The proposal conforms to the Official Plan. Comments: The Owner is requesting permission to construct a covered front porch, and to maintain an existing driveway and air conditioner (A/C) unit with the variances noted above. The Development Planning Department has no objection to Variances #1 and #2. The proposed covered porch and porch steps will not physically or visually impact the streetscape along Atkinson Avenue. The Development Planning Department has no objection to Variances #3 to #6. The existing driveway has been widened to accommodate a 3-car garage. The existing driveway does not physically or visually impact the streetscape. The Development Planning Department has no objection to Variance #6 as the A/C unit does not adversely impact the existing drainage on site. Accordingly, the Development Planning Department is of the opinion that the proposal is minor in nature, meets the intent of the Zoning By-law, and is desirable for the appropriate development of the land. Recommendation: The Development Planning Department recommends approval of the application. Condition(s): None. Comments: The Development Engineering and Infrastructure Planning Department does not object to variance application A370/16, provided that the driveway widening and curb cut remain clear of the existing daylight triangle located at the intersection of Spring Gate Boulevard and Atkinson Avenue. As such, the curb cut shall be limited to 9.12m, as requested. The air conditioning unit shall be elevated to promote adequate drainage. Conditions: None.

25 COMMENTS: PowerStream has received and reviewed the proposed Variance Application. This review, however, does not imply any approval of the project or plan. All proposed billboards, signs, and other structures associated with the project or plan must maintain minimum clearances to the existing overhead or underground electrical distribution system as specified by the applicable standards, codes and acts referenced. In the event that construction commences, and the clearance between any component of the work/structure and the adjacent existing overhead and underground electrical distribution system violates the Occupational Health and Safety Act, the customer will be responsible for 100% of the costs associated with PowerStream making the work area safe. All construction work will be required to stop until the safe limits of approach can be established. In the event construction is completed, and the clearance between the constructed structure and the adjacent existing overhead and underground electrical distribution system violates the any of applicable standards, acts or codes referenced, the customer will be responsible for 100% of PowerStream s cost for any relocation work.
