. Air Conditioning Inspections for Buildings Inspection of Packaged Systems PRESENTED BY NIRAJ MISTRY

Figure 1.1 (Part 1) Summary of system types and their component parts (CIBSE TM44:2007).

Pre-inspection Checklist Essential (CIBSE TM44 Table 2.1) Itemised list package cooling system plant installation: product makes models identification numbers cooling capacities locations Description of method of temperature control. Description of operational period control.

Pre-inspection Checklist Desirable (CIBSE TM44 Table 2.1) Previous air conditioning inspection and/or energy assessment information. Records of maintenance operations including: filter changing cleaning of indoor and outdoor heat exchangers refrigerant leakage tests repairs to refrigeration components replenishing refrigerant Calibration and maintenance operation records for controls systems and sensors. Records of sub-metered plant use or energy consumption.

Pre-inspection Checklist Optional (CIBSE TM44 Table 2.1) Estimate of design cooling load for each system (if available). Occupancy level Occupancy Gain Power consuming equipment (inc. lighting) Equipment Gain Records of complaints raised over comfort conditions of treated spaces.

System Documentation (CIBSE TM44 Table 2.2) PS1.1 Review available documentation. PS1.2 Locate the plant and compare details.

System Documentation (CIBSE TM44 Table 2.2) PS1.3 Review current inspection and maintenance regime. PS1.4 Compare size with imposed cooling loads.

System Documentation (CIBSE TM44 Table 2.2) PS1.5 Compare any records of the use of the packaged system, or sub-metered energy consumption with expected hours of use per year for the plant, or with appropriate energy benchmarks.

TM44 Table 2.2

Outdoor & Indoor Units (CIBSE TM44 Table 2.3) PS2.1 Locate outdoor and indoor plant. PS2.2 Check for signs of refrigerant leakage.

Outdoor & Indoor Units (CIBSE TM44 Table 2.3) PS2.3 Check that refrigeration plant is capable of cooling by assessing the temperature difference, and observing the refrigerant sight glass, and/or refrigerant temperature or pressure gauges (where readily visible).

Outdoor & Indoor Units (CIBSE TM44 Table 2.3) PS2.4 Check for obstructions to airflow through outdoor unit heat exchangers.

Outdoor & Indoor Units (CIBSE TM44 Table 2.3) PS2.4 Check for obstructions to airflow through indoor unit heat exchangers. Check condition of indoor unit grilles and filters.

Outdoor & Indoor Units (CIBSE TM44 Table 2.3) PS2.5 Check location of outdoor unit for proximity to local sources of heat, such as discharged air from other units or warm air exhausts.

TM44 Table 2.3

System Controls (CIBSE TM44 Table 2.4) PS3.1 Assess zoning in relation to factors such as local levels of internal gain, orientation and exposure to radiation.

System Controls (CIBSE TM44 Table 2.4) PS3.2 Note the current indicated weekday and time of day on controllers against the actual time. PS3.3 Note the set on and off periods (for weekday and weekend if this facility is available with the timer).

System Controls (CIBSE TM44 Table 2.4) PS3.4 Identify and assess zone heating and cooling temperature control sensors.

System Controls (CIBSE TM44 Table 2.4) PS3.5 Note the set temperatures in each zone for heating and cooling in relation to the activities and occupancy of the zones and spaces, in relation to the managers intent. PS3.6 Note provision of controls or guidance to inhibit the use of equipment while windows are open. PS3.7 Note the type, age and method of capacity of the equipment.
