Schluter Elementary School MEP Mechanical Systems Information The mechanical systems at Schluter Elementary School is consists of rooftop units (RTUs) and DX/gas split systems manufactured by Carrier. The units were all installed in 2011 and are in good condition. The recommended useful life for DX equipment is 15 years after which it is recommended they be replaced. Electrical Systems Information The electrical systems at Schluter ES consist of panels and transformers manufactured by Square D. The main switchboard is a Square D 3000 amp, 480/277 voltage unit that is in good condition. The electrical panels located around the facility are all 3-phase, equipped with spares, and are in good condition. Electrical distribution equipment typically has a 20 to 30 year useful life, after which, retrofitting, refurbishing, or replacement is necessary to maintain a reliable electrical system. The AC is not working in Electric Room 408, it is exremely hot. Plumbing Systems Information The plumbing systems at Schluter ES consist of wall-mounted low-consumption water closets and urinals manufactured by American Standard with Sloan automatic flush valves. The water closets and urinals are in good condition. The lavatories consist of three person metered washing stations, single basin wash areas with manually-activated hot/cold water features, and American Standard wash stations with Moen metered features. The lavatories overall are in good condition. The electric water coolers in the building are manufactured by Halsey Taylor, in good condition, and are ADA-compliant. The water heaters servicing the campus are manufactured by Lochinvar in 2010. The water heaters range from 50 to 80 gallon units and are in good condition. Two domestic boilers are also located on site and are in good condition. Lighting Information All ballasts are electronic and the standard bulb size is T8 throughout the campus. Wall packs are available around the facility, parking lot lighting is present, and T5HO lighting exists in the gymnasium. Occupancy sensors are located on site. The lighting system is overall in good condition. Fire Alarm Information The fire alarm panel is a Silent Knight IFP 1000 system installed in 2011. Smoke detectors are present in the classrooms and hallways, but are not available in the gym or cafeteria. Strobes and horns are available throughout the campus. The recommended useful lifespan of a fire alarm system is 12 years. Fire Sprinkler System Information Schluter Elementary School is equipped with a fire sprinkler system.
