum Front Door & Sidelight / Entry Area Review location of door, consider relocating to left hand side existing opening adjacent (would need to work on plan for this). Review existing entry step & tile finish (in conjunction with location review). Regardless of location, existing door & sidelight glazing to be replaced (timber door, clear sidelight). Remove yucca plant. Review all surface mounted conduit, doorbell, intercom/buzzer & light location. New awning treatment? 8 - Existing Side Of House Steps (from driveway entrance to back garden) Review existing timber steps for condition and/or possible replacement. Review all existing plantings for possible replacement / relocation.

All existing brick paths and/or paving to be removed / replaced. Consider removing existing pergola / glass shelter for new canvas awning or louvre pergola treatment. Review all existing boulder retaining walls for repositioning and/or replacement. Review all existing timber steps for condition and/or possible replacement. Remove existing iron arch. Remove existing iron gate & posts (near entry to back of house). Remove all ivy to exterior house cladding. Trellis in existing heat pump condenser unit. Review areas for new timber decking Existing Back Of House Area All areas of plaster cladding to be prepared for new paint finish. Review condition of existing tiles for repair / replacement. Repair / replace existing rotten timber steps / platforms leading to clothesline area. Review all retaining wall planting for maintenance / replacement / relocation. Internal 1 Entry Hallway Remove / replace existing floor tiles. Review existing grille from bathroom (is this required going forward?). 2 Staircase Area Remove replace existing stain glass window. Review walls for possible opening up to upper level living room / kitchen space. 3 - Ground Floor Bedroom / Office Remove / replace existing ranch slider glazing (make fixed glazing but will need window opening). Existing lighting looks ok. Remove / replace existing kitchenette unit (may require vinyl floor section around). Review finish of existing cupboard / shelf unit (cupboard door panel colour?).

3 4 - Ground Floor Bathroom Review overall location (with possible front door relocation in-mind, would need to work on plan for this). Remove / replace WC, tub & shower (is shower required?). Strap, insulate & line existing exposed concrete block walls. Remove / replace floor vinyl & tiles (leading from entry hallway). Review raised section (is this needed for pipe fall going forward?). Review appearance of door with door closer (could be tidied up from outside). Remove / replace all sanitary accessories (t/roll holders, rails, mirror etc). 5 - Ground Floor Room (adjacent to garage) Review size/location (with possible front door relocation in-mind, would need to work on plan for this). Strap, insulate & line existing exposed concrete block walls. Review all surface mounted conduit for in-wall integration. 6 - Garage Review garage door for cladding replacement (nice to have). 7 - Level 1 Hallway / Circulation Space Review night store heater (to remain, or go?). 8 - Level 1 Bedroom Space 9 - Level 1 Living Space Review function of this space (could be dining room, casual living space...want to define upper hallway - circulation /path up into kitchen space). Review existing floor coverings (with room function in-mind (put timber floor here?). Review walls for possible opening up from staircase area.

Review walls for possible opening up from staircase area (where stain glass window is). Review as conservatory or morning room dining space (small dining table, x2 summer style arm chairs). Review existing covered up angled glass (is this still required?). Review all surface mounted conduit for in-wall integration. Review existing floor tiles for possible replacement (wooden floor?). Remove / replace existing bricks around oven (gib line, to level 4 finish etc). Remove / replace existing wall oven. Remove / replace existing kitchen bench counter top & side bench counter top (replace with selected high pressure laminate option) Extend line of existing kitchen under bench cabinetry out to enable appliance fitting (in island section only). Existing extraction hood / gas hob to remain. All existing low pressure laminate cabinetry doors to remain (replace / modernise handles?). Review existing floor tiles for possible replacement (wooden floor?) Level 2 Lounge Space Review night store heater (to remain, or go?). Consider boxing out by staircase to extend size of existing master bedroom?. On landing area, remove recessed wall nice Level 3 Staircase(s) / Circulation Area 13 - Level 3 Bathroom Space Remove / replace vanity unit. Remove / replace existing floor vinyl (& build-up around bath). Review existing mirrors around bath. Existing bath to remain. Review existing window treatments for possible replacement. Review / replace (as required) all sanitary accessories (rails, mirror etc).

Remove / replace all sanitary accessories (t/roll holders etc) Level 3 Shower Remove / replace existing floor vinyl. Review existing cupboard / mirror unit (is this still required). Remove / replace existing shower compartment. Remove / replace all sanitary accessories (soap holders, hooks, rails etc). Remove / replace heated towel rail Level 3 Bedroom Remove / replace / modernise cupboard handle Level 3 Master Bedroom Space Consider pushing out wall into lounge area for bigger bedroom space?.
