Phoenix Community Housing is leading the way as London s first Community Gateway Housing Association. The Community Gateway approach ensures that residents participate fully in leading the organisation towards true community development. At Phoenix residents participate at a local and Board level to guarantee effective management and a high quality customer service ethos. Phoenix Repairs Service is a wholly owned subsidiary of Phoenix Community Housing. Phoenix Repairs Service delivers the organisation s repairs service. What is the purpose of my job? As a Carpentry & Joinery operative I will: Undertake all aspects of carpentry and joinery work and any additional works that may be required to effect a first time fix repair in its entirety. Perform my duties in accordance with all appropriate legislation, best technical practice, work specifications and the priorities set out by the organisation. Demonstrate a positive attitude and commitment towards combined trade flexibility, progressing to achieve multi-skill status. Work efficiently and effectively both as an individual and as part of the team in a professional, respectful and flexible manner meeting the demands and expectations of the organisation, its tenants and other appropriate parties. Complete tasks that may fall outside the vocational scopes of work in line with the flexible working duties below. Support PRS commitment to continually improve service delivery to tenants through a more generic and integrated approach to its repairs service. This means that I will use all my experience, aptitude and skill in a flexible, customer focused and friendly approach, while taking full ownership, being responsible, and accountable for providing a high quality all-round best service to tenants and other clients. 2 In my job I will: Carry out all types of carpentry and joinery repair, renewal, refurbishmentand new installation work both internally and externally, using a range of different materials and products which are suitable for the works in hand, for example: PVCu, aluminium, composites, etc. Adapt my trade skills to use and install new /innovative products and materials. Undertake all works as directed/ instructed to ensure works, schems or projects are completed to the tenants or clients satisfaction/ specification. Plan and organise my work in an economical and effective manner, making the best use of IT, my available time, plant, transport and materials in accordance with set performance targets. Take ownership and responsibility to effect First Time Fix repairs/renewals. Undertake pre-measuring in order to ascertain the nature of any work in order to facilitate its completion Correctly complete all documentationas required and provide or input all information associated with the duties undertaken. Drive company vehicles in a safe, careful and professional manner and in accordance with appopriate policies. Manage and maintain an agreed range of stock/ materials and equipment within the vehicle provided. Manage materials effectively with regard to minimising waste, choise of specification and logistics. Provide and use proficiently all necessary hand and power tools associated with the role and duties undertaken. Support may be offered in the procurement of hand and power tools which will be at the descretion of the Repairs Manager. Liaise with other team members and departments, clients or other business/contractors to ensure work is properly co-ordinated and that necessary works are fully completed on time and to the right standard. Work as part of my team in a professional, efficientand flexible manner that meets the needs of the organisation and tenant requirements. Understand and act at all times in compliance with Phoenix s values, policies, procedures, standing orders and financial regulations. Carry out other duties within the scope and spirit of the job, and in accordance with the level of the post, as required. Out of Hours Working Within my role I will be required to undertake works outside of my normal working hours as part of the day to day repairs service. In addition, I will be required to take part in the companies Out of Hours (OOH) service which will be based on a rota system. 3 My Health and Safety Obligations In my role I have a Duty of Care under the Health and Safety at Work Act. This means I will be familiar with the relevant legislation and will work in a safe way. I will report immediately any near misses, accidents or breach of these procedures. I will take responsibility for my own safety and work in collaboration with my line manager and Health and Safety Officer to minimise any potential risks. Person Specification Section Criteria Method of Assessment Experience, Knowledge, Understanding Proven experience in undertaking and delivering a high quality maintenance, repair, renewal and refurbishment of consturction works. 4 To undertake associated works in which to complete a repair, renewal or refurbsihment in its entirety, e.g. Door frames, casings and splices making good to brickwork, plastering around doorframe and making good to decoration where appropriate. Doors glaze as appropriate and decorate including surrounding area. Education and Qualifications Skills This is a guide, the expectation is that carpenters and joiners have the necessary skills to undertake a range of woks to complete a job in its entirety, to a high standard and satisfaction of the customer/ client. Time served apprentice; City and Guilds trade qualification or equivalent; CSCS registration to appropriate level; Asbestos Awareness Certificate; Desirable: Asbestos Essential Certificate; Full driving licence Practical construction knowledge of other construction trades such as plumbing, bricklaying, gas, electrical, roofing, plastering, tiling, flooring, etc. Use proficiently any IT, communication or handheld devices to facilitate the job role eg: electronic tablets, PDA, Smartphone to receive instructions, complete works orders, general communications and ordering materials.
