GC s will not be allowed to use power from the individual apartment units, but they can use the House Electrical Panel GC s will be required to provide their own portable toilet facility. Construction personnel will not be allowed to use the owner s restroom facilities. The housing authority s typical restriction of work hours on renovations will NOT be applied to this project. Construction may work extended workdays and on weekends in coordination with the owner for site access and control. The lower panels of cement fiber board siding at the second-floor units will require removal to extend waterproofing membrane vertical leg and tie into walls existing air and moisture barrier to provide a weather tight enclosure. GC s to include price for repairing cement fiber board installation after demolition and painting the entire front façade of each building to match current paint scheme. As previously stated in the project narrative, each building will have a two-week period where residents will be temporarily housed off site. It is the owner s desire to have the existing structural elements removed, new structural system and stairs installed as well as the second-floor concrete balcony poured and cured for traffic with in that two week window for each unit. Guardrail and handrails must be installed at that time as well prior to residents returning to units. The additional scope of work including repair of siding, painting, cement fiberboard installation over wood structure elements, and rebuilding of deck privacy screens may occur after this two-week window. GCs are to provide an add alternate to paint each entire apartment building based on the current color scheme. See existing construction elevation sheet for take off information. Regarding the wood structural option, where the wood beams penetrates the existing wall, GC will remove a sufficient portion of siding to flash the opening and provide water tight transition of the wall air and moisture barrier system (building wrap currently installed on wall) to the air and moisture barrier of the engineered wood beam.
