5 EXECUTIVE SUMMARY A.G. Wassenaar, Inc. (AGW) has performed a Phase I Environmental Site Assessment (ESA) in general conformance with the scope-of-work and limitations of American Standard of Testing Materials Standard Practice Designation E for the subject property identified as The Lanterns in Castle Rock, Colorado. Any exceptions or deletions from this practice are described in Section 12.0 of this report. The subject property is generally located in a mixed area consisting of residential neighborhoods and vacant grazing land. The property currently consists largely of vacant grazing land characterized by topographic variation, trending toward the northwest, and gulches and natural drainages that traverse the subject property. A railroad track easement defines the western boundary of the subject property. Ponds and natural depressions are located on the subject property and overhead electric lines are in place that service four residences, two of which are occupied. The abandoned residences are in very poor condition and the properties contain significant debris from the previous tenants. No oily sheens or odors were observed near the ponds or near unofficial waste disposal sites on the subject property. Inert debris has been disposed in natural drainages near the western boundary and consists of truck parts, an engine, tires, and numerous unmarked rusted drums and containers. Other refuse items on the subject property include abandoned vehicles, fencing, metal farm equipment, windmill parts, and tires. The subject property is surrounded by single-family residential neighborhoods to the north and partially to the east. Residential ranch properties were observed to the northwest, south, and along the western boundary. Based on AGW s historical review, the subject property has been primarily vacant with 725 East Douglas Lane in place since at least Unimproved roads, East Douglas Lane, and three additional residences (912, 934, and 1533 East Douglas Lane) were constructed on the subject property and remain at the time of this report. The land appears to have primarily been used for grazing purposes and remains predominantly vacant. The Denver Rio Grande Western Railroad, Plum Creek, and US-85/I-25 were in place since at least The area immediately surrounding the subject property was historically vacant land, possibly used for agricultural purposes, and few residences were present until the early 1990s when development took place in all directions, with the exception of eastward. The surrounding area within one mile of the subject property underwent significant residential and some commercial development from the 1990s to the present. A Limited Phase II Subsurface Investigation was completed by AGW in August 2004 to address three locations that were identified in a Phase I ESA completed by AGW in July The three locations included stained soil near a farm silo and concrete pad at 725 East Douglas Lane, an unofficial waste disposal site west of a barn at 1533 East Douglas Lane, and an unofficial waste disposal area in dry drainages near the western boundary of the subject property. Soil and ground water were sampled from beneath and downgradient from the two unofficial waste disposal sites. Soil samples were analyzed for total extractable petroleum hydrocarbons (TEPH) and ground water samples were analyzed for volatile organic compounds (VOCs). Results of the TEPH and VOC analyses did not identify elevated levels of contaminants in soil or ground water. A near surface soil sample was obtained near the silo at 725 East Douglas Lane and laboratory analysis identified i

6 elevated levels of total recoverable petroleum hydrocarbons; however, a downgradient soil and ground water sample did not identify TEPH or VOC contamination. The visual site survey for this Phase I ESA did not identify significant changes to the three locations; however, stained soil was not observed near the silo. According to the Colorado Division of Water Resources, sixteen permits have been filed for ground water wells on the subject property. AGW recommends that ground water wells that are not in use on the subject property be properly abandoned in accordance with applicable regulatory guidelines. Publicly available records revealed several potential offsite sources of contamination within a one mile radius of the subject property. AGW reviewed publicly available information and none of the offsite listings were determined to be recognized environmental conditions in relation to the subject property. This assessment has revealed no evidence of recognized environmental conditions in connection with the subject property, with the exception of the following: Stained soil was observed in the vicinity of a silo at 725 East Douglas Lane during a 2004 Phase I ESA. A subsequent Limited Phase II Subsurface Investigation revealed elevated levels of petroleum hydrocarbons in near-surface soil. Based on site observations and interviews with individuals knowledgeable of the subject property, AGW cannot confirm if impacted soil was ever excavated or disposed; however, stained soil was not observed during a visual site survey. Based on soil samples obtained beneath and downgradient of the impacted soil location in 2004, contamination appears to have not migrated or impacted groundwater. The extent of contamination is believed to be limited and is not expected to significantly impact the subject property. Any impacted soils that are uncovered during redevelopment construction activities should be characterized and properly disposed in accordance with applicable regulatory guidelines. The following items are not considered recognized environmental conditions; however, AGW has determined these issues to be important environmental considerations which should be understood in connection with the subject property: Two unofficial waste disposal sites on the subject property are considered historical recognized environmental conditions. AGW recommends that all debris be removed from the subject property by the current tenants/owners prior to acquisition of the property. Numerous rusted, empty drums and empty buckets were observed on the subject property. One drum was discovered near an abandoned vehicle at 1533 East Douglas Lane that appeared to contain unknown contents. The potential exists for additional drums to be found that contain material. Any containers that are located on the subject property that have contents should be evaluated and properly disposed in accordance with applicable regulatory guidelines. ii

7 A significant amount of inert debris was observed on the subject property. AGW recommends that all debris be removed from the subject property by the current tenants/owners prior to acquisition of the property. If in the future, the subject property is redeveloped and construction debris is encountered in subsurface soil, AGW recommends that construction activities be halted and a Colorado Department of Public Health and Environment (CDPHE) accredited asbestos building inspector be contacted to assess the site. Based on the age of the buildings located on the subject property, a potential exists for asbestos containing material to be present. Prior to demolition or renovation activities within the structures presently located on the subject property, asbestos testing will be required by a CDPHE accredited asbestos building inspector. AGW recommends that ground water wells not in use on the subject property be properly abandoned in accordance with applicable regulatory guidelines. iii

8 1.0 INTRODUCTION On behalf of Carlson Associates, Inc, A.G. Wassenaar, Inc. (AGW) has completed a Phase I Environmental Site Assessment (ESA) for the subject property identified as The Lanterns in Castle Rock, Colorado. The subject property was evaluated for potentially significant onsite environmental contamination through a property inspection, a review of historical property uses, interviews with individuals associated with the property, and a review of environmental records available from government agencies. This report was written to summarize AGW s findings during a Phase I ESA of the subject property. Although AGW completes thorough studies, no warranty is made of the accuracy, completeness, and timeliness of information obtained from government or third party sources. No parties, except the Client, are authorized to review this report unless they agree to waive any possible claims against A.G. Wassenaar, Inc, arising from such use. 2.0 PURPOSE AND SCOPE OF WORK AGW s assessment is designed to be in general accordance with Phase I ESAs as established by the American Society of Testing and Materials (ASTM), Standard Practice Designation E The assessment consists of a site reconnaissance to identify potential environmental problems; interviews with individuals having knowledge of the subject site; a review of publicly available records pertaining to environmental resources at the subject site; and a report documenting AGW s findings, opinion, and conclusions. This practice is intended to constitute an all appropriate inquiry to identify recognized environmental conditions (RECs) in connection with the subject property for purposes of Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA) innocent landowner liability protection. This report will identify RECs (if any) which have been identified in relation to the subject property. The term recognized environmental condition is defined as the presence or likely presence of any hazardous substances or petroleum products on the property under conditions that indicate an existing release, past release, or material threat of a release of any hazardous substances or petroleum products into structures on the property or into the ground, ground water, or surface water of the property. The term includes hazardous substances or petroleum products even under conditions in compliance with laws. The term is not intended to include de minimis conditions that generally do not present a material risk of harm to public health or the environment and that generally would not be the subject of enforcement action if brought to the attention of appropriate government agencies. 3.0 SITE DESCRIPTION The subject property can generally be described as Section 26 in its entirety, a portion of the eastern half of Section 27, and a portion of the southeast quarter of Section 22; Township 8 South; Range 67 West of the Sixth Principal Meridian. The property consists of approximately 850 acres situated east of the Denver and Rio Grande Western Railroad tracks and Interstate 25 (I-25); south Phase I Environmental Site Assessment Page 1 The Lanterns November 26, 2013 Castle Rock, Colorado AGW Project Number E13620.E1

9 of residences and Crystal Valley Parkway; and west of residences, vacant land, and Loop Road in Castle Rock, Colorado. East Douglas Lane traverses the subject property, trending in a north/south direction. Physical setting information for the site is described in Table 1 below and Figure 1 of this report depicts the general location of the subject property. USGS Topographic Map 7.5 Castle Rock South Quadrangle SITE HISTORY The historic land uses of the subject property and the surrounding areas were examined with the purpose of interpreting, where possible, the past activities that have or may have negatively impacted the natural resources of the site. The references reviewed included: a United States Geological Survey (USGS) Topographic Map of the 15 Castle Rock Quadrangle from 1934; USGS Topographic Maps of the 7.5 Castle Rock South Quadrangle from 1964, 1971, 1978, and 1988; USGS Topographic Maps of the 7.5 Dawson Butte Quadrangle from 1964, 1975, and 1988; and aerial photographs obtained in 1937, 1955, 1993, 1999, 2005, and Duplicate topographic map years were provided to illustrate the property conditions surrounding the subject property, which lies near the western extent of the Castle Rock South Quadrangle and beyond the eastern extent of the Dawson Butte Quadrangle. The subject property and all areas located to the north, south, and east are depicted on the Castle Rock South Quadrangle. All areas located northwest, west, and southwest are depicted on the Dawson Butte Quadrangle. Many buildings were constructed in the surrounding areas, with the exception of land east of the subject property, which appears to have remained vacant. A residential subdivision was developed to the north and improved roads for development to the west were in place. No significant visible changes; another structure appears to be in place at 934 East Douglas Lane. The residential development to the north underwent further development and large lot residences were constructed to the south. Residential development took place to the west where improved roads were constructed in the previous aerial photograph. No significant visible changes. A dense residential subdivision was constructed adjoining the eastern portion of the northern boundary. Improved roads and grading activities were performed to the east and northeast of the subject property. Further residential development took place to the west and south. Some visible debris was in place at 912 East Douglas Lane and an additional structure appears to have been constructed at 934 East Douglas Lane. Majority of the land appears to remain vacant with drainages and creeks in place. Additional residential development took place along the northern portion of the eastern boundary and improved roads and grading activities occurred to the north and adjoining the northern boundary. Residential development took place to the northeast and east. 4.3 Previous Environmental Investigations In July 2004, a Phase I ESA was conducted by AGW for the subject property (AGW Project Number E04468.E1). At that time, there were four residential properties located on the subject property: 725 East Douglas Lane, 912 East Douglas Lane, 934 East Douglas Lane, and 1533 East Douglas Lane. Based on the ESA, RECs were identified, which included: several unofficial waste disposal sites located on the subject property and significantly stained soil and stained concrete in the vicinity of a silo located at 725 East Douglas Lane. Based on recommendations from the Phase I ESA, a follow-up Limited Phase II Subsurface Investigation was performed by AGW in August 2004 (AGW Project Number E04468.E2). AGW collected soil samples near the surface and at depth as well as ground water to determine the presence or absence of significant subsurface contamination at the areas outlined in the Phase I ESA. Soil near the silo at 725 East Douglas Lane was sampled from a depth of approximately 1.5 feet below the ground surface (BGS) and distinct discoloration and odors were noted. Based on laboratory analysis of the sample, total recoverable petroleum hydrocarbons (TRPH) were found at Phase I Environmental Site Assessment Page 4 The Lanterns November 26, 2013 Castle Rock, Colorado AGW Project Number E13620.E1

12 levels greater than the Colorado Department of Labor and Employment, Oil and Public Safety (OPS) action level. Soil borings were advanced near 725 and 1533 East Douglas Lane and near two unofficial waste disposal sites in the western portion of the subject property. Samples that were found to have a photoionization detector (PID) relative response unit (RRU) greater than 10 were sent to Argon Laboratories, Inc. for analysis. All samples were analyzed for total extractable hydrocarbons (TEPH) and results indicated levels less than laboratory detection limits. Ground water from select boreholes was analyzed for volatile organic compounds (VOCs). Upon analysis of the ground water, results indicated levels of VOCs less than laboratory detection limits. Based on the elevated levels of TRPH at the near-surface soil sample, AGW recommended that petroleum impacted soils in the vicinity of the silo at 725 East Douglas Lane be excavated and properly disposed of offsite. In April 2005, AGW conducted a Phase I ESA for 23 acres situated in the northwest portion of the subject property (AGW Project Number E05250.E1). Based on historical research, a site inspection, and results of the 2004 Limited Phase II Subsurface Investigation discussed, above, the assessment did not reveal any evidence of RECs in connection with the portion of the subject property specific to that evaluation. 4.4 of Historical Information Based on AGW s historical review, the subject property has been primarily vacant with 725 East Douglas Lane in place since at least Unimproved roads, East Douglas Lane, and three additional residences (912, 934, and 1533 East Douglas Lane) were constructed on the subject property and remain at the time of this report. The land appears to have primarily been used for grazing purposes and remains largely vacant. Intermittent creeks and ponds were also located on the subject property and drain to Plum Creek, which is located offsite to the west. Based on the previous environmental investigations completed by AGW, two unofficial waste disposal sites are identified as historical RECs. Based on site observations and interviews with individuals knowledgeable of the subject property, AGW cannot confirm if impacted soil near the silo at 725 East Douglas Lane was ever excavated or disposed and has identified this as a REC. Stained soil was not observed during a visual site survey and based on soil samples obtained beneath and downgradient of the impacted soil location in 2004, contamination appears to have not migrated or impacted ground water. The extent of contamination is believed to be limited and is not expected to significantly impact the subject property. Any impacted soil that is uncovered during redevelopment construction activities should be characterized and properly disposed in accordance with applicable regulatory guidelines. Based on the age of buildings located on the subject property, a potential exists for asbestos containing material to be present. 13 Western Railroad, Plum Creek, and US-85/I-25 were in place since at least The surrounding area within one mile of the subject property underwent significant residential and some commercial development from the 1990s to the present. It is the opinion of AGW that the features of the surrounding properties are not identifies as RECs in relation to the subject property. 5.0 SITE RECONNAISSANCE The property was inspected during a site visit by Mr. David Slawkawski on November 15, The inspection included a thorough visual survey of the subject property (including a physical inspection of the property grounds for visible signs of contamination or contamination sources), as well as a drive-by survey of the nearby area. Photographs taken during the site visit are included in Attachment B. Visible characteristics of the subject property are described in Table 4, below, and depicted in Figure 2. Numerous unimproved roads traverse the subject property and East Douglas Lane is in place, but in poor condition. Residential properties likely utilize septic systems. Significant inert waste was observed in gulches and near the abandoned residences. One 55-gallon drum near 1533 East Douglas Lane. Pole-mounted transformers are located on the subject property and one near a stock pond on the west side of the subject property had de minimis staining. Pits were observed near the abandoned residences and contained various debris. Numerous ponds, depressions, and gulches are located on the subject property. Typical wetland vegetation is located near some ponds and gulches. None observed. None observed. Unofficial waste dump sites were observed on the subject property, mainly in natural depressions and gulches. Debris remains near the abandoned residences from previous tenants. None observed. Ground water wells are located on the subject property; spigots and windmills were observed near the residences on the subject property. Concrete cisterns were observed near the residences. Residences likely utilize septic systems. Interior Observations Two occupied residences appeared to be slab-on-grade construction and had barns and garages, which were not directly observed. The property at 1533 East Douglas Lane consisted of one trailer home on cement pillars and a slab-on-grade lean-to. Property at 725 East Douglas Lane consisted of a silo and four slab-on-grade structures. The interiors of the two occupied residences were not directly observed. From a possible vantage point without entry, the abandoned residences were in poor, dilapidated conditions and were unsafe for entry. 5.1 Property Grounds The subject property is generally located in a mixed area consisting of residential neighborhoods and vacant grazing land. The property currently consists largely of vacant grazing land characterized by topographic variation, trending toward the northwest, and gulches and natural drainages that traverse the subject property. Ponds and natural depressions are located on the subject property and overhead electric lines are in place that service four residences, two of which are occupied. The abandoned residences are in very poor condition and the properties contain significant debris from the previous tenants. No oily sheens or odors were observed near the ponds or near the waste disposal sites. Waste has been disposed in natural drainages near the western boundary and consisted of truck parts, an engine, tires, and numerous unmarked rusted drums and containers. Other refuse items on the subject property include abandoned vehicles, fencing, metal farm equipment, windmill parts, and tires. It is the opinion of AGW that none of the features of the subject property are identified as RECs, with the exception of stained soil previously discussed in Section 4.3, above. 15 Numerous rusted, empty drums and empty buckets were observed on the subject property. One drum was discovered near an abandoned vehicle at 1533 East Douglas Lane that appeared to contain unknown contents. The potential exists for additional drums to be found that contain material. Any containers that are located on the subject property that have contents should be evaluated and properly disposed in accordance with applicable regulatory guidelines. It is recommended that all debris be removed from the subject property by the current tenants/owners prior to acquisition of the property. If in the future, the subject property is redeveloped and construction debris is encountered in subsurface soil, AGW recommends that construction activities be halted and a CDPHE accredited asbestos building inspector be contacted to assess the site. According to the Colorado Division of Water Resources, sixteen permits have been filed for ground water wells on the subject property. While not a REC, AGW deems the ground water wells to be pertinent environmental conditions in relation to the subject property. AGW recommends that ground water wells that are not in use on the subject property, be properly abandoned in accordance with applicable regulatory guidelines. 5.2 Surrounding Properties The subject property was surrounded by single-family residential neighborhoods to the north, south, and partially to the east. Residential ranch properties were observed to the northwest, south, and along the western boundary. The railroad track easement defined the western boundary of the subject property. None of the features of the surrounding properties are identified as RECs in relation to the subject property. 6.0 PUBLIC RECORDS REVIEW A review of public records was completed by Satisfi Environmental Information (Satisfi) of Castle Rock, Colorado. This record search was defined to meet or exceed the ASTM guidelines for a Phase I ESA records search. The search area defined by ASTM varies from the subject property to a maximum radius of one mile. However, unless there is a specific reason to believe that a listing is nearby and of potential concern, there is no requirement in the ASTM standard to attempt to verify the location of the listings. 7.0 ENVIRONMENTAL LIENS On November 7, 2013, AGW corresponded with Mr. Scott Carlson of Carlson Associates, Inc, to inquire about any known environmental liens associated with the subject property. Mr. Carlson completed the User Questionnaire for Landowner Liability Protections in accordance with the ASTM Standard Practice Designation E A copy of the completed questionnaire is included as Attachment D. A review of public records was completed by Satisfi. This record search was defined to meet or exceed the ASTM guidelines for a Phase I ESA record search. 18 of a quarter-mile radius. The information reviewed for this assessment did not identify AULs associated with the subject property. 8.0 INTERVIEWS 8.1 Current Owner On November 15, 2013, AGW corresponded with Ms. Stephanie Hoyes, the tenant that is renting the residence at 912 East Douglas Lane. According to Ms. Hoyes, the property is owned by Premise Real Estate, LLC and she has rented the portion of the parcel that she is currently residing on since October The house was moved to its current location in the 1980s by the Army Corps of Engineers and to her knowledge, the land has always been used for ranching purposes. AGW corresponded with Mr. Don Larrick on November 20, Mr. Larrick is the manager of the subject property and believes that the property was purchased in the late 1990s/early 2000s. Mr. Larrick is unsure if stained soil near the silo at 725 East Douglas Lane has ever been excavated and disposed. He stated that the subject property has historically been largely vacant used for grazing land and the four leased residential lots. AGW also corresponded with Mr. Allan Brandt, who is a part of the ownership group of the subject property. Mr. Brandt is not aware of any environmental concerns on the subject property. The resident at 934 East Douglas Lane is renting that parcel, but according to Mr. Brandt, they are unavailable for an interview due to an ongoing eviction process. 8.2 Local Government Official A request was made to the Deputy Fire Marshal at the Castle Rock Fire and Rescue Department for a search of fire department records to determine if any hazardous material spills or other incidents of environmental concern have been reported for the subject property. At the time of this report, the search has not been completed. Upon receipt, any pertinent results will be forwarded to the client under separate cover. A records inquiry was submitted to OPS and CDPHE on November 13, 2013, and according to the respective departments, there are no records for 725 East Douglas Lane, 912 East Douglas Lane, 934 East Douglas Lane, or 1533 East Douglas Lane, the addresses for residences located on the subject property. 8.3 Client / User Scott Carlson, Carlson Associates, Inc. 19 9.0 FINDINGS AND OPINION The subject property is generally located in a mixed area consisting of residential neighborhoods and vacant grazing land. The property currently consists largely of vacant grazing land characterized by topographic variation, trending toward the northwest, and gulches and natural drainages that traverse the subject property. A railroad track easement defines the western boundary of the subject property. Ponds and natural depressions are located on the subject property and overhead electric lines are in place that service four residences on the subject property, two of which are occupied. The subject property is surrounded by single-family residential neighborhoods to the north and partially to the east. Residential ranch properties were observed to the northwest, south, and along the western boundary. Based on AGW s historical review, the subject property has been primarily vacant with 725 East Douglas Lane in place since at least Unimproved roads, East Douglas Lane, and three additional residences (912, 934, and 1533 East Douglas Lane) were constructed on the subject property and remain at the time of this report. The land appears to have primarily been used for grazing purposes and remains predominantly vacant. The Denver Rio Grande Western Railroad, Plum Creek, and US-85/I-25 were in place since at least The area immediately surrounding the subject property was historically vacant land, possibly used for agricultural purposes, and few residences were present until the early 1990s when development took place in all directions, with the exception of eastward. The surrounding area within one mile of the subject property underwent significant residential and some commercial development from the 1990s to the present. The abandoned residences on the subject property are in very poor condition and the properties contain significant debris from the previous tenants. No oily sheens or odors were observed near the ponds or near unofficial waste disposal sites on the subject property. Inert debris has been disposed in natural drainages near the western boundary and consists of truck parts, an engine, tires, and numerous unmarked rusted drums and containers. Other refuse items on the subject property include abandoned vehicles, fencing, metal farm equipment, windmill parts, and tires. A Phase I ESA completed by AGW in 2004 identified three locations, including stained soil near a farm silo and concrete pad at 725 East Douglas Lane, an unofficial waste disposal site west of a barn at 1533 East Douglas Lane, and an unofficial waste disposal area in dry drainages near the western boundary of the subject property as RECs. A Limited Phase II Subsurface Investigation was completed by AGW in August 2004 to address the three locations. Laboratory analysis results did not demonstrate petroleum impacted soil or VOC impacted ground water beneath or downgradient from the two unofficial waste disposal sites. AGW recognizes the two unofficial waste disposal sites on the subject property as historical recognized environmental conditions. 20 Data obtained from soil and ground water sampling performed in 2004 revealed elevated levels of petroleum hydrocarbons in near-surface soil in the vicinity of the silo at 725 East Douglas Lane. Based on site observations and interviews with individuals knowledgeable of the subject property, AGW cannot confirm if impacted soil was ever excavated or disposed; however, stained soil was not observed during a visual site survey. It is the opinion of AGW that the petroleum impacted near-surface soil, presents a REC. Any impacted soil that is uncovered during ground intrusive activities should be characterized and properly disposed in accordance with applicable regulatory guidelines. Based on soil samples obtained beneath and downgradient of the impacted soil near the silo at 725 East Douglas Lane in 2004, contamination appears to have not migrated or impacted groundwater. The extent of contamination is believed to be limited and is not expected to significantly impact the subject property. According to the Colorado Division of Water Resources records, sixteen permits have been filed for ground water wells on the subject property. AGW recommends that ground water wells that are not in use on the subject property, be properly abandoned in accordance with applicable regulatory guidelines. A review of publicly available records revealed several potential offsite sources of contamination within a one mile radius of the subject property. AGW reviewed publicly available information and none of the offsite listings were determined to be RECS in relation to the subject property CONCLUSION We have performed a Phase I ESA in general conformance with the scope-of-work and limitations of American Standard of Testing Materials Standard Practice Designation E for the property identified as The Lanterns in Castle Rock, Colorado. Any exceptions or deletions from this practice are described in Section 12.0 of this report. This assessment has revealed no evidence of recognized environmental conditions in connection with the property, with the exception of the following: Stained soil was observed in the vicinity of a silo at 725 East Douglas Lane during a 2004 Phase I ESA. A subsequent Limited Phase II Subsurface Investigation revealed elevated levels of petroleum hydrocarbons in near-surface soil. Based on site observations and interviews with individuals knowledgeable of the subject property, AGW cannot confirm if impacted soil was ever excavated or disposed; however, stained soil was not observed during a visual site survey. Based on soil samples obtained beneath and downgradient of the impacted soil location in 2004, contamination appears to have not migrated or impacted groundwater. The extent of contamination is believed to be limited and is not expected to significantly impact the subject property. Any impacted soils that are uncovered during redevelopment construction activities should be characterized and properly disposed in accordance with applicable regulatory guidelines. 21 The following items are not considered recognized environmental conditions; however, AGW has determined these issues to be important environmental considerations which should be understood in connection with the subject property: Two unofficial waste disposal sites on the subject property are considered historical recognized environmental conditions. AGW recommends that all debris be removed from the subject property by the current tenants/owners prior to acquisition of the property. Numerous rusted, empty drums and empty buckets were observed on the subject property. One drum was discovered near an abandoned vehicle at 1533 East Douglas Lane that appeared to contain unknown contents. The potential exists for additional drums to be found that contain material. Any containers that are located on the subject property that have contents should be evaluated and properly disposed in accordance with applicable regulatory guidelines. A significant amount of inert debris was observed on the subject property. AGW recommends that all debris be removed from the subject property by the current tenants/owners prior to acquisition of the property. If in the future, the subject property is redeveloped and construction debris is encountered in subsurface soil, AGW recommends that construction activities be halted and a CDPHE accredited asbestos building inspector be contacted to assess the site. Based on the age of the buildings located on the subject property, a potential exists for asbestos containing material to be present. Prior to demolition or renovation activities within the structures presently located on the subject property, asbestos testing will be required by a CDPHE accredited building inspector. AGW recommends that ground water wells not in use on the subject property be properly abandoned in accordance with applicable regulatory guidelines LIMITATIONS The professional judgments expressed in this report meet the standard of care for our profession. Environmental issues (among others) not included in the scope of work for this project include radon, lead-based paint, asbestos identification, and wetlands and endangered species evaluations. The collection and specific laboratory analyses of environmental samples were not part of the scope of this Phase I ESA; therefore, no specific quantitative environmental data was generated. AGW s assessment is limited to identifying potential environmental liabilities associated with the property of concern. Not identifying hazardous or toxic materials on the property should not be interpreted as a guarantee that the materials do not exist. It is merely a statement indicating that the probability of contamination on the subject property should be minimal based on site characteristics, and the historical and current uses of the site and surrounding areas. No environmental site assessment can wholly eliminate uncertainty regarding the potential for RECs in connection with the property.
