1.0 DESIGN SPECIFICATIONS 1.1 Size of Building and Tract: The facility is approximately 439,350 square feet, located on a 21.86-acre parcel on Wood Dale Road in Wood Dale, Illinois. 1.2 Size of Building (by use): Warehouse Office Maintenance Shipping Offices Total 409,806 Square Feet 8,360 Square Feet 3,600 Square Feet 1,536 Square Feet 439,350 Square Feet 2.0 SITE WORK 2.1 Grading: All work necessary to clear, strip, excavate, backfill and grade the site for the initial building construction in accordance with recommendations of an independent soils engineer. Subject to verification through soil borings and topographic information, we have assumed 12 of topsoil over 3,000# per square foot soil in such quantities to provide a balance cut and fill. 2.2 Paved Areas: a) Automobile Parking To be provided as per plan, handicap as required. Paving to be 4 asphalt over 10 stone. Striping and perimeter concrete curbing provided. Handicap signage included. b) Truck Drive Paving to be 4 asphalt over 10 stone. c) Truck Dock Paving to be 7 concrete reinforced with 6 x 6 x 6 gauge steel mesh, on 3 compacted stone. To extend 60 from building at depressed docks. d) Sivert Drive Extension Paving to be 1 ½ asphalt surface course over 1 ½ asphalt binder course over 9 B.A.M over 4 of CA-6 stone. Provide continuous concrete curbs as shown and storm sewer. 2.3 Sidewalks, Plazas, Stoops and Pads: To be 5 concrete, broom finished over compacted stone. If required by City, public sidewalks shall be provided. 2.4 Exterior Lighting: Install bollard lights to illuminate the entry walk, 400-watt wall mounted light fixtures to illuminate truck dock and car parking areas, 400-watt pole mounted light fixtures mounted on poles to illuminate remote car parking areas.

2.5 Landscaping: Sodding, seeding, fine grading, plantings and lawn irrigation as per plans. 2.6 All necessary storm, sanitary and water connections to existing municipal lines, assumed to be present along Wood Dale Road. All plumbing material shall conform with local code. 2.7 Modify exterior pavement areas as per attached drawings to provide additional truck staging area. 2.8 8 chain link fence surrounding north parking area, fence and installation to be provided by American Stores. 3.0 BUILDING SHELL 3.1 Exterior Walls: All elevations of building to receive load bearing insulated precast concrete wall panels. Panels to have an R-value of 12. Wall panels and accent bands to be stained. Prefinished aluminum coping to be installed on all elevations of the building. 3.15 Provide two (2) 14 high x 40 long precast concrete screen wall west of the loading docks. 3.2 Windows: Provide a window system at each of four (4) corner office elevations consisting of 1 tinted insulated glass in aluminum thermal break frames as per office elevations. Frames to be manufactured by Kawneer or equal. Office elevations not utilized by American Stores shall have opaquing to the vision glass and plywood and framing to 10-0 AFF. 3.3 Entry Plaza: Entry plaza to receive 5 poured in place concrete sidewalk leading from parking lot to weather protected, recessed office entry. Soffit to receive a skin coat of synthetic plaster, dryvit or equal, painted. Aluminum and safety glass doors and sidelights to be Kawneer or equal. 3.4 Steel Structure: Steel structure to be a combination of long steel bar joists, beams and wide flange columns or truss girders and tube columns. Roof deck to be 22 gauge, factory painted off white (light grey), standard ribbed deck. Columns to be spaced approximately 40 x 48 on center, as per floor plan. Bottom of joists to be 30 clear from top of slab. 3.5 Roof: 3.51 Roof System: a) Roof to be a single ply, 45 mil, ballasted, EPDM membrane roofing system, Firestone, Carlisle or equal with isocyanurate

insulation (R-value equal to 12). This system is to be applied in accordance with manufacturer s specifications and shall carry a manufacturer s fifteen (15) year warranty. 3.52 Storm Piping and Drains: All roof drainage via interior PVC downspouts with insulated horizontal offsets. 3.53 Satellite Dish: Provide structural steel support for a roof mounted 6 satellite dish provided by American Stores. 3.6 Floor Slabs: Concrete floor slabs to be 6, reinforced steel mesh, 3,500 psi, steel trowel finish on 3 compacted stone throughout. Concrete floor to be saw cut in both directions, no greater than 15 on center. Provide two (2) coats of Lapidolith floor sealer on warehouse area floor slabs. 3.7 Truck Docks and Overhead Doors: 3.71 Truck Loading Doors: 4.0 INTERIOR IMPROVEMENTS a. Exterior truck docks to receive forty eight (48) 9 x 10 manually operated insulated metal overhead doors with seals, forty-eight (48) Serco HL800 dock levelers with control and Phoenix Dock Lights, one (1) per door, located on the left side of the door and 6 bollards, concrete filled, on each side of the door jambs. b. Grade level truck/van entrance is to be provided with electrically operated, insulated metal overhead doors with four (4) concrete filled steel pipe bollards or steel angle at the door, two (2) inside, two (2) outside. c. Provide 4 canopy over dock doors. 4.10 Flammable & Aerosol Area: a. 2 hr Separation Wall: b. Doors: 1) Concrete block 12-0 high with 2 hr drywall above to underside of deck. 2) Concrete curb 8 wide by 12 high on battery charging side only. 1) Provide (3) 2 hr fusible-link overhead coiling doors 10-0 wide by 12-0 high.

2) Provide Bollards 6 concrete filled, 4 0 high both sides of door @ each jamb. 3) Provide (1) 2 hr man door on southwest side next to overhead door. 4.20 Maintenance Area: Chain link fence enclosures 12-0 high with two openings 8 x 12 high. 4.30 Shipping Office Area: a. Partitions: 1) Perimeter Wall: a) Provide drywall 10-0 high. b) Provide 8 wide by 12 high concrete curb on the exterior sides of the shipping office (refer to plans). 2) Interior Partitions: a) Painted drywall to underside of ceiling 9-0. b) Provide three (3) pass through windows with shelf (see attached plans). b. Ceilings: 2 x 4 lay-in acoustical tile ceiling with standard T bar support system. c. Flooring: 12 x 12 VCT tile floors. 4.40 Washroom at Shipping Office Area: a. Provide ceramic tile (4-0 high) on all walls. b. Provide floor mounted metal toilet partitions as shown on attached plans. c. Provide toilet accessories (Bobrick or equal): 1) Toilet paper dispensers 2) Handicapped accessible bars as required. 3) Mirrors. 4) Electric hand dryers (see plans for locations).

4.50 General Office and Lunch Room a. Partitions: b. Ceiling: 1) Perimeter Walls: a) Painted drywall to underside of roof deck. b) Provide 8 wide by 12 high curb around perimeter of dockside & flammable storage side only. 2) Interior Partitions: a) Painted drywall to underside of ceiling at 9 0. 1) 2x4 lay-in acoustical ceiling with standard T bar support system: a) 9 0 in office area. b) 10 0 in lunch room c. Flooring: 1) 12 x 12 VCT in lunchroom and adjacent corridor. 2) Glue down carpet in office area. 4.60 Washrooms: a. Provide 2x2 ceramic tile floors with cove base. b. Provide ceramic tile (4-0 ) high on all wet walls. c. Provide floor mounted metal toilet partitions. (Shown on attached plans). d. Provide toilet accessories (Bobrick or equal): 1) Toilet paper dispensers. 2) Handicapped accessible bars as required. 3) Mirrors.

5.0 H.V.A.C SYSTEMS 4) Electric hand dryers (See plans for location). 5.10 Warehouse: Provide four (4) direct gas fired, roof mounted make-up air units with single point distribution. Heaters to provide 55 F at 0 F outside temperature. 5.20 Battery Charging Area: Provide two (2) exhaust fans. 5.30 Maintenance: Provide one (1) exhaust fan at battery charging area. 5.40 Shipping Office Area: 5.50 Office: a. Provide one constant volume packaged unit to provide heating and cooling, sized based on ASHRAE requirements. b. Provide toilet exhaust. a. Provide a constant volume package HVAC unit to provide heating and cooling based on ASHRAE standards. b. Provide toilet exhaust. 5.60 Lunch Room: Provide constant volume package HVAC unit to provide heating and cooling sized to accommodate a maximum of 100 people and based on ASHRAE standards. 6.0 PLUMBING 6.10 General: a. Install seven (7) handicap water closets and four (4) regular water closets. b. Sanitary: Install sanitary connection from twelve (12) floor drains and ten (10) clean outs. c. Drinking Fountains: Provide drinking fountains as indicated on drawings and as required by code. 6.20 Battery Charging Area: a. Provide two (2) eyewash stations.

b. Provide one (1) floor drain with (1) 24 x 36 acid neutralization basin. c. Provide two (2) hose bibs. 6.30 Maintenance Area a. Provide one (1) eyewash. b. Provide one (1) floor drain. 7.0 FIRE PROTECTION a. Install 2,000 gpm fire pump, ESFR sprinkler system throughout warehouse area. Heads to be located above bar joists. b. Hose Stations: Based on tenant s rack layout, we estimate thirty-five (35) hose stations will be required fed from adjacent systems. c. Shipping Offices: Install chrome semi-recessed sprinklers. d. Main Office: Install chrome semi-recessed sprinklers. e. Aerosol Storage Racks: To install four levels of in-rack and both face and flue for double row racks being supplied by a new riser and change roof system design over this area from ESFR to a.60 gpm density over the most remote 3,000 square feet of floor area, we have estimated 704 in-rack sprinklers. f. Oil Storage Racks: To install four levels of both flue and face sprinklers on four foot centers. Based on one double row rack 160 feet long, 492 sprinklers with a new riser and located within 150 feet from this riser. g. Fire Consultant: Cost to have a fire consultant to go over the fire protection design with the City. Also review sprinkler drawing and calculations based on a maximum of 40 hours. 8.0 ELECTRICAL SERVICE, OUTLETS AND LIGHTING 8.10 Electrical Service: a. Install a 2,400 ampere, 277/480 volt, 3 phase, 4 wire main electrical service. b. Provide 100 amp, 480 volt, 3 phase 3 wire single point feed to conveyor control panel c. Provide single point connection to all warehouse equipment. All warehouse equipment provided by American Stores. As per Section 8.30.

8.20 Lighting: 8.21 Warehouse Areas: Provide lighting in warehouse as follows: a. Repack Area 50 footcandles with 1,000 watt bulbs. b. Open Warehouse and Maintenance Area 30 footcandles with 1,000 watt bulbs. c. Racked Area 30 footcandles with 400 watt bulbs. d. Flammable Storage Area 30 footcandles with 400 watt bulbs. e. Emergency/Exit lighting as per code. 8.22 Office Areas: 2 x 4 lay-in fluorescent lighting, acrylic lens except at private offices, general offices and reception where paracube lenses to be provided. 8.30 Electrical Power Requirements 8.31 Battery Charging: 8.32 Docks: a. Provide (4) 110 convenience outlets in addition to battery charging requirements. b. Battery Charger Power Provide (1) 20 amp feed for paired chargers at each location. a. Provide (1) 110 convenience outlet per four doors. b. Provide power drops for the following equipment (see plans for location), (Provide 15 amp per piece of equipment): 1) Two (2) Double Stretch Wrap Machines. 2) Two (2) Single Stretch Wrap Machines. 3) One (1) Pallet Dispenser. 4) Two (2) Bailers: a) One (1) Cardboard.

b) One (1) Plastic. 5) One (1) Power and Disconnect for trash compactor c. Battery Charger Power Provide (1) 20 amp feed for paired chargers at each location. 8.33 Maintenance Area: a. Provide eight (8) 110 receptacle outlets. b. Provide one (1) welding outlet. c. Provide power for air compressor 25 HP. d. Battery Charger Power Provide (1) 20 amp feed for paired chargers at each location. 8.34 Warehouse Office: 8.35 Office: a. Provide four (4) 110 outlets at counter and two (2) 110 outlets at supervisor cubicle. b. Provide two (2) 20 amp dedicated outlets at printer. a. Lunchroom: b. Office: 1) Provide outlet for each vending machine. 2) Provide (4) 110 outlets at counter. 3) Provide (3) 110 outlets in exit corridor for time clocks (see attached plans) 4) Provide (1) 110 convenience outlet in corridor. 1) Provide (1) 110 outlet at each workstations. 2) Provide (1) 110 outlet on each wall of conference room and general managers office. 3) Provide (4) dedicated 20 amp outlets in computer area.

8.36 Exterior: 9.0 COMMUNICATION AND DATA 4) Provide (2) 110 outlets at counter in kitchen. a. Provide 110 volt junction box for building mounted signage in the following locations: 1) West interior wall at southwest corner +/- 30 A.F.F. 2) South interior wall at southwest corner +/- 30 A.F.F. b. Provide (20) exterior outlets mounted on wall for power unit block heaters: location to be determined. c. Provide power and electric locks for security in the following locations: 1) Employee Entry (card reader). 2) Office Entry (card reader with activation switch located by receptionist). 3) Driver s Room (Door to dock to be activated by Operations Office Area). d. Provide 110 outlet for security cameras in the following locations: 1) Employee Entry. 9.10 Shipping Office Area: 2) One at each corner of the building, located at the elevation of the parapet. a. Communication and Data 9.20 Office Area: 1) Provide (1) telephone and (1) data at each workstation and/or cubical. 2) Provide (1) for hook-up of printer to main office computer area.

Computer Area: 1) Provide empty conduit termination for all data and modem from remote locations, workstations and office. d.
