ROOF SUBSTRATE PREP MANUAL ALDOCOAT Liquid Applied Roof Restoration Systems AFTER BEFORE JULY 2016 1604 N. Main St. Kannapolis, NC 28081 (800) 474-6019 www.aldoproducts.com
ROOF SUBSTRATE PREPARATION Preparation of the roof substrate is the sole responsibility of the ALDOCOAT Approved Applicator. Carefully review and examine substrate to receive liquid applied roof restoration during a site visit. Document this visit with a report and photos. Do not proceed with system application until preparatory work has been completed or until unsatisfactory conditions have been identified, corrected and accepted by Aldo Products Company. All roofs must have positive drainage in accordance with local code requirements and NRCA best roofing practice standards. There should be no ponding water for more than 48 hours after precipitation stops. Identify and cover adjacent surfaces not to receive the reflective roof coating system. Protect rooftop units from overspray if spray application method is used. Follow the ALDOCOAT design guidelines for application instructions and acceptable weather conditions. Substrates must be clean, completely dry, and free of any debris before application of any ALDOCOAT liquid applied products. All roof coating systems and liquid applied membrane products should not be used on heavy-traffic bearing substrates. If rooftop foot traffic is expected, a coating and granule system approved by Aldo Products Company must be used. Refer to design guidelines for details. MOISTURE SURVEY It is the responsibility of the ALDOCOAT Approved Applicator to determine suitability of any substrate to receive a liquid applied roofing system. When a low slope single ply membrane (TPO, PVC, Hypalon) or a smooth/granulated modified bitumen substrate shows areas of ponding water, a third party moisture survey may be required by Aldo Products Company. A survey may involve destructive analysis to verify the suitability of the substrate can be effective. MOISTURE SURVEY POLICY AND PROCEDURE If so required by Aldo Product Company, a third party moisture survey be conducted by the roofing contractor or by an independent inspector approved by Aldo Products Company, Inc. Where the moisture survey shows areas of the roof that are wet, remove and replace all wet areas with new materials. Make typical repairs with original roof technology and follow the appropriate surface preparation steps by roofing material manufacturer. Moisture surveys may include one or all of the following: IR scans, nuclear scans, test/core cuts (destructive analysis), and portable devices used to indicate moisture. Metal substrates typically do not require a moisture scan. REPAIR Inspect and make all necessary repairs to damaged substrates. Refer to the Damaged Substrate Treatment sections below for specific substrate with which you are working. METAL SUBSTRATES AREAS OF CONCERNS Rust Areas Fasteners Open Gaps Seams TREATMENT Severely damaged or rusted seams are to be replaced. Roof panels that are corroded to the point where they have breaches in the metal allowing water penetration into the building, must be replaced with new panels. Light rust areas must be treated to prevent further deterioration on metal panels. Roof surface shall have no more than 20% rust. All fasteners must be retightened, secured, or replaced as necessary. All stripped fasteners must be replaced with new oversized fasteners. All deteriorated fasteners and washers or missing fasteners must be replaced. All fasteners must be fully encapsulated with the ALDOSEAL product listed in the project design guideline. Refer to the TDS for specific application requirements. Seal cracks, joints, penetrations and curbs with appropriate sealant materials as recommended. Repair all seams as needed. Refer to the Design Guideline for specific seam treatment guidance. LOW SLOPE AND SPF SYSTEMS TPO AREAS OF CONCERNS Hypalon or PVC Sprayed Polyurethane Foam EPDM Mineral & Granule Surfaced BUR or Modified Bitumen (SBS & APP) OR Smooth Surfaced BUR or Modified Bitumen (SBS & APP) Concrete Corrugated Transite Panels TREATMENT Any areas where TPO has torn, cracked, and/or buckled must be repaired using like or similar products approved by Aldo Products Company. Any wet insulation must be replaced as part of the roofing repair. Allow at least 48 hours drying time before application of liquid applied products. Any areas where Hypalon or PVC has torn, cracked, and/or buckled must be repaired using like or similar products approved by Aldo Products Company. Any wet insulation must be replaced as part of the roofing repair. Allow at least 48 hours drying time before application of roof coating products. All areas where the polyurethane spray foam (SPF) is exposed or has degraded must be removed, allowed to dry and re- foamed to bring substrate to a smooth, workable surface. Any areas where foam has become wet must be removed and re-foamed. All new SPF product for repair must be purchased from Aldo Products Company, Inc. Any areas where EPDM has torn, cracked, and/or buckled must be repaired using similar products. Any wet insulation must be replaced as part of the roofing repair. Any areas where BUR or MB has blistered, buckled, is wet and/or otherwise damaged must be removed and repaired using similar products approved by Aldo Products Company. New BUR or MB repair materials must be allowed at least 30 days to weather before applying roof coating products. All areas where BUR or MB substrate surface has significantly craze cracked (gaps 1/16" or greater in width and/or depth) must be repaired using the ALDOSEAL product in the design guideline to bring the substrate to a smooth, workable surface. Allow at least 24 hours to dry. Areas with thicker applications may require additional drying time. All large or excessive gaps (greater than 1/4") shall be repaired using high-quality concrete grout. Grout must fully cure before application of the liquid applied roofing system. Areas of ponding water to receive a fabric fully reinforced roof coating system. Refer to the Design Guideline for instructions. Asbestos transite panels are not eligible. July 2016 Page 4 of 6
CLEAN VERY IMPORTANT FOR SYSTEM SUCCESS! PROCESS General Surface Prep Pressure Washing TREATMENT Clean all surfaces to receive waterproofing. Remove all dirt, dust, loose and flaking particles, grease, oil, pollution fallout, and other contaminants that may interfere with proper adhesion. Use of a pressure washer for cleaning and surface preparation is required. Additional cleaning using a bristle broom may be necessary to achieve a thoroughly cleaned surface When encountering roof substrates that have living organisms such as algae, mold or fungus, a bleach solution shall be used to kill and remove these organisms during the roof cleaning. Substrate must be pressure-washed with water and/or approved cleaner. (TSP for metal) A minimum working pressure of 3,000 psi is to be used to remove all dirt, dust, chalking and waste products (oil, oil- based roof cements, solvents, grease, animal fats, etc.). Care should be taken not to damage the roof surface or inject water into the substrate or building during washing. Allow at least 24 hours for complete drying of roof after the cleaning process. Do not proceed until surface is completely dry, including dew. ADHESION TEST When roof coating adhesion to substrate is in question, an adhesion test is required by Aldo Products Company, Inc. It is the sole responsibility of the ALDOCOAT Approved Applicator to determine the suitability prior to the installation of a roof coating system, regardless whether priming is required or not. When adhesion tests are conducted: Approved Applicator to contact Aldo Products Technical Services Department (800-474-6019) to request adhesion test instructions and kit. Test patches shall be labeled and photographed to document adhesion results for your records. Installer can consult with Aldo Products Technical Services Department (800-474-6019) concerning all adhesion test results. July 2016 Page 5 of 6
