The package also includes a firm construction price quote from the general contractor. This land and home package offers a simpler and more efficient way for owners to begin enjoying their new home at Caldera Springs. The Timber Trail house plan can be built on Lot 308. PACKAGE PRICING Lot Price:...$180,000 (30 to 45 day closing) Construction Price:... $708,250 (includes plans, engineering, surveying, design fees, brokerage fees, construction costs and landscaping) Land/Home Package Price:... $888,250 At closing, the buyer will pay the lot price in cash. Buyer and contractor will sign a construction agreement for the construction price. Contractor will receive monthly draws from buyer, or from buyer s construction lender. FINANCING Construction financing is available from several local lenders. Prime Lending has pre-approved the plans and the general contractor. Prime Lending has several loan programs available. In most cases, the buyer will need 25% of the total package price as the cash down payment, with the first part of this paid to purchase the lot. Prime Lending uses a two-step process starting with a construction loan to begin the project. Once construction is complete, they will refinance that loan with a new mortgage at the most favorable terms possible. Initial construction loans come with a fixed interest rate.
