Meet at Hardee s at Duffield, Virginia at the intersection of US Hwy 23 and US Hwy 421 / 58. This intersection is about 24 miles north of Kingsport, TN; or about 22 miles south of Norton, VA; or about 40 miles south of Pound Gap, near Jenkins, KY on US Hwy 23; or about 54 miles east of Cumberland Gap, TN/VA/KY. Office location is 164 McCracken Dr., Gray, TN To get to the office, take I-26 to the Boones Creek Road Exit (this is 5 miles north of Johnson City, and is Exit 17). Turn east (away from Jonesborough) onto Boones Creek Road. In a mile, go straight through the stoplight at Zak s Furniture, where the road name changes to Pickens Bridge Road. In a ¼ mile bear left to stay on Pickens Bridge Rd. Go 2 miles, then turn left onto McCracken Drive. Appalachian Forestry is behind and below the third house on the right. Please call if you are in need of further directions to Appalachian Forestry. PAYMENT: Payment for the timber and a $4, performance deposit will be required at timber sale contract closing. Contract must be closed within 30 days of the bid date. Bid deposit or money at the time of bidding is not required.

2 CONTRACT TERM: The owners have a preference for a timber sale contract term of three years, or less if possible. MARKING FOR BOUNDARIES: All sale unit boundaries have been marked with red paint on trees at the boundary, facing in toward the timber sale unit. These red-painted boundary trees are not to be cut. Please note that there is orange paint in the woods, done by a surveyor prior to two boundary line changes, one of which was a major change due to a land swap in the middle of the Little Ridge tract. You may now ignore the orange markings, as all red paint indicates the most recent and correct boundaries. METHODS AND STANDARDS: A 100% tally was used to measure the sawtimber volume. A D-tape was used on ±95% of the trees to measure their diameters. A laser hypsometer was used on ±90% of the trees to measure sawlog heights. Generally, the minimum standard for hardwood sawlogs is a USFS Grade 3 log. Poplar logs are tallied if they meet these standards and/or the standards for peelers. Using Doyle Rule, the total volume is 972,007 BF. Using Scribner Rule, the total volume is 1,153,881 BF. Using International Rule, the total volume is 1,264,895 BF. DIRECTIONS TO TIMBER SALE: Property is at 1054 Kane Gap Rd., Duffield, VA. From all points along US Hwy 23: Take US Hwy 23 to Duffield, VA, located at the intersection of US Hwy 23 and US Hwy 421 / 58. Duffield is about 24 miles north of Kingsport, TN; or about 22 miles south of Norton, VA; or about 40 miles south of Pound Gap, near Jenkins, KY; or about 54 miles east of Cumberland Gap, TN/VA/KY. From Duffield, VA: Take US Hwy 421 northbound / US Hwy 58 westbound for 6½ miles up, over, and down Powell Mountain. At the bottom of the mountain, turn right onto Route 612 (Kane Gap Road), then go 2 miles to Valilee Farms, which is on both sides of the road. The farm property begins at an apple orchard on your right; road frontage continues on both sides of the road for a ½ mile. Alternate route from Cumberland Gap and points along US Hwy 58: Travel east on US Hwy 58 for 35 miles from Cumberland Gap to Jonesville, then east 9 miles more to its intersection with US Hwy 421 at the Dot community. From this intersection, continue east on US Hwy 58 for 4 more miles (48 miles in all), then turn left onto Route 612 (Kane Gap Road), then go 2 miles to Valilee Farms, which is on both sides of the road. The farm property begins at an apple orchard on your right; road frontage continues on both sides of the road for a ½ mile. Once you are at the road frontage to the property, To get to the ±19 acre stand on Powell Mountain: As soon as you see the apple orchard on your right, immediately pass through a gate on the right into the orchard. This gate is flagged pink, and the route through the orchard and pastures is also flagged pink. Near the top of the pastures, you will have to leave your truck, then walk to the stand by following an old skid road marked by more pink flagging. To get the the ±91 acre stand on Little Ridge: There are two already-existing accesses available for timber cruising activities; however, only one is available for log truck traffic. A third access, requiring road construction, is also available for log truck traffic. 1) Cruising access: The least cumbersome route for cruising is about 500 yards past the apple orchard, and 100 yards past the fairly new Larry Hobbs home. This access 2

3 is marked by some new wooden panels and blue flagging on the left. Follow the natural route up the hill, then bear right to follow the open ridge tops, then along the eastern boundary of the property (all while following blue flagging) to the timber stand. However this access is for timber cruising only, and is not available for log truck access. 2) Cruising and trucking access: Across from the end of the apple orchard, and at an implement shed on the left of Route 612, is a gate. Pass through this gate (flagged blue), follow the existing farm road up the hill, pass through two blue flagged gaps, down a hill, past a barn, and up a hill (all while following blue and pink flagging) to the timber stand. A road continues through the woods along a power line right-of-way (to be used only if you have good tires or frozen ground.) This route is available for both timber cruising activities and for log truck access. However, one must deal with three gates or gaps, and, much of the time, cattle. 3) Trucking access: I believe a third route lends itself best to trouble free log truck access; however, this route will require the construction of a new road. This proposed road begins on the left at the mouth of a running hollow about 150 yards past the end of the apple orchard and on the left or north side of Route 612. Follow the pink flagging up the hill, running roughly parallel to the hollow and also parallel to a power line right-of-way. This pink flagging passes through some small, scrubby locust and cherry trees, then through the edge of a hay field, then past a barn, then up the hill to the timber stand. This route requires new road building, but it will allow for a very dry access without having to pass through cattle or gates. This route has also been received most favorably by the Virginia Department of Forestry. In any case and for any access, it will be an excellent idea for the eventual timber buyer to spend a day with Larry Hobbs, manager of Valilee Farms, for access planning purposes. There is a good deal of high tensile wire fencing on this property, and Mr. Hobbs would prefer to take it down or re-locate this fencing himself, and preferably with about two weeks notice before your loggers arrival. TIMBER NOTES & HARVESTING: AREA ON POWELL MOUNTAIN: TIMBER: The timber in this section is nearly pure poplar. 171,145 BF (Doyle) lies on about ±19 acres, making for an average volume of about 9,000 BF/acre. This poplar is extremely dense and well developed. Poplar makes up 90% of this stand. Northern red oak, red maple, and basswood and are found in small percentages. HARVESTING: All timber in this stand is for sale and may be cut, whether marked with blue paint or not (the blue paint was simply used by me to keep track of what sawtimber trees I had tallied during my measurement you are encouraged to cut all of the unmarked pulpwood trees also.) The Seller has a very high preference for a clear cut of the greatest degree practicable. AREA IN CABIN TRACT: TIMBER: This is a smallish area of perhaps 5 acres located along the western boundary, north of the public road, and separate from the majority of the Little Ridge timber. Twothirds of the timber in this stand is poplar, the remainder is mixed red oak. 31,380 BF (Doyle) lies on ±5 acres. HARVESTING: This is intended to be a partial timber cut; therefore, only timber marked with blue paint is for sale and may be cut. 3

4 AREA ON LITTLE RIDGE: TIMBER: This is a ±91 acre area of very moderately sloping land with very high quality poplar and mixed oak. The timber is quite large and well developed. This ridge has the very well-drained yet rich soils common to other dolomitic limestone ridges such as Copper Ridge. Such soil types can lend themselves very well for logging in marginal weather. Poplar, along with all species of oak, are very tall and show excellent quality. Approximately 769,482 BF (Doyle) lies on ±91 acres, for an average of nearly 8,500 BF/acre. HARVESTING: This is intended to be a partial timber cut; therefore, only timber marked with blue paint is for sale and may be cut. Trees marked with a spot have been tallied as sawtimber. Trees above 9 inches DBH and marked with an X must be cut. Trees less than 9 inches DBH and marked with an X may be cut at the Purchaser s discretion. The Seller has a very high preference for a complete harvest of the greatest degree practicable of all blue painted trees. Unmarked trees include many good quality trees and moderate volume trees of desirable species, and therefore extra care should be taken when harvesting around them. If unmarked seed trees are knocked down, broken, or severely skinned up, then the Purchaser must leave a nearby marked tree of an equal or greater volume in its place. OVERALL: Poplar on this tract is very tall with excellent diameter. Some poplar stands hold extremely dense volumes. The poplar on Powell Mountain averages just over 300 BF/tree (Doyle); while the poplar on Little Ridge averages just under 300 BF/tree. Chestnut oak is very clean and extremely well developed. I believe that many chestnut oak butt logs will qualify for the rift or quarter sawn markets. Chestnut oak averages 268 BF/tree, but there is wide variety in size. White oak is also quite nicely developed. I believe that a very significant number of the white oak logs will qualify as stave logs; and a significant number of the butt logs will qualify as veneer logs. White oak averages 319 BF/tree. Black oak also shows good quality and excellent size averaging 337 BF/tree. Northern red oak has excellent height, excellent diameter, excellent quality averaging 406 BF/tree. Scarlet oak averages 258 BF/tree. OTHER ACCESS NOTES: The Little Ridge tract has amazingly little elevation relief. The ground within the tract is surprisingly gentle. Within the timber areas of Little Ridge, elevation relief is only 300 feet. This gentle land makes this timber sale unit an excellent candidate for harvesting with a tracked feller buncher. OTHER HARVESTING INFORMATION AND HARVESTING GOALS: Spots are painted on trees tallied for sawtimber volume. An "X" is painted on trees not tallied for sawtimber volume, but which should be cut. On the ±19 acres on Powell Mountain, the landowner would truly desire to see you accomplish a true clear cut. On the larger area on the Little Ridge side of the farm, trees above 9 inches DBH and marked with either a spot or an X must be cut. Trees less than 9 inches DBH and marked with an X may be cut at the Purchaser s discretion. Culverts or other improvements must be used at any crossing of a perennial stream. Several pulpwood logs, a hollow log, or a culvert should be used at any crossing of a wet weather stream or seep. When operations are complete in a particular area, all skid roads must be bladed, water-barred, and seeded; and landings must be smoothed, 4

5 drained, and seeded. Any berms on roads must be pulled back in. Any roads in pastures must also be seeded. TO BE CLEAR: Though this sale has three separate areas, it all constitutes one single sale, to be sold in one single bid event. OTHER INFORMATION: Water bars will be required on all skid and haul roads before leaving and before shutdown periods of more than a month. Seeding all roads will be required before the end of operations. I would like a one week notice before operations begin or end. Please contact me or attend the timber showing to make certain you are familiar with any expectations which may or may not be part of your normal operations. Virginia laws will apply. Please note that this is NOT a sale of all timber on the Valilee Farms property, only a sale of timber from ±115 acres, as mapped and marked. Enclosed volume estimate is not a guarantee. Each timber buyer should satisfy himself as to the quality and quantity of the timber before bidding. The owner reserves the right to reject any or all bids.
