Official Plan: VOP 2010 designation: Low-Rise Residential The proposal conforms to the Official Plan Policies. Comments: The Owner is proposing to construct a rear basement addition, a covered and unenclosed rear porch, and to maintain an existing power generator within the side yard with the variances noted above. The Owner has indicated the basement addition is intended for storage purposes. The Development Planning Department has no objection to Variances #1, #2 and #3. The additional coverage is associated with the proposed covered and unenclosed porch (2%), which is considered as non-livable area. The dwelling with the proposed addition (22.4%) is within the maximum allowable coverage of 23% in the R1V Zone. The increased coverage will not negatively impact the streetscape, given the addition is to the rear, and is consistent with previous approvals in the immediate area. The proposed interior side yard setback is also minor and will not impact any abutting properties. The Development Planning Department offers no comment pertaining to the power generator. The Development Planning Department is of the opinion that the proposal is minor in nature, meets the intent of the Zoning By-law, and is desirable for the appropriate development of the land. Recommendation: The Development Planning Department supports the proposal. Condition(s): None. All proposed billboards, signs, and other structures associated with the project or plan must maintain minimum clearances to the existing overhead or underground electrical distribution system as specified by the applicable standards, codes and acts referenced.
