The Broad Dale is in close proximity to the Carsphairn and Scaur Hills to the west; and, the Lowther hills to the east. The Grid References for the main access to each wood are: Lot 1 - Drumbuie NS Lot 2 - Barr Moor NS ACCESS Lot 1 Drumbuie Drumbuie is reached from the minor public road linking Sanquhar and Kelloholm. The main access is through Drumbuie Farm along the route shown A1-A2-A3. This is a well-founded private road that has carried substantial timber traffic. Maintenance is according to user. Internal access is provided to lorry standard to point A4, to where timber has been forwarded. Further rights exist over routes A2-A5-A6 but note that A5-A6 is not developed. The track from A7-A8 offers an alternative access into the northern compartments. Maintenance is on a user basis. Drumbuie Farm has established rights over A8-A9. Lot 2 Barr Moor Barr Moor is reached by way of the minor public road from Sanquhar to Euchanhead. From a broad bellmouth, access is taken over route A1-A2-A3, suitable for 4x4 vehicles only. Maintenance is according to user. Previous harvesting operations have forwarded timber to a stacking area at the bellmouth, A1. The minor public roads serving both lots are classified as Consultation Routes by the Timber Transport Forum. DESCRIPTION This is a portfolio of two commercial conifer plantations offering an opportunity for woodland ownership and longer-term capital appreciation. Whilst similar in many ways, each wood has its own characteristics and may appeal to different types of owners. Alternatively, if viewed as a whole, the package offers significant scale and the potential for flexibility over time. Lot 1 Drumbuie Ha/ Acres The largest of the two woods, Drumbuie is dominated by crops planted in Some 70% of the crops are in the year age class. A maturing stand of Sitka, dating from 1982, could be considered for felling in the next few years. Including a small stand of larch, there are about 8.5 hectares of timber.

3 The remaining crop is restocked spruce, planted in 2004 and growing well. On the higher ground an area of about 3 hectares was planted with mixed Scots pine and native broadleaves as part of black grouse habitat management. There is a very pleasing feel to this wood which enjoys panoramic views over upper Nithsdale. Hidden under the mature timber, two small burns could form the basis for a more varied property under the next rotation. There is no Capital Gains Tax on growing timber, although there may be a liability on the land. Under the Inheritance Tax regime, 100% Business Property Relief should be available on commercial woodlands. VAT is charged on forestry work and timber sales, although its effect is neutral if managed as a business.
