2 Wetaskiwin Regional District No.11 Pigeon Lake High EXECUTIVE SUMMARY In November 1999 Alberta Infrastructure engaged Architecture Engineering Interior Design to evaluate the conditions of several schools by using a facilities conditions form. The form was developed by Alberta Infrastructure and supplied by the regional coordinator for our usage. Pigeon Lake School was evaluated on November 25, The school was originally built in 1965 and has had several additions and modernizations over time. The school is constructed of masonry (concrete block) bearing walls with combustible roof construction. Portables are frame construction. Architecturally, the school is in need of site upgrades with minor exterior/interior upgrades, except the 1965 section of the school requires extensive exterior and interior finishes upgrades. There needs to be a hazardous material audit and code review to check compliance of the whole building. This would allow any asbestos abatement and code required upgrades to be systematically implemented. Mechanically, the building is served by three new hot water gas unit ventilators and a central air handling unit. The unit ventilators have reached their life expectancy and need replacement. Electrically, the facility has been recently renovated and systems are generally in very good condition. Life safety systems are in very good condition. Data work is poorly installed and the integrity of the system is compromised. Pigeon Lake School requires Electrical, and major Architectural and Mechanical modernization.

3 Summary of Observations and Recommendations: Architectural upgrades are recommended. Site improvements include site/parking grading, sidewalk and security upgrades. The 1965 section requires extensive exterior and interior finishes upgrades. A hazardous material audit and code review are required to check compliance of the whole building. This would allow any asbestos abatement and code required upgrades to be systematically implemented with the modernization. Mechanical upgrades are recommended. The building is served by three new hot water gas unit ventilators and a central air handling unit. The unit ventilators have reached their life expectancy and need replacement. Plumbing fixtures are in good condition. Water heaters should be replaced. Electrical upgrades are recommended. Complete the conversion to T-8 lighting technology in remaining original corridors. Increase illumination levels by replacing HPS fixtures with metal halide in gymnasium. Reterminate and test existing data system to all classrooms, etc. Evaluation Ratings 3 or less The estimated construction cost for the remedial work identified in the attached evaluation forms has been based on the Costing Unit Rate Chart developed by Alberta Infrastructure. Items of unit costs not identified in the rate chart or individual items which were deemed more appropriate to estimate individually (i.e. hardware corrections, stucco repairs, etc.) have been based on unit costs as per yardsticks for costing. 4 7 Space Adequacy Assessment The existing area according to the School Building Area Guidelines and Supplement Maximum Gross Area of School Building Projects, is deficient. Renovation circuitry was not documented and a review to achieve this is recommended.. School Data Plan Information The plan information for this building is not up-to-date. The mini-plan information was updated in Information on the data sheet appears to be inaccurate, last updated in It is recommended that both the mini-plans and data sheet information be updated to reflect the current layout, size and uses of the rooms in the school.
