James Watt on the subject of contracting. We will let you have a steam engine at no charge. [ ] We guarantee you that the coal for the machine will cost less than you must currently spend on fodder for the horses. [ ] And all we ask of you is that you give us one third of the money you are saving. James Watt (1736 1819)
Energy contracting in the technical perspective Delivered energies and media Electricity Fuels (natural gas, oil) Water own sources Water (drinking water) = Measurering point Contractor Improvement of energy efficiency in all steps or parts of the process starting from production / conversion into useful energies and their distribution to the customer Useful energies and media e.g. Steam Hot water Cold water Air conditioning Compressed air Light = interface sewage refuse
High efficiency, high levels of availability: energy supply contracting. HOCHTIEF Energy Management (Contractor) Remuneration for effectively used useful energy Client (contracting partner) Optional: Financing Energy procurement and billing Planning Installation Operation Facilities Supply Heat Cooling energy etc. Tenant (s) Locations Cost centers Optional: Billing

HOCHTIEF Energy Management Technical concept Electrical/control technology: Renewal of complete measuring and control systems for the supply systems at the site. Partial renewal of electrical systems Compressed air: Partial renewal of entire compressed air and feed air systems at the factory
Organisational measures Transition from customer staff in accordance with BGB 613a (German Civil Code) Changed the technical department from cost center to a profit center Additional internal benefits (pensions, wages etc.) More responsibility and shorter decision routes Highly trained stuff through continued education Motivated stuff Energy service is our core business
Contracting also means: A fair distribution of risks! Risks born by the contractor HTEM: Efficiency risk (realization of guaranteed savings) Availability risk (liability and insurance) Risk of a prime contractor (investment) Risk of legally compliant operations Risks born by the customer: General price development (end consumer energy, specific working costs etc.) Location risk - Financing (based on customers creditworthiness) - Collateralization
Economic benefits for the client Energy costs 100% 75% 50% 25% Energy costs before the optimization more than 10% energy costs savings for the client Energy costs after the optimization 0%
