Case Studies QuikTrip had a need for a new regional distribution center specialized for an automated storage and retrieval system (ASRS) operation. Jeff Russell Real Estate Director In-N-Out Burger RIDGE LOGISTICS CENTER Ridge Property Trust, a private industrial REIT, acquired 300 acres in Southern Dallas in 2007 before the economic downturn. After landing a 513,000 square foot build-tosuit with L Oreal in late 2012, Ridge felt timing was right to begin the development and marketing of Ridge Logistics Center. Ridge selected Colliers to market the park and represent Ridge in site sales, build-tosuits and leasing of spec projects based on the team s reputation, experience, and track record in the market plus their focus on companies in logistics and transportation. > Our solution Colliers presented Ridge with a marketing strategy which profiled every industrial project and site available in the Southern Dallas market. This included relevant trends and lease comps which gave Ridge the comprehensive insight they required to differentiate their Logistics Center from one-off developments in this submarket. Colliers even delivered unique signage and high quality marketing materials to showcase the development. > What was the result for the client? Colliers is marketing Ridge Logistics Center locally and nationally for build-tosuits and a soon to be announced spec building, and has positioned the park as the only planned industrial park within the City of Dallas that can house multiple warehouses ranging in size from 500,000 square feet to 1.5 million square feet. FLORIDA DISTRIBUTION CENTER Wachovia took control of the Florida Distribution Center, one million square feet of cold and dry storage in the Sarasota industrial market, at foreclosure for a price of $27 million after the tenant, Winn-Dixie, ceased payments and declared bankruptcy. The building s location outside the bulk distribution corridor, plus its single tenant design, meant it could not be demised to meet the needs of even the largest local tenants. Also, the owners required a less than six month disposition time frame without contingencies for change of use. > Our solution Colliers managed a defined time marketing process, exposing the property to over 11,000 potential purchasers. We provided access to complete property data for potential buyers on a secure website. The deal was coordinated with the servicing bank Wachovia and the legal and property management teams and comprehensive reporting was provided during the sale process. > What was the result for the client? The property went under contract and was sold within three months of the foreclosure. Back up offers were encouraged and marketing continued to assure a timely closing mitigating re-trade risk.
