All investigation, mitigation and remediation activities overseen by our senior staff are conducted with adherence to all applicable state rules and regulations. Our personnel use professional judgment to develop remedial action work plans for your project and then oversee proper execution of all remedial and mitigation actions. Work plans are updated as needed when additional information concerning your site becomes available. Environmental Site Assessments & Remedial Investigation HCR provides a full complement of real estate portfolio and individual site management services, including brownfields support and Phase I and II Site Assessment services, to help clients make informed decisions about properties they currently own or are evaluating for purchase or divestment. HCR completes non-invasive Phase I Environmental Assessments following standards of the American Society for Testing and Materials (ASTM) Standard Practices for Phase I Environmental Assessments (E1527, E1528 and E1903). In addition to Phase I and II Site Assessments, HCR routinely performs Preliminary Assessments/Site Investigations, Remedial Investigations/Feasibility Studies, and Vapor Intrusion Assessments to identify potential or existing environmental contamination liabilities and determine the nature and extent of contaminated areas of concern on site. If remedial action is necessary to remedy existing contamination, HCR will evaluate alternative remedies for site remediation to minimize impact of potential receptors, including waterways, commercial businesses and private residences. HCR conducts environmental due diligence according to all applicable state and federal regulations. Typical assessments include: Identification of potential areas of concern Thorough inspection of the property surface Water, air and soil characterization Collection and analysis of environmental samples Subsurface/soil characterization and evaluation by a geologist or hydrogeologist Sensitive receptor evaluation Fate and transport assessment Optional asbestos, lead and mold testing

Vapor Intrusion/Indoor Air Investigation/Remediation Vapor intrusion is the migration of petroleum or chemical vapors from below ground into overlying buildings, creating a health hazard for building occupants. HCR environmental solutions are not confined to only industrial or petroleum facilities, but can also extend to commercial and residential buildings that may be a significant distance from the source of contamination. Affected residents, industry leaders and regulators are well aware of the risks associated with vapor intrusion. Swift action is necessary to identify and address these issues, particularly at sensitive receptor sites such as day care centers and schools. Safe indoor air quality is an important component for a healthy and productive living and working environment. HCR provides the following indoor air quality and vapor intrusion services for your business, residential or commercial properties. Risk assessment and preliminary investigations Indoor air and sub-slab vapor testing Design and installation of residential and commercial mitigation systems Source investigations Design and installation of soil and groundwater remediation solutions Operation and maintenance services HCR has the expertise to help you understand if your facility, building or residence is at risk. We provide reliable solutions that will allow you to fully comply with recent regulatory changes and keep occupants healthy and safe, including 24/7 air monitoring programs. HCR tests for, evaluates and mitigates vapor intrusion quickly and cost-effectively. Our scientists and engineers have years of experience conducting vapor intrusion risk assessments and investigations. If we find a problem, we can design and install immediate response measures and permanent solutions.

Natural Attenuation Monitoring/Compliance Monitoring/ Site Closure These services include: Facility decontamination HCR has experienced personnel that are trained to perform site and system decommissioning services, which allow an asset to be transitioned from an environmental liability to a profitable business entity. HCR employs remedial methods so that site closure is complete and defensible. When HCR closes a site, clients rest assured that the contamination has been fully delineated, treated and managed with the best remedial techniques available. HCR has performed these and similar services for clients such as major developers, major oil companies, automobile dealerships, banks, real estate firms and pharmaceutical manufacturers. Lead, asbestos and mold assessment and abatement UST/AST removal Building demolition Site reconstruction HCR personnel take pride in leaving a site in equal or better condition than before our work begins. HCR s teams do not consider a project completed until the site has been decontaminated, backfilled with topsoil and/or certified clean fill as appropriate, graded and cleared, re-vegetated as needed and returned to the owner for beneficial reuse. If an installed treatment system needs to be decommissioned, HCR has the manpower and resources to demolish the system and restore the site as appropriate.
