6 Langford s Corporate Culture Examples Rainwater Management: Infiltration At incorporation, mostly open ditches Rock Pits were already being used Current BMP s were encouraging zero impact discharges Result was a policy of Zero Rainwater Discharge

8 The Policy Rainwater Management All Development is required to manage stormwater onsite; All development is required to maintain their onsite infiltration systems Restrictive Covenants required; Annual maintenance inspections required by Bylaw; Developments generally have not been required to extend storm drainage systems..

9 Langford: Stormwater Management Has it Worked?? Generally.. Yes! The downtown area is predominately unsaturated gravel, functions well.

10 Langford: Rainwater Management The 2006 Winter Storms (The Good). Generally good performance in downtown in 2006; System provides effective feedback to owner or City if maintenance required; Most portions of the downtown could accommodate peak flows, some short duration backups..

11 Langford: Rainwater Management The 2006 Winter Storms (The not so Good). Some areas were marginally suitable for infiltration; Some areas of high groundwater tables; Owner feedback why doesn t the municipality provide a connection?; The need to know where that water is going

17 Rainwater Management We re Adjusting! Considering combination infiltrator/horizontal pipe systems to provide an overflow route; More comprehensive onsite drainage investigations required; Not all areas will required to infiltrate. But we still support the principle of on-site infiltration
