River Valley Extension District Crop Leases 2016 Summary Year 5 for the RVED Lease Survey! 201 Lease Surveys were sent to land owners and tenants across the district. We had a 40% return rate. Our goal is to collect and share information, providing a beginning point for landowners and tenants in developing lease agreements in our local district. IA Ciampitti, K-State Univ

Factors that Play into Lease Rates Land Capability Rainfall / Irrigation Capacity Income (commodity prices) Taxes & other production expenses Competition

General Information 11 stated their leased land was above average in quality when compared to the rest of their county, 59 reported their land as average, and 4 stated their land in the lease arrangement was below average quality 49% reported having a written lease and 51% reported their lease is oral Over 60% stated they have leased the land to or from the other party for >11 years Renegotiation of lease 1 yr: 41%; 2 yrs: 3.5%; 3 yrs: 22.5%; 5 yrs: 33% Most tenants/landlords were not related, but 36% do have some sort of relation to the other party Landlords 44% of the time lived out of the county and/or state of the land in the rental agreement 28% use variable rate technology in their farm operation

Fixed Cash Rent Crop Enterprise Average (Rent Per Acre) Minimum Maximum Responses Non-Irrigated Cropland $74.05 $10.50 $130.00 34 Irrigated Cropland $151.25 $90.00 $200.00 4

Flex Rent Flex rent is largely unused in the district. The single report had a $140 base cash rent that flexed only upwards and was determined by close of the December corn board. With flexible cash rents, some desired level of risk sharing between the landowner and tenant can be obtained. Conceptually, flexible cash rents could be based on numerous risk-related factors such as prices, yields, weather, and government factors.

Grazing Cropland Average Average Rate Average Stocking Rate Grazing Rent Per Acre Per Head Per Day (Acres per Animal for # of Days) Corn/Milo Stalks (19 responses) $9.80 $0.23 2.4 acres for 48 days Cover Crops (4 responses) $13.00 No Data 2 acres for 45 days Wheat (2 responses) $13.00 No Data No Data

Custom Work Operation Rate Unit Count Aerial spray $9.50 acre 1 Air seeding $16.50 acre 1 Anhydrous ammonia $13.50 acre 4 Applying dry fertilizer $4.00 acre 1 Baling (large round) $12.17 bale 6 Baling (small square) $1.40 bale 1 Combining $28.00 acre 16 Drilling $14.60 acre 3 Fertilizing $6.25 acre 2 Forage harvesting $120.00 truckload 1 Grain hauling $0.18 bushel 3 No till planting $19.20 acre 6 Planting $15.68 acre 8 Self propelled swather $125.00 hour 1 Spraying $6.20 acre 11 Stacking (small square) $1.30 bale 1 Strip till $12.00 acre 1 Swathing $14.50 acre 2 38% reported that the hire custom work on their farm and 33% reported that they perform custom work for others

Hunting Leases Most often the renter and/or landowner had rights for hunting. Only 12% of those who responded reported that hunting rights were leased out and seven out of the ten said the landowner received the payment for the hunting lease. Rental rates by the acre ranged from $2 to $30 per acre with the average falling at $10.50 per acre. Under Kansas Lease Law, the landowner cannot hunt leased ground without permission from the tenant, unless those rights are retained in a written lease. ttp://www.nwtf.org/nwtf_newsroom/downloads/hunters2_300.jpg IA Ciampitti, K-State Univ
