The cold storage facility consists of a double volume steel structural frame warehouse space with steel cladding to the walls and roof frame. The space comprises a specialised cold storage system with automated

racking system, together with specialised foundation flooring designed to cope with excessive temperature variances. On the northern periphery of the cold storage area is the dispatching and receiving area which comprises the loading area, staff restroom and ablution facilities, all of which are climate controlled. Access to the loading area is achieved via two steel roller shutter doors. Extending off the loading area on the northern periphery is the single storey office component comprising partitioned office space with carpeted flooring and aluminium window and door frames, ablution facilities and kitchenette area. Situated off the western periphery of the loading area, is a large paved yard area comprising parking and a truck wash bay area with a small workshop/storage area. There is also a substation located on site. The site improvements comprise a landscaped and brick paved yard area with open parking bays, including 4 shad cloth bays and a 22,000 liter diesel fuel tank and pump. All improvements are enclosed within a pre cast concrete boundary wall with razor tape coping wire fencing, and steel access gates. The GLA amounts to ±1,011.00m 2 Pallet capacity 750 Pallets frozen 250 Pallets chilled Other Features :- The premises has a double receive and dispatch bay There are four auxiliary plug-in points that will accommodate temperature facilitation overnight to ensure controls are maintained; Loading into the facility is by electronic reach truck which has a smart height that can accommodate the 7 to 8 standard pallet configuration heights; The facility has electronic fridge doors which are operated manually or by the reach truck operator; Within the first section of the facility is a chilled environment which comprises a third of the total refrigerated space offered adjacent is a 7 storey upright storage facility; On the left there are roller storage bays that will work on a FIFO concept, each row being able to accommodate 6 pallet placing; Above the fourth height there is a mezzanine for bulk storage. On each level there are roller conveyors that will facilitate individual case loading to electronic conveyors through temperature controlled hatches and onto a three tiered loading conveyor; A pallet inverter is available to convert from Chep to own the pallets and result in a reduction in expenses; The second facility with an electronic sliding door is a replication of the first yet more than twice the size (this can be run at 0 to -25 degrees), the benefit of which, is that it will allow a small staff complement to pick a multitude of consignments simultaneously. All pallet bays may be bar coded and this will allow for even more control by making use of arm attached scanners; The total pallet capacity is 1000: 250 chilled and 750 frozen and can be run 1000 chilled; All loading areas are more than triple volume and have large office facilities adjoining then with large aluminium framed glassed facades; An operator option is to remove the racking and disassemble the electronic conveyor and rollers to facilitate more packing in bulk bins. Security ; The property is security access controlled and has good perimeter walling.
