INTRODUCTION WHAT DOES BEING A CLUTTONS GRADUATE MEAN? We are proud to have some of the best graduates within the industry working with us across our global business. Becoming a qualified chartered surveyor is a big part of your early career, and whilst we recognise the importance of supporting and guiding you to this stage, we also strive to develop your business skills, and provide you with work experience that will be invaluable to you throughout your chosen career pathway. As a Cluttons graduate, we have high expectations of you in both your day to day work, and your professional studies. Whilst this is your career, for which you need to take ownership, we provide full support and guidance to you, initially in becoming chartered, and then beyond as you develop your career as far as you wish. Details of this support and guidance are set out in this document. I d like personally to welcome you to the Cluttons graduate scheme, and wish you all the best for a long and successful career with us. I look forward to following your progress. 1. APC SUPPORT AND TRAINING As set out in Steve s introduction, we will support you throughout your chosen pathway in a variety of ways, starting with the period that leads to you gaining your APC and becoming a Chartered Member of the RICS. These are set out below. 1.1 ASSESSMENT OF PROFESSIONAL COMPETENCE (APC) APC success Cluttons has a structured graduate study programme that starts with an induction to your APC pathway, provides periodic training courses, and ends with mock interviews in preparation for your final assessment. The programme is supported by APC success, an external partner of Cluttons, who have extensive experience of supporting graduates through to successful completion of their APC and beyond, through a holistic approach to the career development of graduates. The structured graduate study programme is set out in Appendix 1. 1.2 COUNSELLORS AND SUPERVISORS When you join Cluttons graduate programme, you will be assigned a Counsellor and a Supervisor, both of whom work at Cluttons. The purpose of these two roles are set out below: Counsellor A Counsellor is there to provide assistance with the selection of competencies, and to provide guidance and support at this early stage of the process. The Counsellor will review documentation with both the candidate and their Supervisor on a 6 monthly basis. Their role is to ensure the candidate (alongside the Supervisor) is receiving the relevant experience to successfully achieve the required levels within their competencies. This will be someone who has 5 years+ experience, and is familiar with the end to end process from a senior level. It is solely at the discretion of the Counsellor to authorise the entry to, and sitting of, the APC. Should the Counsellor believe that you are not ready for your assessment then you will not be signed off to attend at that time. Supervisor A Supervisor is there to help the candidate with both the enrolment process and selection of appropriate competencies. The Supervisor will review the candidate s 5

progress/paperwork (logbook and diary), and assess the relevant competencies gained on a 3 monthly basis. The Supervisor will also support the candidate with their case study, and provide guidance where necessary. This is usually a Cluttons colleague who has passed their APC in the last 3 years, and spends a significant amount of time with the candidate throughout their day to day working life. Counsellors and Supervisors are in their role because of their commitment and passion for the development of graduates within our industry. Both Counsellors and Supervisors receive development to assist them in their respective roles as part of our graduate support programme, to ensure you receive maximum benefit from their guidance. 1.3 STUDY LEAVE As part of this programme, you are awarded five independent study days. These days must be used during the 6 months prior to your final assessment in order to gain the maximum advantage. It is recommended you discuss with your Supervisor when you take these days and what you focus on. All study days should be booked in line with the Cluttons absence injury and disability policy, ensuring your line manager can release you from your work schedule. 6

2. BUSINESS SKILLS Providing you with support in order that you achieve the required level of competencies to become a chartered surveyor is not the only development you will receive as you embark on your career. Cluttons provides its employees with learning and development opportunities through a variety of methods. As part of your development, you will be guided as to what is felt to be the most beneficial business skills to develop. You will be responsible for organising your attendance at any such training sessions, in conjunction with your line manager, in order to take into consideration your work delivery. 7

3. BECOMING A MEMBER OF THE RICS If you are not already so, you are required to become a member of the RICS, and to register as an APC candidate. It is your responsibility to organise this and can be done by logging onto their website: http://www.rics.org/uk/join/member-mrics As part of becoming an APC candidate, you will require agreed sponsorship from Cluttons. This will be arranged by the Cluttons HR team within your region, Middle East or UK. 3.1 STUDY AGREEMENT There are numerous routes to becoming a Chartered member of the RICS, and the most traditional route followed at Cluttons is via the Assessment of Professional Competence (APC). For this route, you will have included with your contract of employment, a study agreement clause as set out below: The Royal Institution of Chartered Surveyors and the Assessment of Professional Competence (APC) You will be expected to enrol as an APC candidate of the Royal Institution of Chartered Surveyors (RICS), and to complete the Assessment of Professional Competence (APC). All subscriptions to the Institution, and the fees in connection with the APC, will be met by the Firm. We undertake to provide the necessary experience to cover the requirements of the APC, however, this will have regard to the actual workflow in the office. We anticipate that you will be ready to take the APC within 2.5 years of joining us, varying upon your personal professional experience. If you are unsuccessful at your first attempt, you will be expected to re-sit at the next opportunity, as it is the Firm s practice to only employ qualified chartered surveyors. All sittings are, however, subject to the agreement of your Counsellor (refer 1.2 above). Repayment of study costs upon resignation Should you resign from your position within Cluttons during study, and up to 24 months post-qualification, you will be liable to reimburse the Firm its costs on a sliding scale. Once studying has commenced, the following conditions apply should you leave Cluttons, or the course, of your own volition (or as a result of termination of employment by the Firm after implementation of the disciplinary procedures). Illness, or other mitigating circumstances outside your control, which 8

prevent you from completing the course, would not be considered as being of your own volition. Withdrawal from the course, or study, before full qualification has been attained (includes non-completion within the agreed timescale): 100% of the costs paid by the Firm to date. Upon leaving the Firm before full qualification is attained (not just the most recent module): 100% of the costs paid by the Firm to date. Upon leaving the Firm within 12 months of full qualification: 100% of the costs paid by the Firm to date. In the event of any of the above conditions being applicable, Cluttons will recoup any monies owing via a single deduction from your next, or final, salary payment. In the event of the amount being greater than the next or final salary payment, or if you wish to repay by some other means, the repayment must be made at least one week prior to departure from the Firm, or within a reasonable timescale as agreed. Surveying positions upon qualification In the months leading up to your APC we will discuss with you suitable positions upon your qualifying as a surveyor. Upon leaving the Firm between 12 to 24 months of full qualification: 50% of the costs paid by the Firm to date. For the avoidance of doubt, the qualification date is defined as the date you receive your results. 9

4. THE CLUTTONS GRADUATE MANAGEMENT GROUP Cluttons graduates are extremely important to the future of our business, and as such a large investment, both monetary and time, is made in every graduate. There are so many elements involved in our graduate scheme that the business has a dedicated Cluttons Graduate Management Group ( CGMG ). The CGMG is made up of Counsellors, Supervisors, HR, Senior Managers and is chaired by Julian Briant (Equity Partner). They meet once a quarter to discuss the progress of the Graduates, the requirements of the business in regard to its Graduates and any industry updates that may affect the Cluttons graduate programme. 10

5. POST QUALIFICATION Congratulations will be most forthcoming upon you gaining your APC and becoming a Chartered member of the Royal Institution of Chartered Surveyors. At this time, we give you time to celebrate your success and the hard work you have applied over the last couple of years. But this is now the exciting next step in planning your career. To provide further support to you at this next stage of your career at Cluttons, we will arrange a meeting between you, your line manager and a member of the HR team to discuss and review your current objectives, to ensure that they are in line with your current work and experience, and to support your Personal Development Plan. 13

APPENDIX Each of these training days are granted in addition to your study and exam leave 1 APC INDUCTION As you commence your studies, you will attend a half day course. This will be combined with your induction with Cluttons. The purpose of the induction is to ensure that you are well briefed and focused at the start of your career with Cluttons, and fully understand what is expected of you, and what you can expect in the form of assistance. This helps reiterate that this is your own APC, and the experience should not be a stressful one that hinders your day to day work. 2 12 MONTHS BEFORE YOUR FINAL ASSESSMENT You will attend a one day course to ensure that you are progressing as well as you should, and need to be. This will enable you and us to know where additional input may be required and whether, for example, you have selected the most appropriate competencies and are receiving the most beneficial on-going training. 3 4 MONTHS BEFORE YOUR FINAL ASSESSMENT You will attend a one day course which ensures that you can complete your written submission effectively. At this point we make a sense check on what competencies you have selected, and begin to advise on revision planning. 14

4 MOCK APC INTERVIEWS You will benefit enormously from constructive feedback, as well as having an opportunity to practise under exam conditions. Therefore, you will attend a mock APC interview with APC success and mock assessors from within Cluttons. 5 REVISION COURSE PRIOR TO FINAL ASSESSMENT This is a two* day course post-submission of your written material that provides coaching and advice on essential topics, and ensures that you are able to be prepared for the APC. You will be provided with full, up to date revision materials and further topical issues updates will be provided closer to the Assessment. (*1 of which is appropriate for Building Surveyor pathway candidates) 6 MENTORING AS AND WHEN REQUIRED From time to time you may find it helpful to gain advice from someone outside of Cluttons. If it is felt by your Counsellor and/or Supervisor that there is a need for you to receive some independent counselling, this will be organised between Cluttons and APC success as appropriate. 15
