1 Lincoln Akerman School for Proposed Gym Addition September 29, 2016 The following list of items is intended to assist you in understanding any assumptions that have been made in the preparation of the New Gym/Classroom Addition & Firewall cost shown on the Project Schematic Cost Estimate dated 9/29/2016. Division 1 General Requirements Architectural Drawings by Lavallee Brensinger Architects A1.1A Schematic First Floor Plan Area A Sketch-up Model v11 (Flat Roof Version) 2. Civil Drawings by Jones & Beach Engineers C1 Existing Conditions Plan C2 Site and Utility Plan C3 Grading and Drainage Plan D1 Detail Sheet E1 Erosion and Sediment Control Details 1.02 The cost of the building permit has not been included along with any municipal fees including but not limited to: investment, meter, sewer, water, gas, fire department, and impact fees The moving of furniture, equipment and other loose items from the existing building and any storage of these items is to be performed by the Owner Testing agency is to be hired and paid for by the Owner. (Testing concrete, earth compaction, masonry, roof, steel, air quality, air infiltration, and sound rating, etc). The contractor will assist in any coordination required to accommodate testing The cost of a payment and performance bond, insurance, general conditions, fee, and contingency items are included separately for the complete addition and renovation scope The cost for a building Commissioning Agent, if required, is not included in the design and construction costs. Standard basic post construction testing and balancing is assumed to be included as part of the Division 15 Plumbing and HVAC work and is included in that line item It is assumed that for each item there will be a minimum of three products specified to promote competition without proprietary restrictions for each material on this project This estimate is based on current market conditions and assumes reasonable fluctuations in the same The following items are assumed to be part of the Owner s FF&E A. Audio/Video Systems 1.10 Davis Bacon wage rates are not included and it is our understanding that this project will not receive any federal funds that would require prevailing wage rates Fees for water, sewer are assumed to be by the Owner and not included in our estimate Temporary electric, water, sewer, internet, and pre-turnover heat/ventilation is assumed to be off existing and paid for by the Owner Cost for security/watchperson and/or police details if required are by Others Material selection and quality will be determined by the design/builder. Quality to be equal to similar items in the existing building. Division 2 Site Construction 2.01 The estimate includes an allowance of $2,500 for the removal and re-installation of existing playground equipment and we waive responsibility for equipment damage during the process of removal and re-installation Wellpoint dewatering or similar dewatering systems has not been considered in this estimate. Localized sump pumps are assumed to be sufficient to handle the dewatering necessary for utility and foundation excavations Rock excavation is not included in our estimate as recommended by the geotechnical report A foundation drain is not included per the geotechnical report Storm drainage system is limited to two roof drain pipes and swales as shown on C Sanitary waste piping from the addition has been included and is assumed to tie into existing septic tank located outside the existing boiler room All water and utility connections to the addition are assumed to run through the existing building No granite curbing was shown on civil drawings and none has been included in this estimate Disturbed areas will be loamed and seeded. Cost for an irrigation system has not been included The civil drawings do not indicate any retaining walls and none have been included Playground surface has been included as 12 of sand topped with 4 of bark mulch Temporary construction fencing is included around the addition Traffic signalization is not included We have incorporated savings from the accepted value engineering option to delete 24 paved parking spaces and associated subgrade material at the eastern end of the proposed new parking lot. This area will be left undisturbed. 2 of 7

3 Division 3 Concrete 3.01 Assumptions: Concrete foundations are to be 4 feet below finish grade at the bottom of spread footings. Foundation walls at exterior perimeter to be 16 with steel reinforcing bar included as (2) #5 bars, top and bottom and #5 hooked and straight vertical bars at 12 spacing. Continuous 2-6 wide x 1 thick spread footings with (3) #5 bars continuous reinforcing bars are included. Foundation walls will step down with lower grade at gymnasium level. (11) Piers/Pilasters and footings are included for column supports. 4 slab on grade at first floor with WWM 6x6-6x6 The stage construction consists of a concrete retaining wall and concrete slab on grade Concrete to be 3,000 psi at foundations and slabs and exterior concrete exposed to weather to be 4,000 psi Slabs on grade will be finished using a combination of lasers and wet hand screeds. Saw cut control joints to limit cracking are included at approximately 20 on center. Expansion joint material at vertical transitions between concrete walls and CMU are included at all slab on grade areas Vapor barrier below all slabs on grade is included as 15 mil Four inch thick, broom finished entry pad with WWM 6x6-6x6 reinforcement are included where shown on the site plans. Miscellaneous site concrete includes light pole bases (9) Reinforcing steel shall be deformed bars with a minimum yield point of 60,000 psi We have not included the cost for any moisture reducing concrete additives. Division 4 Masonry 4.01 The addition has been assumed to be a mix of 12 and 8 CMU masonry block bearing construction with 8 and 6 CMU partitions at non-load bearing walls Brick veneer has been included as an allowance of $26/sf Ground face block veneer has been included as an allowance of $20/sf. Division 5 Metals 5.01 Structural steel beams, joists, and metal decking are included for roof support at the addition. All new roofs have been included as flat roofs per accepted value engineering option Additional structural steel columns are included for supplementing the masonry bearing wall construction as required to meet seismic code for the addition only Acoustic decking is included at the music room only No structural seismic work has been included for the existing building. Division 6 Wood & Plastics 6.01 The following are included for millwork and finish carpentry: front of the stage, restroom/locker room plastic laminate counters miscellaneous millwork in the lobby 3 of 7

4 classroom window sills 6.02 Rough carpentry items are limited to wall and roof blocking. Division 7 Thermal and Moisture Protection 7.01 The roof system assembly is comprised of the following materials: Fully adhered.060 PVC membrane in standard colors ISO Roof Insulation, approx. R Year Warranty.032 mill finish aluminum drip edge is included at all roof edges in standard colors 7.02 Building insulation is included as 3 thick spray foam at all exterior walls rigid insulation is included at all perimeter foundation walls below grade 7.04 Sealants have been included at perimeters of windows, door frames and louvers to insure the integrity of the building envelope. Sealants have been also included in masonry control joints and exposed concrete floor saw cut joints Firestop has been included at fire-rated partitions as required in new construction. The mechanical and electrical trades are to include firestopping with their work Metal Siding is included as a non-insulated concealed fastener metal panels. All panels are included with standard colors and profiles attached to light gauge Z girts. Division 8 Doors & Windows 8.01 All steel doors, frames, and hardware have been included at $1,050 per leaf All exterior doors are field painted insulated galvanized hollow metal doors and frame except at the new lobby entrance which are aluminum Large classroom windows have been included as operable, hung commercial aluminum windows. Smaller classroom windows are included as fixed type Aluminum entrances are included at the front and rear exterior access to the entrance vestibules. Interior vestibule doors and frames have been included as hollow metal type Translucent insulated fiberglass panels have been included for all gym windows A card access system (if required) has been assumed to be furnished as part of the Owner s FFE budget. Division 9 Finishes 9.01 Flooring: Entrance Carpet Mat & rubber base: Vestibules Carpet Tile & rubber base: Lobby VCT Flooring & rubber base: restrooms, locker rooms, classrooms, Gym office Hardwood gym floor: Gym and Stage Sealed concrete: Gym storage 9.02 Ceilings: Exposed roof structure: lobby, gym, locker rooms, gym storage (un-painted) Acoustic tile ceiling: classrooms, gym office 4 of 7

5 9.03 Paint: All block walls will receive one coat of block filler/primer and two coats of latex paint Restrooms and Locker Rooms will receive epoxy paint All exposed structure will be painted one color unless noted as un-painted Miscellaneous drywall assemblies such as the lobby atrium walls, soffits, and acoustical walls in the music room as required An allowance of $25,000 has been included for acoustic wall panels in the music room and gym. Division 10 Specialties Visual display boards have been included in the music classroom Code required interior building signage has been included for the addition Floor mounted, high-density polyethylene (std colors) toilet partitions have been included as manufactured by Comtec or equal Metal lockers have been included for lockers at the Boys and Girls Locker Rooms The folding partition at the stage opening (24 w x16 h) has been included as a ModernFold Acousti-Seal series, or equal, manually operated six panel side stacking system Standard toilet accessories in the restrooms and locker rooms have been included Four (4) MP-10 ABC fire extinguishers and AL R, non-rated, non-monitored semi-recessed fire extinguisher cabinets have been included. All items based on Larsen s fire equipment or equal. Division 11 Equipment An $18,000 Stage Equipment allowance has been included for curtains and a light bar Gym Equipment has been included for six basketball hoops, volleyball floor inserts, and wall padding. Division 12 Furnishings Spectator Bleachers have been included as a 150 seat retractable bleacher system. Division 13 Special Construction N/A Division 14 Conveying Systems N/A Division 15 Mechanical The fire protection system for the addition will be extended from the current fire protection system entrance in the 1987 Mechanical Room. The new system in the proposed addition includes a complete working plans of the sprinkler system and 5 of 7

6 hydraulic calculations per NFPA 13 standards. The new system is assumed to be located in conditioned spaces and cost for a dry system have not been included. No work or modifications to the existing fire protection system has been included as part of this cost estimate It is has been stated by the school district that the existing fire protection entrance, cistern, and pump have been designed to provide adequate supply to the fire protection system in the new addition. This cost estimate does not include any additional costs should this be determined at a later point in time to not be accurate New Addition building mechanical scope of work is generally understood to include the following: Hydronic heating will be provided from the existing boiler and a new pair of base mounted circulation pumps located in the existing boiler room. New heat piping and pipe insulation from the addition back to the existing boiler room is included. Ventilation for new spaces will be provided by a roof top mounted energy recovery ventilator. Ductwork, duct insulation, registers, grills, and fire dampers are included as required. Air conditioning is not included for any spaces. Domestic hot/cold water piping type L copper and pipe insulation will be provided off the existing system. New fixtures in the locker rooms and public restrooms will include standard low-flow features to minimize water consumption. Cast iron sanitary waste piping will exit the back of the addition and connect to the existing septic tank located outside the foot print of the existing boiler room. New floor drains are included. It is our understanding that that waste volume for the total building will remain unchanged and therefore we have not allocated any costs for upgrades to the existing septic treatment system. Roof drains will be provided on the flat roof sections of the addition and will exit the southern end of building. Division 16 Electrical Nine (9) area/roadway site lights have been included as Lumark RV LED Ridgeview shoebox style fixtures mounted on concrete light pole bases All power wiring for the new addition will be fed from a centrally located subpanel in the addition which will be powered from a spare circuit in an existing main panel located in the existing utility room. It is our understanding that the current electrical service has capacity to meet the electrical loads anticipated in the new addition based on a cursory review of available electrical capacity by the project electrical engineer Lighting fixtures will be provided for all new spaces and will include a mix of high efficiency, institutional grade, direct and in-direct fixtures controlled from standard wall switches. Multiple ballast switching (from wall switches) is included in the music room to provide added lighting control during performances. Costs for a lighting control system, theatrical lighting system, occupancy sensing systems, or daylight harvesting systems have not been included. 6 of 7

7 16.04 All code required fire alarm devices and associated wiring for the addition have been included and are assumed to be extended off of the existing fire alarm system based on a cursory review of the existing system by the project electrical engineer All code required exist signage and emergency lighting has been included Phone system, data networking equipment, access control, surveillance and surveillance system wiring is assumed to be provided and installed by the Owner s vendors. 7 of 7
