4 Roles of Council Members Review the DRI to consider whether and to the extent which: The Development will have a favorable / unfavorable impact on State/Regional Resources. The Development will significantly impact adjacent jurisdictions. Determine if the recommended conditions of approval provide for mitigation of regional impacts.

5 DRI Application Overview The DRI process was initiated in March 2014 at a Pre-Application Conference. Numerous state agencies, Polk County, and Polk TPO participated in development of the binding methodologies.

29 Transportation Q21 Condition 57 Signalize intersection of Ernie Caldwell Blvd & Pine Tree Trail when signal warrants are met. Applicant/Developer is 100 % responsible for any improvements to intersections of US 27 and Ridgewood Lakes Blvd when improvements are warranted. Condition 58 At time when US 27/Ridgewood Lakes Blvd consumes 80% of peak hour capacity, Applicant/Developer shall identify additional access points which include an access point to CR 547. Condition 59 Applicant/Developer will be required to improve any of the substandard east-west roadways between the development and US 27 used for access to the development.

31 Education Q27 Condition 61 Prior to initiation of residential development subject to the Development Order, the Applicant/Developer shall provide a school site within Phase 2 that is acceptable to the Polk County School Board. The approval of the site shall be based on size, configuration, utilities, and environmental factors associated with the proposed site. The Polk County School Board has the option of pursing fees in lieu of receiving the school site if said fees provide appropriate mitigation for school demand impacts of the development. 32 Historical & Archeological Sites Q30 Condition 62 Applicant/Developer shall immediately notify the Florida Department of State, Division of Historical Resources if historical/archeological sites are determined and/or found during development. RIDGEWOOD LAKES DRI

Utilize land planning techniques and building design to minimize energy demands. Develop a wildlife-friendly, solid waste management program.
