Agenda 1. Introduction: the impact of BIM 2. Role of FM: and benefits of BIM to FM 3. Findings: FM Awareness of BIM survey 4. CSF: to help FMs on their BIM journey 5. Guidance: BIFM material for FMs in practice 6. Q&A

BIM Model: Institute of Facility Management, Wädenswil 1. Introduction: the impact of BIM

The impact of BIM Building information modelling (BIM) is no longer just a technology or a process, it is a mindset for the entire built environment. It is changing the way we design, build and operate our facilities and premises. The FM role is crucial. Their knowledge of managing assets over their whole life is vital to ensure BIM is successful in achieving a sustainable built environment to meet users needs.

What has happened in the UK

Construction and FM: economic impact 107 Billion = UK Construction Market (HM Gov, 2010) 155 Billion = UK FM Market (Teichmann, 2009) 262 Billion = 33% = 86 Bilion If FM & Construction, made 1-5% savings? 2.6-13 billion

Digitisation: driving change BIM adoption in the O&M phase is currently less than 10% (Eadie, et al., 2015) information Construction: Digital Knowledge Gap: Clients and FM FM & Clients: Information needs over WLC for BIM process

BIM Model: Institute of Facility Management, Wädenswil Switzerland 2. Role of FM and benefits of BIM to FM

Why should BIM of interest to FM? What is the role of FM? How will BIM help me?

BIM Process - Construction Project Information 3D Graphical Non-graphical Documents Processes Services Costs Products Day-to-day FM Operations & Information needs A change in approach is required Construction Construction Acceptance Handover & and opening Close Betriebsvorbereitung out death valley of knowhow Information Needs Use In Use AIM Optimise Assets Employers Information Requirements (EIR) Asset Information Requirements (AIR) Organisational Information Requirements (OIR) Asset Management Strategy & Policy Model: Ashworth, adapted Stierli (2014)

FM: the customers needs Jäschke (2012)

Benefits?

To avoid costly mistakes

To make better decisions early Design Effort MacLeamy Effort Curve HOK (2010)

To address issues before the occur Many FM problems: poor design Consider new-build design before its built Early FM: review of issues with D&C team Understand: how asset will work in operation Plan: define information needed at handover digital twins

To better manage information We need to move from this to

BIM Model: Institute of Facility Management, Wädenswil 3. Key findings: FM Awareness of BIM survey

Research partnership This research was conducted as part of an international partnership between: BIFM Zurich University of Applied Sciences Liverpool John Moores University

Government perspective

Research aim To establish and benchmark levels of awareness of Building Information Modelling (BIM) The findings will help inform industry and support the development of BIFM guidance on BIM for the FM industry The research was undertaken as part of the authors PhD project in March 2017 and published in August 2017 http://www.bifm.org.uk/bifm/knowledge

International context 254 responses January - March 2017 28 countries Range of stakeholders

Awareness and perception of BIM Before taking this survey had you ever heard of BIM? Do you believe BIM will have a significant impact on the FM industry? 91.7% 74.0% Do you believe that BIM will help support the delivery of FM? Please indicate the timescale you think is relevant for the impact 83.5%

Experience of key BIM documents Have you any experience of the following key documents used in the BIM process? Experience: generally low

FMs confidence: BIM engagement Based on your current knowledge/experience of BIM, how confident would you feel about engaging in a BIM project and taking on roles such as reviewing or writing the OIR, AIR, EIR etc? Confidence: generally high

General perception and awareness From your awareness and understanding of BIM, please indicate your level of agreement with the following statements

Benefits of BIM to FM Please indicate your level of agreement with the following statements 1 2 3 Ranked: (combining strongly agree and agree)

Barriers to BIM adoption and use Please indicate your agreement concerns/barriers relating to BIM Ranked (combining strongly agree and agree) 1 2 3

UK government s BIM strategy The government has described three different levels of BIM. Are you aware of these different levels? Are you aware of the government Digital Built Britain Level 3 Strategy? 46.5% Bew & Richards (2013) 48.0%

Other key guidance used by FMs As well as the BIFM guidance people are using: Government Soft Landings GSA BIM Guide 08 - Facility Management and BIM requirements COBIM 2012 BIM Handbook of EU BIM Task Group Penn State BIM Execution Plan National BIM standard (National Institute of Building Science) NBIMS standard, especially part 4.2 (COBie) NBS BIM Toolkit (digital Plan of Work, Uniclass, etc.) CIBSE life cycle and Product Data Templates RICS suite of information and their BICS service Swiss SIA 2051: building information modelling (in development)

Summary - Key findings 91.7% of people asked had heard of BIM 72.0% believe "the FM industry is not clear what BIM is" 83.5% believe BIM will support FM service delivery 74.0% think BIM will significantly impact on the FM industry 83.8% believe this impact will be within the next five years 81.1% fully-agree/agree companies that introduce and use BIM will have an advantage over those who do not 83.9% fully-agree/agree "BIM has the potential to add value to FM". 84.3% fully-agree/agree "BIM will help improve data transfer to CAFM systems"

Summary - Key findings continued 67.7% disagree that the FM industry is well-prepared to handle BIM projects 91.3% fully-agree/agree that FM professionals would benefit from early involvement in the BIM process to be able to define their needs in the BIM process 88.2% fully-agree/agree that BIM is about improving the cooperation process, not just software models" 72.0% disagree that "BIM is only for new builds Conclusion: The FM industry needs to do more to help FMs who are starting their own BIM journey

4. Critical Success factors: to help FMs on their BIM journey BIM Model: Institute of Facility Management, Wädenswil

Critical Success factors: FM and BIM 1. Knowledge: understand the BIM process 2. Benefits: understand how FM can use BIM to its advantage 3. Role: what FM needs to do in the BIM process 4. Engagement: early in the process (avoid garbage in = out) 5. Needs: define what information is needed for CAFM (other tools) 6. Guidance: develop for the FM industry 7. Network: with other FMs to benefit from their experience 8. Start: to help FMs on their BIM journey
