3 Stages 0-1 Strategic Definition, Preparation and Brief Identify client's Business Case and Strategic Brief and other core project requirements. Develop Project Objectives, including Quality Objectives and Project Outcomes, Sustainability Aspirations, Project Budget, other parameters or constraints and develop Initial Project Brief. Undertake Feasibility Studies and review of Site Information. (RIBA Plan of Work 2013) The RIBA Plan of Work recommends that a strategic sustainability review is carried out to ascertain the needs of a client and to assess the potential site is fit for development. Formal sustainability requirements and environmental targets need to be specified in the Project Brief. We can commence consultancy assistance at a very early stage to provide ecological and environmental impact advice which can be used to form briefs and planning applications. Acoustic Consultancy We support the project from initial development through to completion. Working with Architects and Designers, our expert acousticians conduct design reviews and impact assessments to recommend materials, reduce build costs and improve overall acoustic performance. Air Quality Assessments Vital in the planning phase of a project to assess negative impacts on air quality and to meet Air Quality Management Area (AQMA). All reports are documented in line with Air Quality Guidance criteria and UK air quality objectives. BREEAM Appointing a BREEAM Assessor or BREEAM Accredited Professional predesign allows BREEAM credits to be targeted throughout the project. Outstanding and Excellent ratings are key for Designers and Developers to show a development s environmental credentials. Client CDM Advisor Our suite of Construction Health & Safety services aligns with the requirements of The Construction (Design and Management) Regulations 2015 (CDM 2015). The Client CDM Advisor role is in place throughout the project lifecycle to advise the Client of all health & safety duties from pre-construction information gathering, into the design phase, through construction and to final handover. Contaminated Land Assessments Assessing pollution risks on land proposed for development is a key requirement of planning applications. We can assess the risk of contamination, investigate the cause and implications, propose remedial actions and verify the success of all proposed remedies to ensure risks are resolved. Daylight & Sunlight Assessments Maximising natural light can enhance energy performance, occupier comfort and environmental quality. Daylight and Sunlight factors are increasingly being analysed in planning applications and our teams can help to outline environmental impacts. Ecology Assessments To reduce a development s environmental impact, our in-house ecologists conduct a full environmental impact assessment, which is often required in planning applications. These include habitat and protected species surveys, ecological assessments and appraisals. Low or Zero Carbon (LZC) Technologies demonstrate that a development is committed to sustainability and planning conditions (such as the London Plan). We can advise you on meeting Sustainability Checkpoints to maximise carbon reduction and energy performance. SAP/SBEM/DSM Our accredited energy assessors model potential developments to forecast energy performance in line with the Standard Assessment Procedure (SAP) and to undertake SBEM and DSM calculations. SAP, SBEM and DSM target Part L1A and Part L2A compliance and forms an essential part of any Energy Statement. 4 Stages 2-4 Concept Design, Developed Design, Technical Design Prepare all stages of Design, including proposals for structural design, building services systems, outline specifications and Cost Information along with relevant Project Strategies in accordance with Design Programme and Design Responsibility Matrix. Agree alterations to brief and issue Final Project Brief. (RIBA Plan of Work 2013) During the design stage sustainability and carbon assessments must be carried out. Environmental impact assessment of materials is also undertaken before the design is reviewed to identify cost savings. Assessment against sustainability criteria is crucial throughout the design stage. Our consultative guidance to your project s air-tightness strategy and design can support you with meeting legislative targets and avoiding costly design errors. Flood Risk Assessments To assess potential threats the environment may pose to a development, our specialist engineers provide technical advice about flood risk and drainage for sites of any size. We can help you to identify sources of flood risk, including tidal, fluvial, pluvial, groundwater, reservoir, or artificial sources. Heat Loss Calculations Using the latest thermal modelling software, our heat loss and heat gain calculations can help you to deliver intelligent building services designs. We can advise on the most cost-effective heating and cooling systems for your project, enabling you to increase energy efficiency and occupier comfort. Indoor Air Quality Indoor Air Quality Plans and Testing are a cost effective means of achieving BREEAM HEA02 credits. The Indoor Air Quality Plan is provided in the planning stage to improve air quality via ventilation, equipment and construction materials. We also offer testing services post-construction but prior to occupation to identify volatile organic compounds. Life Cycle Costing Life Cycle Costing allows designers to understand, predict and assess the cost performance of developments throughout its life cycle. This is also a vital service to acquire early stage BREEAM credits (particularly RIBA Stage 2 and 4). Our qualified experts are experienced across many development types and can propose practical solutions in order to improve the cost performance. Noise, Vibration & Dust Monitoring (NVD) We can provide noise and vibration assessment and monitoring to meet requirements from acoustic design of buildings and infrastructure to construction environmental impact control. Our expert team is able to monitor a range of noise, vibration and dust particulates. Overheating Risk Analysis Changing environmental conditions, construction techniques and behavioural factors has led to an increased need to consider mitigation measures for preventing overheating in buildings. Our experienced and qualified Energy Assessors work with design teams to assess potential risks and develop robust standards to improve performance. Principal Designer CDM Advisor We provide consultative services to assist the Principal Designer with health and safety at design stage. Through liaising with Principal Contractors, we can assist with the monitoring and coordination of any health and safety matters at the pre-construction stage to ensure you comply with your CDM duties. If necessary, our CDM team can act as a sub-consultant to fulfil the role on your behalf. Thermal Bridge Calculations Under Part L of the Building Regulations, thermal bridging must be considered in Standard Assessment Procedures (SAP) and Simplified Building Energy Model (SBEM) calculations. Our experienced team of Thermal Modellers can model both simple and complex details accurately in 2D and 3D to determine Ψ-values and temperature factors reducing heat loss through building fabric. Thermal Comfort Analysis In response to risks of overheating in buildings, we can carry out a detailed design stage assessment to predict the level of thermal comfort within a building. We can then advise on how to improve the thermal comfort of your building through measures such as south facing windows and improved insulation fabrics. 6 Stage 5 Construction Offsite manufacturing and onsite Construction in accordance with Construction Programme and resolution of Design Queries from site as they arise. (RIBA Plan of Work 2013) We deliver a range of testing and monitoring services to assess a building s as-built performance. Our experienced technicians can also carry out remedial measures to ensure compliance with a range of legal requirements, such as Part L & E of the Building Regulations. Acoustic Testing Our acousticians can test and measure environmental noise for compliance with Part E, BREEAM, HTM 08-01, NPPF and more. Our cost effective service ensures the swift turnaround of acoustic test reports for submission to Building Control and the Client. Air Tightness Testing We are the UK s leading provider of testing for airtightness to demonstrate Part L compliance. Our nationwide team of air-tightness testers provide UKAS accredited tests covering pre-test inspections, final air leakage testing, and post-test leakage diagnosis. Contractor CDM Advisor A complete support package for Contractors and Principal Contractors carrying out or coordinating the construction phase of a project. We can help you to plan, manage and monitor health and safety. If needed, when working for domestic clients, we can also fulfil the Client CDM duties. Plenum Testing Plenums are a known cause of air-tightness failures (around 70% of buildings fail their first test). Our floor plenum air pressure testing helps to minimise this risk. If your plenum test has failed, we can help you to identify air leaks and highlight remedial works. If your project includes rooms protected by gaseous fire suppression systems, you may require a room integrity test to ensure the safe operation of the system. This form of air-tightness testing ensures the room can retain an effective concentration of the gas to meet safety standards. (RIBA Plan of Work 2013) Our team of accredited energy assessors can perform as-built energy assessments and generate certification. If your project fails to meet the required targets, we provide a range of costeffective remedial measures to ensure your development meets regulatory standards. Balfour Beatty Acoustic Stopping We can help you to identify the causes that arise from poor sound insulation. By carrying out acoustic testing, we are able to assess the current acoustic performance of your building to identify viable and cost-effective solutions for enhancement. DEC/EPC Our energy team is accredited to provide the final certificate (DEC/EPC) to complete your project s handover. For buildings with a poor energy performance, we can provide recommendations on energy efficiency measures to improve your energy rating. If a building fails to achieve the required air permeability rating, our team of technicians can carry out smoke testing methods to identify the cause of any air leakage. We are then able to advise of any remedial works required to achieve final certification. Temporary Air Sealing If required, our temporary air sealing provisions enable all elements of a building to be quickly and effectively sealed. For areas of limited access, our specialist rope access team can carry out air sealing and fire-stopping across a range of buildings and structures. Thermography Using thermal imaging cameras, we can conduct thermographic surveys to identify any unwanted heat loss or gain through a building s thermal envelope. We collaborate with you to detect the cause of any thermal anomalies and advise on further inspections or remedial actions. 7 Stage 7 In Use Building Inspection & Maintenance Our multi-skilled technicians can work on a wide variety of built structures with a cost effective and safe approach to building inspection and maintenance. Our work has included high-rise buildings, office blocks, listed structures, atria, shafts, chimneys and more. Undertake In Use services in accordance with Schedule of Services. (RIBA Plan of Work 2013) Our expertise and experience doesn t end with the practical completion of your project. We offer ongoing advice to building owners and long-term monitoring services until the end of an asset s life. Electrical Thermography Thermal imaging techniques inspect electrical systems and ensure optimum performance. We can diagnose degenerative faults before they become critical, investigating the system under normal load to reduce downtime, prevent equipment failure and prolong its lifespan. Energy Audits/ESOS* Review energy usage across your business to identify energy savings. Our auditing procedure is compliant with the requirements of the Energy Savings Opportunity Scheme (ESOS) to make a compliance notification on your behalf to the Environment Agency. Fire Stopping We use trained rope access technicians to fire stop your building in line with FIRAS standards. Our expert teams are fully versed in fire protection techniques, operating safely to help reduce fire risk in your building. Health & Safety Services* Our expert Health & Safety consultants are trained to carry out general Health & Safety Risk Assessments, Fire Risk Assessments, Legionella Risk Assessments and Asbestos Risk Assessments to help building owners fulfil their obligation to protect staff and other building users. Heat Load Testing Buildings such as data centres are required to work reliably at all times in order to protect sensitive information and data. Our engineers can undertake safe testing of heating and cooling systems to ensure that the building is operating at maximum capacity and reliability. Minimum Energy Efficiency Standards (MEES) From April 2018 it will be illegal to let domestic or commercial properties with an EPC rating of F or G. Our comprehensive 4 stage assessment analyses building stock against potential non-compliance risks. Additional Stroma Group Services Building Control Approved Design Consultancy, BBS Building Control and Greendoor Building Control are three CIC Approved Inspectors providing a comprehensive Building Control service on projects including domestic, commercial and mixed use. Our qualified Building Control surveyors work across the country to help clients assess their development for compliance with the Building Regulations. Certification Stroma Certification is a government approved certification body for assessors, installers and companies. Their Company Certification schemes allow organisations to demonstrate compliance with PAS 91 in order to overcome tender pre-qualification requirements. In addition they are heavily involved with the digital construction integration process via Building Information Modelling (BIM). Software We also have an in-house software team who create mobile and desktop software to support the activities of our other businesses. Stroma Software is fully involved with the development of the internal systems which serve us as well as providing the mobile and desktop based software used by our on-site and office based teams.
