1 BAY BRANCH ESTATES POA NEWSLETTER 2015 FROM YOUR PRESIDENT: Managing a POA is a huge task with significant responsibilities and major implications. From time to time we must enforce the rules (for the benefit of all) and I am thankful that you have followed those rules without questioning the procedures. I am also thankful for those who have expressed appreciation for all the volunteered hours given by the Board members who have worked so hard to help maintain the safety of our neighborhood and to improve property values. And I am also Thankful for all the efforts so many of you have made when we have had to send out a reminder notice as your compliance helps to eliminate many hours of additional volunteer work. As President I have listened to the problems and concerns of many homeowners, however, never have I waivered from enforcing the C&R s equally. If there are violations we are unaware of please do not hesitate to contact us via the website. We cannot correct problems that we don t know about. We do not police the neighborhood but put our trust in all homeowners that they will follow the rules. When notified about an issue or concern we will execute action immediately. REMEMBER: When you purchased your home in Bay Branch Estates, you made an agreement to follow the Property Owners Association Covenants and Restrictions (C&Rs). The Board of Directors represents the POA property owners when enforcing the C&Rs. BEFORE: Starting any Property Modification you MUST submit a Property Modification Form to the Architectural Committee or POA Board of Director s for approval. Modification projects include: buildings / sheds, fences, play gyms, tree removal, covered patios, pools, sunrooms, new paint, etc. Forms are located on the POA website and may be ed or sent to the Board via US Mail. 3 Just Some Reminders Practice Driving Courtesy Please watch your speed the limit throughout our neighborhood is 25mph. Avoid following too closely tailgating is both illegal and dangerous. Help keep our neighborhood beautiful & remember not to throw cans, bottles, cups, fruit, paper, & other litter on our streets. Yard Debris & large item Pick-up - Call or callcenter@baldwincountyal.gov to schedule collection. Please schedule promptly to avoid leaving debris at curbside for long periods of time. Pet Reminders Remember that pets are to be leashed at all times when outside your yard. This is both a County law & a BBE POA C&R. Remember to pick up after your pets this is also a C&R requirement. Remember to Avoid Common C&R Violations : Trash cans must be stored out of sight from the street. Trash cans are to be placed outside no more than 24 hours before pickup & removed from the street no later than 24 hours after pickup. Boats, Trailers, Campers, RVs, etc. are to be stored on the driveway for no more than 24-hours; all other times they must be stored out of sight from the street. Clutter may not be stored on the driveway items such as coolers, toys, bikes, yard & home maintenance items, buckets, outdoor grills, tables & chairs, piles of stuff, etc. are to be stored out of sight from the street. Pickup trucks may not be used for visible storage of homeowner property. Parking on lawns is not permitted. Overnight & long term parking is to be on driveway or in garage. Lawns must be kept alive, repaired as necessary, maintained & weeds controlled; edging of all areas is required. Lawn debris is to be properly disposed of & not left on street or sidewalk. Mail boxes/posts must be repaired, painted or replaced as necessary & reflective numbers visible. Commercial vehicles may be parked in the neighborhood only if minimally or not visible to the street fully covered, in the garage or behind Board-approved fencing when not in use by the homeowner. Yard signage is to be only for real estate sale/rent/lease or political candidates. School spirit signs may be placed for up to 45 days. Remember to remove all signage promptly. Page 3
