Damage analysis / Expert report So that construction damage never takes hold again, it is our aim to find individual and customised solutions for your property. Damage analysis Those wanting materially and permanently to repair structural damage must know the causes. So a detailed and comprehensive structural condition analysis forms the basis of any renovation. Using this analysis it is decided which procedures are to be used in order to remove the damage permanently If the significance of this damage analysis is underestimated, there is a danger that the damage will recur after a certain time and the question of renovation will again arise So ISOTEC places particular value on the extensive structural condition analysis and the individualised preparation of a renovation concept for the customer. Here it is important to us to involve you in our renovation concept. Some works cannot be postponed, while others can be allowed a later deadline. We integrate you and your wishes (scope and timeframe) into our planning. Waterproofing procedure Professional waterproofing avoids trouble because waterproofing is the coat of a building. It keeps the building effectively and permanently dry. Whether on the terrace, on the wall or within the brickwork - a secure waterproofing system is indispensible if you wish to protect your home from damp and mould damage. Leaks start off harmlessly because flaking plaster is generally not regarded as dangerous. But the waterproofing is losing its effectiveness and deterioration of the structure is beginning. Peeling plaster on exterior facades In Mallorca, damp rising from the ground frequently presents a problem. Also, fissures in concrete, insufficient insulation or un-coordinated construction materials are often causes of structural damage. When symptoms of damp arise it is not enough simply to wipe them away, paint over mould stains or ventilate musty smells. Renovation is urgently required! Horizontal barrier Depending on the type of damage, different ISOTEC waterproofing procedures are used, for example the so-called dampproof course. The ISOTEC Damp-Proof Course permanently removes horizontally rising damp. This procedure, developed and patented by ISOTEC itself, places bore channels in damp brickwork and injects liquidised special paraffin into the brickwork. There it hardens and forms an approx 15 cm strong, watertight barrier layer, which henceforth prevents any damp. The ISOTEC climate plate guarantees a comfortable indoor climate that makes damp or even mould impossible. Laterally penetrating moisture If cracks through which water can penetrate the building appear in floorboards or in concrete structural components, crack grouting with water-impermeable artificial resin provides a solution. a risk to a house. This laterally penetrating damp can enter the structure from groundwater or seepage water. Here only waterproofing of the exterior walls (exterior waterproofing) helps; this is where the brickwork is exposed, cleaned and coated with a special layer that prevents damp. If the external wall is not accessible, the interior walls can be waterproofed instead (interior waterproofing). A very successful procedure in the field of insulation and thermal insulation of living areas is the use of ISOTEC climate plates. These are mounted onto the waterproofed wall surface and offer double protection: insulation against damp and thermal insulation against heat or cold. Drainage / Damp damage Damp and warmth are ideal breeding grounds for mildew, which appear after only 14 days. Rapid drying of damp walls, floors and insulation should therefore take first priority. This is particularly the case for soaked damp courses lying beneath the screed. Damp cannot dry out by itself there; the massive screed layer over the insulation makes this impossible. the air, which then flows under the screed via the screed seems into any hollows and dries out the damp under the screed in several phases. Mould damage renovation There are many reasons for mould in buildings. Often insufficient or faulty waterproofing against damp is the cause. Characteristic of this are black marks and a musty smell. Mildew in living areas is not something to trifle with but is hazardous to health, provoking allergies and respiratory diseases. As a short-term immediate measure, special air purification devices are deployed that minimise the hazardous mould spores and the musty smell in the room. In order to prevent the dissemination of the spores into unaffected living areas, the affected area is sealed off and dust-proofed from the unaffected areas. Within the framework of the renovation, the mould-affected walls and plaster are removed and the contaminated material disposed of. Then the renovation area is disinfected. Only then can the brickwork be thermally insulated on the inside with ISOTEC climate plates. Mould damage Cases of mould require immediate treatment. Before renovation actually takes place, an exact analysis of the causes of mould is of vital importance as this is a prerequisite for the lasting success of renovation. Insulation / Indoor climate Insufficient thermal insulation costs valuable energy and can lead to condensation and cases of mould. ISOTEC internal insulation raises the thermal insulation properties of the brickwork and prevents the formation of condensation and mould. The indoor climate is determined by a variety of factors, for example by humidity. Our ambient air can hold moisture as humidity only up to the socalled dew point. If further moisture is added and the dew point is exceeded, the humidity is deposited at the coldest point of the room in the form of condensation. Cold points in a room are ceilings and balconies or concrete pillars; structural components that have direct contact with the outside air. So thermal insulation is always recommended on cold structural components. An overview of the advantages: Faulty insulation It supports a healthy living climate and reduces your energy costs. So even in Mallorca, where certainly historically no good insulation has been installed, the older buildings often have insufficient thermal insulation in their exterior walls. In this case only insulating the affected walls with extensive subsequent thermal insulation helps. Here it is irrelevant whether the thermal insulation is effected on the room interior side or on the exterior wall. In both cases, energy needs are reduced and a better indoor climate is created. Water damage repair Water finds its way and often it takes quite a while for water damage to become visible. But this is not the case with pipe damage. Here a great deal of water penetrates a building in a relatively short time. And the younger a building is, the more complex its invisible water supply network. So under floor heating, en-suite bathrooms or saunas require additional pipe work, which raises the damage potential of any possible water damage. Modern screed constructions swim on the floor boards. Damp can reach under the screed unchecked and penetrate the damp course. The massive screed layer over the damp course prevents this moisture from drying out without outside help. Once water has reached inside a wall, beneath screed or under a terrace, quick action is required. This is because microbiological growth of bacteria and mildew in and on the affected construction materials starts after 10 to 14 days. So the moisture content in the affected walls and floors should be reduced again to a normal level as quickly as possible. This is possible using technical drying procedures. This is the only way to avoid cases of mildew and prevent other damage.
