Facilities Council Minutes October 4, 2016 Building I, Room I-202 3:00 p.m./3:05 pm Attendees: Melinda Merrell, Barry Baker, Mark Daniels, Mike Biell, Dave Parker, Mark White, Jose Perdomo, Doug Medbury, Michelle Iko, Greg Snider, and Michelle Canzano Absent: Matt Vielbig MINUTES 1. Welcome Melinda a. Opened meeting at 3:05 pm 2. Master Plan Update Melinda a. MasterPlan is completed and being submitted for finalization. b. A link will come later this month c. Right now funding is limited. 3. K-Complex Update Barry a. K-3 has been turned over. b. Autobody became the more involved renovation. Revised turnover date of K1 is now at the end of October. c. A water line for vending can be added to the lobby. 4. Campus Project Updates Barry a. See Barry s Report b. The stair request from Monroe down into the Staff Parking lot does not have a Cost Benefit to the College in light of the Budget constraints this year. c. Melinda will follow up with the President. d. OCR Review has started. May be able to use Minor Repairs dollars to address items if needed. 5. Arts on Campus Doug a. Funding has been suspended for this year, due to the budget. b. Liz has decided to step off the Council. c. There has been a change in size on the base for the art piece for the Automotive Complex. The design is representative of a Hood Ornament. d. Concerns about the location and its encroachment of the Roll up door. e. Maybe a different location can be found that is more appropriate and allow for more visual 6. Annual Planning Melinda a. We did not get the Grant. b. We don t have an extra carryover money so furniture is on hold for now. c. We will approve this plan next meeting. 7. Other Business Members a. Building C Furniture Location i. A concern was brought up about students plugging in their Facilities Council Page 1
electronic devices and draping them across the walk way. ii. Is it possible that the tables can be moved to the other side of the walkway or power be installed on the window side of the hall? iii. Mark, Barry, Mark W, and Michelle will take a look and see what the options might be. b. Foundation Recognition Wall Location i. The Foundation has requested to move the two Recognition plaques to the Southwest wall outside of Enrollment Services. ii. The concerns with this location are the doors and the tables and frequency of use of those tables. iii. Think of other options. FACILITIES/GROUNDS PROJECTS October, 2016 Current Projects: Automotive Complex Renovation- Design K3 is complete and now occupied. K1 and K4 are being renovated. K1 is scheduled for partial occupancy at the end of the month. In the meantime, Autobody is being housed in A-25. The contractor is hoping to have the whole project done early, by the end of December... Court House occupancy- currently being used by Center of Construction Excellence, catering groups, and Roofer s Apprenticeship; UPDATE: Roof repairs completed, stucco on front completed, painting Bldg. Exterior completed. Sign over front door is installed. Classes cannot repair the remainder of the stucco on the back of the building. Facilities Master Planning In Progress. Final Draft being reviewed by the college at this time, and should be circulated for Board approval in the coming weeks. Signage Upgrade exterior signs on campus to be replaced with new signs, with the goal of updating the look and in keeping with institutional branding initiatives. Scheduled for installation over the summer, in time for RTC s 75 th anniversary celebrations in the fall. Low bid was below architect s estimate. All alternates have been selected for inclusion in the project. A job order contracting contractor will be performing demolition and new footings. Update: Completed. Compressor replacement at MTech engineer has recommended a compressor which is 1½ the capacity of the current compressor but the instructor insists that it will not be large enough. Update: Larger compressor purchased along with drier. Awaiting a student noncontact day to install Bldgs. E and F Masonry Restoration Receiving cost proposals for various stages of restoration, including fixing leaks, adding elastomeric coating to waterproof brick, repointing mortar joints, cleaning existing brickwork, and sealing. Project has been re-classified as a minor capital repair project and is now in design, with a projected completion date before the rainy season. Update: Project went out to bid but received only one bid. It will be re-bid this week with a reduced scope. Upcoming Projects: Minor Program Capital Improvements, - The college has applied for funding for the minor capital improvement project for next biennium- starting July of 2017 and it is to be campus restroom upgrades for those restrooms on campus most in need of renovation. Bldg. J Roof Replacement Summer 2017 Capital repair project. College will move funds be appropriated to K Complex Roof Replacements Facilities Condition Survey for 2015-17 biennium, completed, and over $2 mil. in deficiencies were identified. Report is currently on the SBCTC website. ADA Review campus wide review of ADA accommodations by the Office of Civil Rights; Required Modifications and accommodations customarily result from this review. Scheduled for October. A correction list from another CTC that was reviewed two years ago illuminates the things they will be looking for. Update: Review process starts next week. J 303 move lab from J 315 elec. and data to be supplied for approx. 22 drafting tables, and construct wall with door for larger common room. Proposals have been submitted and awaiting Administrative approval to proceed. Update: Completed. A 25 to be remodeled as temp. Autobody Shop electrical and exhaust for welding stations, and compressed air system hook-up. Contractor is submitting cost proposal for Welding Booth exhaust. One price has been received and the college is awaiting a cost proposal from a second contractor. South Campus Cooling Tower- minor repairs, received estimate and will schedule work shortly. Eco-Lawn- recommended by Landscape Architect for the Master Plan. Barry did a site visit to a recent installation of the eco-lawn and has photographs to share, welcoming feedback and Facilities Council Page 4
recommendations for suitability for use at RTC south end lawns. Barry has visited an installation at a Seattle U., and photographed the lawn. Aerospace move to A-25, January 2017 Facilities Council Page 5
