3 McLennan County McLennan County experienced an 8% increase in closed sales between 214 and 215. While the sales growth was beneath 1%, the sales price experienced a phenomenal 19% growth in sales. This growth can be attributed to the 27% growth in homes between years old. The sale of newer homes signifies an uptick in people moving out of older homes and purchasing newer properties. Homes between years old experienced the greatest decline in year over year s sales, decreasing 11%. The average days on market experienced a decline of 5%, bringing the average down to 115 days. 4 McLennan County by Bedrooms This year, homes over three bedrooms experienced the biggest jump in sales, while one bedroom properties endured a significant decline. Three bedroom homes under five years old experienced an increase of 29% over 214, while those within the 6-1 year age increased by an incredible 46% increase. Four bedroom homes experienced their biggest increase in those between and over 31 years old. Those between years old showed a modest increase of 5%. Homes in the five plus bedroom range experienced their biggest increase in those 11-2 years old, with a gain of 46%. 5 McLennan County Price by Bedroom Two and three bedroom homes, experienced double digit growth during 215. While the average price increased, the home sizes based on square feet remained relatively unchanged between 214 and 215. However, with the exception of one bedroom homes, the price per square feet was up across the board. 6 Cities Axtell The city of Axtell experienced a remarkable 52% growth in sales price, while posting a 14% gain in closed sales. The significant job in sales price is attributed to a 3% growth in the sale of homes between years old. The newer home sales also caused a 33% jump in the average home cost. These events caused the average price per square foot to post a 2% increase over 214. The areas experiencing declines between 214 and 215 are homes in the years old and years old. 7 China Spring China Spring experienced a modest 5% growth in total closed sales between 214 and 215. The biggest gain was in total sales price increasing 2%, with average median price and average price increasing 14% and 18% respectively. Average price per square foot moved upwards to $99, with the average square feet of a home increasing to 2485 square feet. These gains are a result of a 33% increase in sales of homes under 5 years old. Additionally, homes within the years old range increased by 11%. Homes ranging from years old experienced a significant decline of 3%. Average days on market decreased 23% on the year from 157 days to 121. With homes selling faster, sales price moved to 6% less of asking price vs. 8% for 214. 8 Crawford Crawford suffered a decline of 3% in closed sales between 214 and 215. However, they did undergo a 4% increase in average price. The biggest gains were in median price and median price per square feet, increasing by a respectful 17% and 29%. With the rural aspect of Crawford, acreage size has an impact on median price rising when all homes newer than 2 years experienced a decline in sales. Homes sat on the market for a significantly longer period of time in 215, more than doubling from 113 days in 214 to 276 days. 9 Hewitt Hewitt underwent an impressive 22% growth in closed sales in 215, pushing the total sales price up 29% over 214. The average price saw a modest 6% uptick for the year. Days on market experienced a 19% decrease in time on market, pushing the average down to 87 days. With homes spending less time on the market, the sales price was only 3% less than the asking price. This is a positive sign of increased competition among buyers. 10 Lorena Lorena experienced a decrease in closed sales from 92 to 86 for the year 215. With the decrease in sales, the total sales price still experienced a 4% growth. The average sales price underwent a double digit gain to 225k from 22k. The average days on market grew by a weeks time from 124 days in 214 to 131 days in 215. With the increase in time on market, sales price increased to 7% less than asking price versus 6% in 214. Homes between years old declined 25% year over year, faring better than those in the range, which decreased 5%. Median price pushed up to $249k for 215 and average price increased 27% to $3k. Average days on market remained mostly unchanged, increasing by five days from 14 to 145 in 215. Sales price was 6% less than asking price in 215. With the exception of older homes, all other categories saw increases of at least 43% from 214. Homes in the range grew by 47%. Average price and median price both underwent a slight decline in 215. Average days on market decreased significantly from 13 to 82 days. Sales grew closer to the original asking price, settling at 4% less than the asking price. Homes in the age range grew a remarkable 16% in 215. However, with the exception of homes older than 31 years, all other categories suffered double digit decreases. 13 Woodway Woodway closed sales increased by 11% to 169 homes from 152 in 214. The total sales price jumped by 2% to $38 million, up from $32 million the previous year. Median and average sales price increased by single digits, 5% and 8% respectively. Average days on market remained relatively unchanged, decreasing by two days to 114 days in 215. Sales price remained 6% less than asking price for 215. Homes between years of age declined by 4% in 215. All other age ranges experienced double digit growth. Median price pushed up to $134k, resulting in a 12% growth from the $12k in 214. Average price increased by 9% to round up to $147k. Days on market fell by a weeks time, to an average of 113 days. Sales price grew closer to asking price in 215, with the sales price being 6% lower than the asking price. Homes between years old experienced a 31% decline in sales in 215. All other age ranges experienced growth, with the largest gains in homes between years and years of age.
