1 Role: Responsible To: Location: Assistant Development Officer Development Manager Merseyside Region Purpose of the Role To assist the New Business Development and Development Programme Delivery Teams in the planning of development programmes and delivery of development projects. Specific Responsibilities & Accountabilities 1. To assist in the preparation of Liverpool Mutual Homes development programmes and strategies and formulate bids 2. Maintain an awareness of local housing and community needs and development opportunities. 3. To assist in delivering a variety of regeneration & development initiatives. 4. To seek and gather information about sites and buildings for acquisition, development or leasing 5. To assist in carrying out feasibility studies and financial appraisals. 6. To store data and produce visual records using Geographical nformation Systems (GS). 7. To liaise with consultants, contractors, solicitors, local authorities and other agencies such as JV North as appropriate. 8. To maintain a knowledge of Homes and Community Agency development and scheme work requirements and to input records onto HCA CT systems. 9 To record and maintain development risk information 10. To maintain accurate records in databases and spreadsheets to assist in planning and delivering the Liverpool Strategic Housing Delivery Partner programme 11. To produce performance information about LMH s development activity 12. To assist in ensuring projects on brought in on time, within budget to a quality standard.

2 13. To contribute towards the design of new development schemes 14. To assist in planning and attending community-based meetings and consultation events, sometimes out of core hours, including evenings. 15. To attend site meetings and handovers. 16. To maintain accurate and up to date financial, general records and audit files in compliance with HCA and LMH requirements of all schemes managed. 17. To liaise with housing management staff and repairs staff and client groups and assist in developing effective feedback mechanisms. 18. To attend defects inspections and monitor remedial works and to assist in negotiating the settlement of outstanding defects at the end of the defects liability period. 19. To work with a flexible attitude, allowing for temporary changes in work patterns or any other duties which, from time to time, might reasonably be expected. 20. To maintain Health & Safety records that relate to development projects 21. Risk management is every member of staff s responsibility and everyone has a role in carrying out appropriate Risk Management by adhering to the LMH Risk Framework and contributing to risk identification, assessment and control exercises 7. AF/ CQ Full Driving Licence. AF/ CQ Experience, Skills & Knowledge Understanding of good project management Ability to identify land and building acquisitions to support LMH s Growth Strategy Excellent communication and interpersonal skills. Ability to use GS to store and present data. Excellent T skills, with the ability to use computerised and manual record keeping systems. Excellent time management skills. Ability to work to strict deadlines and remain productive under pressure. Ability to produce performance management information Ability to use financial appraisal and development project management models. Experience of working in a social housing organisation

5 Ability to liaise with key stakeholders Ability to present information orally and in report form Willingness to work flexible hours in order to meet customer needs and business requirements.
