After approximately 4 miles turn left onto the old A470. Follow the road for half a mile and on the left hand bend take the lane to the right signed Brynderwen. Follow the lane for approximately 1.8 miles over the river to a crossroads. Turn left and the entrance to the wood is on the left after 100 yards, point A on the sale plan. Please be aware of hazards within the woodland when viewing. Please park by the gate, which is locked, and walk into the woodland. DESCRIPTION This property sits in a picturesque location very close to the banks of the River Wye, classified SAC (Special Area of Conservation). As part of the history of the woods, ancient stones (not classified as ancient monuments) can be found near the western boundary. There is also a forestry workers shelter and shed (point B on the plan). The shelter is a large timber building with a planked area outside. The accommodation provides sufficient space for cooking and storage areas. It is thought there is a pair of red kites nesting in the oak woodland. For the most part of it the land is flat and easily worked. The soil type is a slowly permeable seasonally wet acidic loamy clay. This is understood to be reasonably mineral rich and fertile with some peat flushes. The northern section of the woodland has previously grown some good quality mixed conifers which were harvested prior to This area of about 7 hectares (18 acres) has been replanted with native mixed broadleaves and also has some natural birch regeneration along with some Douglas fir. The new owner can influence the direction of this woodland either by re-introducing a greater proportion of Douglas fir to orientate it towards commercial forestry, or supporting the existing planting and enforcing the natural broadleaf character. All operations will be subject to conditions imposed by the original felling licence. There remains some 2.6 hectares (6.41 acres) of Japanese larch planted in This crop should reach maturity over the next five years and there may be approximately 600 tonnes that could be felled into the active local timber market. In addition about 40 Japanese larch have been felled and used to create a vehicle bridge across the stream. The eastern end of the wood comprises about 1.4 hectares (3.5 acres) of oak. Although this is an established crop with further careful management this can provide a continued income stream from firewood sales to the successful purchaser. STOCKING SCHEDULE Cpt. Area P.
