2 Position Objectives To provide quality Tenancy and Property management services by undertaking a variety of tasks essential in the day to day operations of the Housing division. Specifically the role involves Tenancy & Property management duties within the Affordable Housing Associations (AHA) program. The objectives of the position are: To manage the provision of Affordable Housing in line with Residential Tenancy Act To provide excellent customer service to tenants and prospective tenants. To record and forward maintenance requests to the maintenance department of the AHA program. To assist with application and waitlist management. Rental management. To participate in allocations meetings. To provide prompt and accurate reporting when required both internally and externally. To collect a body of data focusing on the nature and causes of housing stress and thus contribute to the process of policy development and change. To liaise with, in consultation with the Manager, government and non-government community sector agencies to further the work of Haven; Home, Safe and be involved in the promotion and education of the needs of homeless people and those experiencing housing stress. Responsibilities and Duties To provide Property and Tenancy management functions for Haven; Home, Safe managed housing stock. Including tenancy sign up, tenancy management, maintenance reporting, asset management and rent collection processes. Rental Management- ensuring rental payments are on time and up to date and taking prompt action to recover arrears. To represent Haven; Home, Safe at Residential Tenancy Tribunal Hearings (VCAT) and to make applications for various orders / warrants as required and authorized by policy guidelines. (Training is provided). Customer service providing information regarding the Haven; Home, Safe Affordable Housing Program through various means of correspondence. Recording maintenance requests and delegating to AHA maintenance Department. Including follow up to ensure tasks have been completed to Haven; Home, Safe satisfaction. Answering general enquiries from tenants, prospective tenants and any other persons enquiring about Affordable Housing. Providing information and correspondence to AHA tenants as required, and as is appropriate. Liaise with other departments and Haven; Home, Safe offices, where required, to ensure consistency of practice across the region. Provide timely reports as requested by line manager and as required. Assist in the collation of data and documents for annual reporting to the Office of the Registrar.

3 Ensure that programmatic key performance indicators are being met and putting in place strategies to resolve where this is not occurring. Undertake reference checks for AHA applications Undertaking financial preparation of applications to be forward to Administration and finance for approval. To ensure accurate, confidential and meaningful records for AHA clients are appropriately kept within the data system. To collect data and process as required. To develop and maintain appropriate linkages with other relevant services and organizations and undertake conjoint work other agency staff as appropriate. To attend all meetings, seminars, forums and training as required. Other duties, functions and responsibilities as directed by Haven; Home, Safe Delegations, authority levels and decision making This position reports to the Team Leader Housing (Barwon South West) Key Selection Criteria 1. Excellent knowledge of the Residential Tenancies Act and demonstrated tenancy & property management experience. 2. Demonstrated client focus and excellent customer service skills. 3. Demonstrated excellent communication and interpersonal skills. 4. Experience and proven ability to work effectively within a team environment. 5. Excellent time management and organizational skills. 6. The ability to work with minimal direction while accepting a high level of responsibility & accountability. 7. Ability to work within established agency guidelines, policy & procedures to deliver quality professional services 8. A knowledge and high level of understanding and empathy of t working with the most disadvantaged people in our community, dealing face to face with people experiencing distress and behaving in ways that do not accord with one s own values or background. Qualifications & Experience A relevant tertiary qualification is desirable or extensive experience working in the community Services Sector and/or experience within the real estate sector undertaking tenancy or property management. You are encouraged to apply if you feel you possess demonstrated transferable skills to be effective in the role and a willingness to undertake industry specific training.

4 Inherent Requirements of the Position Successful appointment of this position will be subject to: o Taking part in recruitment testing as part of the selection process o Pre-employment medical disclosure form prior to commencement o Undergo a Police Check and Working with Children Check prior to commencement o All Haven; Home, Safe staff must hold a current Victorian Drivers Licence at all times. All Haven; Home, Safe staff must participate in training, supervision and appraisal activities. Some out of hours (including rostered system) and weekend work may be required.
