2 Ohakune bach Form conceptdesigns architecture Proposed ideas and design features Espan 470 standing seam metal roofing & cladding creating the main architectural envelope. This option creates a cost effective modern look that will be both durable and low maintenance Horizontal 158mm cedar bevel back weatherboard with vertical cedar battens to create a focal point in the facade at the front western face and to the north and south facades. I like this look being a modern twist to a classic low maintenance weatherboard cladding. The weatherboards could be stained to keep the beautiful timber look. Or they could be left to silver off providing a very low maintenance option. High performance thermally broken joinery units with double glazed, low E, argon filled glazing. All joinery heads to be 2.4m high to create a sense of openness and a modern architectural look Open plan living areas facing North and West to maximise sun and views towards the mountain and alpine landscape. Carpet finish to bedrooms and tiled bathrooms. Large internal storage area. Large deck area to north sheltered tucked away from westerly winds. Smaller western deck for last of sun accessible from north bedrooms. 4 bedrooms oriented to maximise sun. Larger bedrooms 3 & 4 for single king size beds. Large 2m wide sliding door to storage room clad with timber weatherboard to create visual interest to the southern facade. Carport along southern side with 3.5m wide carport (note carport might not be allowed due to site coverage so could be done at a later stage) 148m2 site coverage + carport (TBC). Max proposed building height at apex is 5m (height within height covenant). Options of gable roof and monopitch roof to explored in 3d. Open plan kitchen with plenty of bench space and storage. Kitchen pantry-fridge wall merges seamlessly recessed within the fireplace overhead gable end wall.
