Standard Inclusions & Exclusions Although we have a fantastic range of 1,2 and 3 bedroom designs, we don t believe in a one size fits all solution. We understand that everyone s needs, property and budget is different and therefore we give each of our customers the opportunity to CHOOSE one of our designs, or work with our team of architects to MODIFY one of our standard designs or CUSTOM design a new Granny Flat to suit your requirements. And the best part is that it doesn t cost you any extra to do this. Option No 1: Duratuff Vinyl Cladding See front façade on Page 8. Vinyl cladding is a durable product designed to maintain a comfortable temperature all year around and to minimise outside noise. It is made of CFC Free Solid foam insulation and is very easy to maintain: it has been tested against a number of climatic conditions by the manufacturers so that it will not rot, peel or crack. It is available in a number of standard colours as shown below.
Option 2: Render This rendering technique has good insulation properties and handles changing climatic conditions through its flexibility (expansion and contraction of the product). This means that this type of render is less likely to crack over time. Painted in your choice of colours. Option No 3: Brick Granny Flat Solutions uses the Boral s Horizon Range of bricks as shown below. If you have another brick option that you would like to use, please bring this to our attention and we will cost it for you. Option 1: Concrete Roof Tiles Your choice of concrete Roof Tiles from CSR Monier Elabana Range. Other tile ranges will be priced upon request. Concrete roof tiles will not rust, warp or corrode. They are thermally insulated and are suitable for water run-off into rain tanks. Bathroom (3 in 1) An 3 in 1 Light Fan and Heater will be installed to the bathroom. Security Sensor Lights For additional security to your property, security sensor lights can be installed.
Flooring Carpet Choice of fade resistant Lennza solution dyed nylon (twisted pile) or the heavy duty Waratah Bay wool / synthetic mix (stylish look pile) carpets from our selection range. Both come in assorted colours and installed with standard underlay. Other types of carpets and underlay will be priced upon request. Nylon Wool / Polyester Mix Tiles Choice of floor tiles from our selection boards for both floors (and bathroom wall & kitchen splashback tiles). Other tiles will be priced upon request. Laminate Timber Choice of 14mm laminate timber flooring from our selection boards. Wardrobes 2 door mirrored or plain aluminium sliding doors with melamine shelves and drawers supplied and installed for each bedroom. Paint External Dulux Weathershield or an equivalent will be used for the eaves and external door. Internal Acrylic Flat Ceiling White (or equivalent) will be used for the ceiling. One Wash n Wear colour will be used for the walls. All doors, skirting and architraves will be painted with a white oil based paint.
