INVESTMENT OPPORTUNITY CBRE is pleased to offer the opportunity to purchase an undivided one-half interest in a ±172.49 acre parcel adjacent to the Sacramento International Airport in Sacramento, CA. PROPERTY DESCRIPTION Location: Size: Zoning: NEC of Elverta Road and Lone Tree Road, Sacramento County, CA 95835 ±172.49 Acres - Undivided One-half Interest AG-80 (Agricultural, 80 acre minimum). This agricultural extensive zone permits one single family residence per parcel as well as all agricultural uses. APN: 201-0120-028 Water: Natomas Central Mutual Water Company Current Use: Rice Flood Zoning: A (Inundated by 100-year flooding). The Natomas basin is surrounded by two rivers, two canals and 42 miles of levees. For many years, this area was one of the hottest selling areas in the Sacramento region. Then in December 2008, concerned about flooding issues, the Federal Emergency Management Agency (FEMA) brought everything to a halt. Finally, after seven years, FEMA approved a new flood zone status for the area in June 2015 which allowed the City of Sacramento to lift the building moratorium. Once again, North Natomas is expected to be a hotbed of development activity. NORTH NATOMAS North Natomas is centrally located in close proximity to all the major freeways that run through the Sacramento area (Interstate 80, Interstate 5, Highway 99 and Highway 50). Its close proximity to downtown Sacramento, employment centers, the Sacramento International Airport, and historic Old Sacramento on the Sacramento River makes it an ideal location to live. Lake Tahoe, Reno, and the San Francisco Bay Area are only 2-hour drives from North Natomas, while the Napa Valley wine country is about an hour away. Primarily because of its proximity to the Sacramento and American Rivers, Natomas is one of the last areas in the city of Sacramento to be fully developed. Natomas did see major residential development in 1990s and early 2000s and it was one of the hottest building areas prior to the recession. The latest U.S. Census data indicates that the Natomas area includes more than 90,000 residents. Currently, this area has more than 2.8 million square feet of local-serving retail plazas and large regional retail centers. The area also has a predominance of large business and office parks, education facilities and other organizations that make Natomas an ideal location for future employment, residential growth and mixed use development. SALE PRICE $1,290,000 ($15,000 per Acre)
