About the Plant: The plant was built in 1988 of entirely new components. Building was constructed specifically to house the plant. Major components of the plant are four (4) Caterpillar G3516 SITA engines, mated to Caterpillar SR 4 or SR 4B generators rated at 800KW, 480V, 1200A. The plant is designed to run on Natural Gas, two 420 Ton Trane Absorption Chillers, one 630 Ton Trane Centrifugal Chiller, and one Recold chiller unit. All energy is recovered through a system of exhaust and cooling water heat recovery units. The units have wet exhaust systems that capture the exhaust heat, as well as the cooling water heat in a shell and tube heat exchanger (one for each generator). Exhaust gas temperature is approximately 800 F, and block water enters the heat exchanger at 205 F. After the heat exchanger, water enters the two absorption chillers at 230 F. Engine intake water is approximately 200 F after processing through the chillers. The generator turbos (two each) are cooled through a closed cooling loop with a Recold unit as the cooling device, built in approximately 2009. There is an additional generator at the Caterpillar dealership that is rebuildable and available in the sale. The plant is in excellent condition. All four generators operate at a base load of 700KW, though are capable and have run at their 800KW nameplate. All units are operated on a 24/7 basis with very little downtime for anything other than scheduled maintenance. According to the Caterpillar representative, the plant can be slightly enhanced to burn different fuels, including but not limited to landfill gas and shale gas. The building is a 60 x60 x20 steel structure, and all of the equipment fits in more than comfortably. Maintenance History: The units have been maintained in accordance with Caterpillar specifications by full time Caterpillar mechanic from the local Caterpillar dealership. Every 1,000 hours, oil samples are taken to ensure the engines are working according to specifications with wear within parameters set by the manufacturer. Every 2,000 operating hours, Caterpillar changes all oils and filters, and performs a valve bridge and lash adjustment. The units have approximately 165,000 lifetime operating hours, or 7,000 hours per year. The cranks have been turned once, 0.0025 (25 thou). 2

They have been maintained on a full time basis by on site Caterpillar mechanics/operators from the local dealership. Caterpillar s local representatives have full confidence in this plant s long service life ahead. Availability: The plant was still in full time operation through November 20 th, 2011. Rigging was completed by November 31 st, and the equipment, including all switchgear, motor control centers, the DCS system, generators, heat recovery system, and absorption chillers are all in indoor storage in Orange County, CA. All equipment was removed in accordance with Caterpillar and Trane s recommended rigging procedures and stored under each manufacturer s Long Term Storage Plan. All long term storage maintenance plans have been adhered to. Condition Reports: Condition reports are all available upon request. Caterpillar and Trane were both enlisted by IPP to review the operating condition of the system while it was still running, and were hired to preserve the units upon shut down in accordance with manufacturer s specifications. All the units, according to the Caterpillar and Trane authorized service agencies, are in good working condition with significant service life remaining under normal usage.
