Tactical BIM Guidelines include: Detailed requirements for object attributes Nomenclature specification COBie milestones and required data BIM Level of Development modeling requirements Model coordination rules Final as-built model requirements (what BIM authoring software should be used) Modeling for FM (tips and tricks) Execution Plan template

Begin with the end in mind. Ask questions. Examples (Plain Language Questions): Q: How do we service Heating Units? A: We replace filters > we need to know filter sizes > add to required attributes A: Compare fan RPM to design specs > need to know design Fan RPM value > add to required attributes A: Need Material Safety Data Sheets (MSDS) for disposal requirements > add as a required document, etc. etc. Use industry standards (COBie, SPie, etc) where possible to reduce costs and ensure continuity. Example: Common Object Library template for a Fan asset type.

Owners should provide detailed tactical BIM Guidelines based on the strategic BIM roadmap. A/E s, FM technology consultants, and Contractors help set up a roadmap if it doesn t exist. A/E/C project team members create a detailed BIM/COBie Execution Plan based on owner s project requirements. Continuously collect and check quality of entered data and documents throughout the project in the appropriate software: EcoDomus PM. Final acceptance of data handover as a COBie spread sheet or, preferably, as a dataset imported into CMMS/CAFM and integrated with EcoDomus FM. Continuous improvement of a Facility Management Program feeds future projects requirements.

Well-structured data should be collected in the most efficient way to be affordable and easily analyzed Use COBie as a process standardization makes the results more affordable Look for scalability ( big data ) and strive for data normalization Reuse information as much as possible Allow data collection methods to fit the available budget Require Quality Control penalize for bad / award for good performance EcoDomus PM Focus Areas

Information Maintenance: Maintaining good data is more difficult than collecting it. Integrations are defined by business workflows (use cases) Interfaces provided per end user readiness (i.e. mobile or web, 3D BIM or point cloud) Functionality of existing FM tools are enhanced by BIM visualization and object attributes/relationship analysis EcoDomus FM Focus Areas Implement new technology and processes gradually, but do not delay it either.

COBie is an open industry standard for collecting and exchanging project data. It enables quick upload of handover data into FM tools (minutes vs. months). Owners learn how to run the facility even before moving in. COBie does not specify what data should be collected. EcoDomus is the leading provider of COBie-compliant software. Where do we start? Define the process: 1. Who provides data (Responsibility Matrix) 2. When data is provided (link to milestones, i.e. DD, CD, etc.) 3. How it is entered (exported from BIM, entered by sub online, by sub in Excel, on ipad, PDF sent, etc.) 4. Who checks/verifies data 5. What data is required 6. What tools are used Etc.

Chillers, Supply Water Temperature, and Fast Recovery Valves

Create a calibrated energy model that would provide a way to compare an ideal, simulated building performance vs. actual performance to identify areas of concern. Energy model is created using BIM and EnergyPlus and integrated into EcoDomus database. Building zones / rooms are sorted based on their performance proximity to the simulated results. The chart below shows simulated values and actual data from sensors.

CMMS application generates a work order. Push notification is sent to ipad Technician opens EcoDomus BIM viewer to find the equipment that needs servicing, and attaches it to the work order. The equipment s corresponding documents are reviewed.
