You may also be required to work from other sites/locations as directed by the Head of Maintenance Services Hours of work: - Full time post 40 hours per week This post will be subject to a development salary where depending on experience the successful candidate may be subject to a starting salary 85% of the advertised salary. The 100% salary will be introduced when all aspects of the job description are met. 3 Job Role Accountable to : Repairs Team Leader General Coastal Housing aspires to create homes people want to live in and which meet the needs of the future. To ensure this is achieved, the Trades Assistant will be responsible for contributing to the delivering of an outstanding repairs service for its homes in the Swansea, Carmarthen and Neath Port Talbot areas. The post holder will be expected to be flexible in the hours they have to work, but these will normally be based on a 40 hour week, Monday to Friday (and may in the future extend to early evening or Saturday working.) However, the post holder will be expected to respond to emergencies from time to time and work to a timetable that will meet the needs of tenants and the Group. Each member of the trades team is expected to provide small power and hand tools normally required to undertake their trade(s) however, larger equipment will be provided by the Association (as required.) The Assistant will be responsible for ensuring that all equipment is property cared for, used, maintained and regularly serviced. In addition to the duties listed below, the post holder will keep a watching brief on behalf of the Group and alert the Area Housing Managers to any matters relating to the management of the housing schemes. Initially, the Assistant will be required to assist the void team operatives to ensure work is completed efficiently and safely. This may involve the removal and replacement of complete kitchen or bathroom suites, replacing floors, tiling, doors, etc. As work and experience progresses this will also involve working in tenants homes. The Assistant will be expected to provide and have use of their own private vehicle for work business and will be paid a mileage allowance for any work related mileage. Duties 1. To assist in the delivery of a high quality and responsive multi-skilled maintenance repairs and replacement service across the Associations properties. 2. To assist in the installation of complete kitchens and bathrooms, flooring and tiling. 3. To assist with and / or undertake general carpentry repairs including hanging doors, install carpentry, skirting boards, architrave, replace locks, repair windows, glass and hinges, etc. Coastal Housing Group (April 2016) Page 3 of 6

4 4. To assist with and / or undertake general plumbing repairs including repairing toilets, basins, sinks, waste pipes, baths, etc 5. To assist in carrying out any other repairs as undertaken by the multi skilled trades team such as replacing or renewing tiling, flooring, fencing, etc 6. Be willing to learn new skills that will contribute to personal development and that will be of benefit to the team and Coastal in general. 7. The Assistant will be expected to up-skill and develop themselves so they can complete all types of multi-skilled work. 8. To arrange access and joint visits where necessary if additional contractors are required (ie. If electricians, gas engineers, rubbish removal, etc is required as part of the repair work.) 9. To ensure any further repairs identified at properties are either undertaken whilst on site, rearranged for alternative dates or reported to the Scheduling Team should other trades or personnel be required. 10. To maintain any reporting systems that the Association chooses to operate to monitor repairs, materials and the effectiveness of the service. This may be a computerized IT / PDA system or more traditional written system. 11. To ensure correct procedures are followed and paper work produced for the materials invoicing system. 12. To work alongside other tradesmen (both Coastal and external) where two or more people or trades are required to undertake the work. To be willing to provide support and training as necessary where apprentices are used. 13. To take the relevant training and tests to ensure your relevant CSCS card (or any other relevant training) is up to date. 14. To deputise for other members of the Maintenance Trades Team as required by carrying out similar duties across the Group s housing schemes. 15. To attend and participate in team meetings. 16. To generally assist the Group's Officers with any tenant consultation or other exercise that encourages tenant participation and involvement. 17. To undertake training as required, whether identified by self or others in the Group. 18. To comply with Health and Safety regulations and the Group s working procedures. 19. To treat colleagues and clients in a fair and non-discriminatory way. 20. To carry out any other duties reasonably requested by the Group.
