1 JOB TITLE: Sales Advisor (Stakeholder) REPORTS TO: Sales & Marketing Manager POSITION LEVEL: JOB PURPOSE: Salary + Commission Working alongside the Sales & Marketing Manger to develop and promote the organisations in house sales brand, marketing materials and resources for all types of property sales we undertake on behalf of our clients. You will create and maintain excellent relationships with stakeholders as well as providing a first class customer service to them and their purchasers. You will be working to meet or exceed targets set by the Sales & Marketing Manager and our clients. You will assist the Sales & Marketing Manager in reporting and make sure that the all data is accurate, timely and recorded and stored correctly. You will deal with all enquires on our clients properties and developments promptly, efficiently and professionally. Customer service to your clients, colleagues and our stakeholders will be first class and you will go above and beyond what is expected of you in order to deliver. You will have a proactive approach in order to generate interest in the in the properties available. We expect you to put forward new ideas and ways of working to generate interest, improve customer service and for the team to meet and exceed its targets and key performance indicators. You will work alongside your Sales Teams marketing colleagues to make sure all marketing material is available, honest, transparent and up to date. You will be responsible for accurately recording all of our Customer Relationship Management (CRM) systems making sure that management reporting is in turn accurate. This role will require regular working outside of office hours to ensure that targets are met.

2 You will be responsible for ensuring that all information given to customers is clear up to date and accurate. This role will involve regular mobile working where employees will be required to work on site in designated Show Homes or offices ensuring that bpha have onsite presence. To assist with the providing of report and the ability to analyse and present data. 4. To assist the Sales & Marketing Manager in report writing. 5. Continually monitor, update and maintain marketing material in order to accurately provide applicants with information. 6. To be the first point of contact coordinating all shared ownership enquiries and leads providing a first class, professional, timely and caring service to customers. 7. To maximise the number of sales from leads generated. 8. To contribute to the team s sales targets and key performance indicators in turn 1. To meet personal targets and ensure that the teams KPI s in terms of sales achieved, void time, and income. 2. To ensure that you and the team maintain high levels of customer service as per completion surveys and other contact with customers. 3. Suggest new marketing methods as well as refining current methods to increase the level of leads received. 4. Create and maintain positive working between yourself, other departments and stakeholders. 5. Ensuring that all enquiries are dealt with by the team and yourself quickly, efficiently and accurately ensuring that all details are recorded correctly onto bpha s IT system as directed in the procedures and workflows, therefore providing accurate data for departmental reporting. 6. Assessing applicant s eligibility including affordability, sustainability and credit checks. 10. Organise and attend events, open days, viewings and property handover to purchasers. 11. Ensure that all business practices are in line with appropriate and current legislation in particular the HCA s Capital Funding Guide, Consumer Protection Regulations (CPRs) 2008, Estate Agency Act 1979, Financial Services Act 2004 and bpha s Data Protection Policy. 12. Excellent knowledge of regulatory requirements such as the Homes & Communities Agency Capital Funding Guide and to keep up to date with any changes. 13. Highly competent with bpha s policies and procedures. 14. To liaise with external stakeholders such as Homebuy Agents and local authorities with regards to nominations. 15. To accurately record and maintain bpha s CRM systems, therefore providing accurate data for departmental reporting. 16. Deal effectively with administration and marketing material and ways of working increase the number of leads received. 7. To meet personal targets and objectives set out in your yearly appraisal as well as positively contribute to the team and departmental yearly targets as set out in the KPIs. 8. To ensure that the team and yourself maintain a high level of customer service with all bpha customers and stakeholders through out the customer/stakeholder journey from start to finish. 9. A strong network of relationships with key stakeholders is built and maintained. 10. Excellent internal working relationships with colleagues in all areas of the business. 11. Compliance at all times with bpha s customer service standards with particular focus on data protection. 12. Ensure that all business practices and customer assessments are in line with appropriate and current legislation in particular the HCA s Capital Funding Guide, Consumer Protection Regulations (CPRs) 2008, Estate Agency Act 1979, Financial Services Act 2004 and bpha s Data Protection Policy. 13. Continually suggest ways to improve and update marketing material and ways of working. 22. To work closely with colleagues within bpha and Stakeholder Sales Teams, Development Teams, Technical Services Teams to ensure best practice and high levels of customer service are delivered. 23.
