1 PHILLIPS EXETER ACADEMY TITLE: Central Heating Plant Operator LOCATIO: REPORTS TO: Facilities Management Office Central Heating Plant Central Heating Plant Manager STATUS/HOURS: Part time weekends. Primary shift is Friday 11 p.m. to Saturday 7 a.m. and Saturday 11 p.m. to Sunday 7 a.m. May have opportunity to work flexible hours including days and weekends when necessary. Schedule may vary according to departmental and Academy needs. FLSA: CLASSIFICATIO: on-exempt Support Staff Position Purpose Performs as a key player to the physical plant operation and control of the Central Heating Plant. Responsible for the overall operation of the Central Heating Plant to include; plant operation duties, inspections and watch standing. This position is considered Essential Personnel in the event that: an emergency occurs on the PEA Campus or in the vicinity that would impact PEA, inclement weather forces the closing of campus or or other emergency events deemed appropriate. Essential Personnel are required to report to or remain at work if instructed to do so if contacted directly by the supervisor (or his/her designee), the Principal or a member of the Principal s Staff (Leadership Team.) Key Accountabilities The successful candidate must be able to efficiently operate equipment related computers. Must be able to work with minimal supervision. Experience operating commercial refrigeration equipment preferred. Licensor as Stationary Engineer preferred. Perform routine daily operations on all steam generating, auxiliary and ice rink equipment as outlined in the CHP Preventive Maintenance Program. Monitor & operate steam generation equipment and auxiliaries. Monitor, analyze and control manual and automated systems. Stand boiler plant watch and perform fireman duties as required and outlined below. Monitor and record high and low pressure system steam outputs, boiler water temperature, pressure and water levels, as well as fuel pressure. Maintain accurate logs and records of outside air temperature, feeding water temperature, boiler water levels, receiving water temperature and steam pressures. Monitor & operate ice rink equipment to include checking and recording ammonia levels, brine system temperatures. Maintains good communications with dorm or departments heads and brings issues to leads. 1

2 Operate equipment using computers, PLCs, meters, hand and power tools. Utilize computerized maintenance management systems and building automation systems. Computer & Other Special eeds for Position Job duties includes working with a computer, i.e. building automation systems, checking and using work order system. Degree of Independent Action Performed Incumbent will work under the guidance of the Heating Plant Technician and Plant Manager, but will be expected to work without direct supervision, exercising considerable independent judgment and initiative in completing work. Ability to work effectively within a team environment to complete required tasks. Expected to solve problems or address issues that require immediate attention. Direct/Indirect Reports o direct reports. Internal & External Contacts Frequent contact with FM managers and personnel. External contacts could include vendors and outside construction workers. Experience Experience in steam plant or building automation operations is preferred. Education Required to have a High school diploma or GED. Training in HVAC field is preferred. Position Requirements Skills & Knowledge Ability to lift and transport a minimum of 50 lbs. Ability to follow verbal and written directions, maintain a professional demeanor and restraint at all times, including stressful situations. 5 Physical Requirements The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. 1. Physical demands are in excess of those for sedentary work and officers must be able to remain on their feet for extended periods of time, go up and down flights of steps, as well as stoop, kneel, crouch, and lift. 2. Ability to lift and transport a minimum of 50lbs without assistance. 3. Reaching by extending hand(s) or arm(s) in any direction. 4. Ability to work off ladders, aerial platforms, and lifts. 5. Finger dexterity required to manipulate objects with fingers rather than with whole hand(s) or arm(s), for example using a keyboard. 6. Communication skills using the spoken and written word. 7. Ability to see with normal parameters. 8. Ability to use a visual display terminal with continuous wrist movement on a keyboard. 9. Ability to hear within normal range. 10. Ability to withstand exposure to inclement weather (rain, snow, sleet, freezing temperatures, etc.) Additional Requirements 1.Successfully complete a criminal background check (reviewed every 3 years) 2.
