2 Rudy Lira Kusuma TEAM NUVISION A Written by Haley Freeman ccording to Realtor Rudy Kusuma, leader of the award-winning TEAM NUVISION at RE/MAX Titanium in Rosemead, being an industry frontrunner in sales and service requires more than simply being better than the competition; it requires being different. With a decade of experience in real estate, Rudy has masterminded a unique system that helps both clients and agents prosper. And by helping everyone thrive, Rudy has created a cycle of goodwill that is contributing to happy families and stronger communities in California and beyond. As a youth, Rudy had a dream of working at NASA. With his gift for numbers, he earned his degree in mathematics from the University of Wisconsin and was accepted to graduate school, when someone gave him a copy of Robert Kiyosaki s best-selling book about financial literacy, Rich Dad Poor Dad. I grew up in a family where I was taught to get a good job and work hard, Rudy says. One thing that book taught me was that to be successful in life, the one skill you need to master is how to influence and persuade people. It made such a strong impact on me, that I dropped out of school and went into sales.

3 Eventually, Rudy began selling promotional products to the real estate community. One of his customers, a topproducing agent, was so impressed with Rudy s work ethic and follow through, that he encouraged Rudy to get his real estate license. In 2007, Rudy became a Realtor and began attending seminars about real estate investment. He also followed his broker s advice and began cold-calling and door-knocking to look for clients. In a short time, however, he came to the conclusion that there must be a better way to generate business. So, Rudy began inviting people to his office each week to play the Cashflow board game based on Robert Kiyoski s book. The game teaches you how to get out of the rat race with passive income and real estate ownership. Every week, 20 to 30 people would come to play the game, and I would ask them, Do you want to do this in real life? Usually, three or four would want to invest. From this inventive approach, Rudy quickly became so busy, he had to hire help to keep up with demand and maintain his customer service standards. A decade later, his team of 70 has closed hundreds of millions in transactions and is recognized as one of the top real estate teams in the nation. Rudy continues to grow his organization and help more people build wealth and security through home ownership by doing things others aren t. In a tech-driven business climate where many agents have become order takers, Rudy s ingeniously designed real estate system provides his agents with the support they need to focus on professional representation of clients, while also giving them access to offline inventory. TEAM NUVISION s unparalleled representation of buyers and sellers begins with marketing. We practice reverse-prospecting, Rudy explains. We get the clients to call us. Two team members are fully dedicated to leveraging multimedia spanning radio, newspapers, billboards and various online platforms. With a marketing budget exceeding $200,000, they generate more than 2,000 phone calls per month. Public interest is often piqued by Rudy s bold selling proposition - his guarantee to buy your home if he can t sell it. Next, his administration team takes incoming calls and inputs customer information into a comprehensive database, which currently contains more than 38,000 buyers and sellers. From there, the inside sales team springs into action, confirming the time frame in which the client wishes to buy or sell, and making sure buyers are financially qualified to purchase.

4 On A Mission To Help Everyone Prosper The outside sales team, licensed real estate agents, receive a full schedule of client appointments each day. Most agents spend the majority of their time looking for customers, Rudy explains. Once they find them, they have no skills to actually do the transaction. Agents on our team spend 100 percent of their time serving clients and getting training. Five days a week, we have an advanced negotiation workshop at our office. Instead of being an order-taker, our agents are experienced, well-trained professionals. TEAM NUVISION agents also go into the field armed with an array of off-market properties for buyers to choose from, including For Sale by Owners; pocket listings; previously listed properties; foreclosures; bank owned properties; and new construction. There are many homes available outside the MLS, but many agents rely only on that because they don t know how to find other business. We know how to negotiate our own fees with various sellers. When a buyer tells us their criteria for a home anywhere in the LA area, we will show them homes that match that they will not see online. Likewise, sellers enjoy a more efficient and profitable real estate experience because of Rudy s system. We have thousands of buyers in our database who are ready, willing and able to purchase a home. If we generate multiple offers in the first couple of days, the price increases due to supply and demand. On average, we sell for $15,000 over asking price.

5 Once a transaction is in process, the transaction coordination team makes sure all paperwork is complete, escrows close seamlessly and all paperwork is in compliance with state and federal regulations. Meanwhile, the customer service department is on a mission to earn the three Rs: Reviews, Referrals and Repeat Clients. We are all working for those. When a client walks into our office, we need to wow you so much that you have to put up your five-star review. We want to give you something so different, you can t help but share your experience with family and friends. And we re not just working for that one transaction. We want to keep people coming back over and over again. Walt Disney said, Whatever you do, do it well. Do it so well that when people see you do it, they will want to come back and see you do it again, and they will want to bring others and show them how well you do what you do. That s the quote we live by. The proof is in the numbers. Rudy and his team have an unprecedented 729 five-star Zillow reviews and more than 1,000 YouTube videos of people telling their success stories. There is always room on Rudy s team for motivated agents who share his core values and are excited about learning to leverage his remarkable system. My real heart s desire is to help more agents succeed, Rudy says. I m on a mission to make sure our clients win, while giving good, hard-working agents who want to do well for their clients and families the infrastructure to do it. Rudy is helping his team to not only do well, but also to do good. Collectively, they contribute a substantial amount of time and money each year to charitable causes locally and around the world. The team was recently recognized as the largest single donor to Children s Hospital Los Angeles (CHLA) for This year, they are on a mission to raise $100,000 for the hospital. The team has also built schools and six medical clinics in Indonesia. The more people we help with real estate, and the more time and money our agents have, the more we can impact the community around us. That is why we are here. As people come to work here, I ask them, What is your purpose? Our purpose is to help more people and eventually make the world a better place. That transformation starts with one person.
