1 Suburb News Welcome to our spring edition of the Suburb News. We trust you enjoyed our Annual Review sent to you in July, and the market information was of benefit to you and your family. Spring is always the season that our customers start to think about selling. It is traditionally a busy time in real estate, with home owners asking us to appraise homes and what they might need to do in preparation for selling. Every property is so different, however presentation is always important. Some good tips are to freshen up the inside with a bit of paint, de- clutter, trim the garden, and put some quality mulch on the garden beds. The place will look a treat. Many home owners do these jobs in readiness for sale to a buyer. A clever seller will have the property presented at its best before they invite an agent to give an appraisal. The presentation will have an effect on what the agent thinks may be achievable as a sale price. This is a great tip and let s faces it, every agent wants to sell a tidy home and buyers like to buy them. If you would like an update on the worth of your property, don t hesitate to give us a call. It s a complimentary service that we are happy to provide to our clients. The real estate market over the past quarter in the region has been well balanced. The average days on market in the region has remained almost unchanged over 0, to date sitting at around 65 days. We would expect this to be stable for the rest of 0. There is no doubt the number of sales has fallen from the heady days of mid 0. The total number of reported sales for July September 0 was 70. Reported sales for the same period in 0 are 57 - quite a drop. However, when you look at the number of sales for 0, you can see that they have been stable for most of this year, just slowly falling by about 00 sales per quarter for the entire region. This is in line with the number of properties for sale. Values have not been affected at all, with small increases in the median sales price in some areas, others a small decrease. Below is our market snap shot for your suburb. This includes the past quarter s figures and compares them to the same period last year.
